We spent four nights in Linda’s apartment and couldn’t have been happier with our choice. It is exactly as advertised and we found it to be clean, quiet and in the perfect location. Everywhere we went, it was less than a 15 minute walk away. Tomasso, one of Linda’s property managers, met us at the train station and escorted us back to the apartment and explained all we needed to know about the apartment and Enrica was always available to answer any question we may have. Linda had already provided us with very detailed and helpful information related to local restaurants and attractions and we found her recommendations (we tried 3 restaurants) to be right on the money. Despite it being January, we couldn’t resist sitting out on the balcony, overlooking the canal, having a glass of wine and enjoying the afternoon sun. There is a grocery store 2 minutes away as well as everything else you may need. We had a wonderful stay and, just for the record, January is a great time to visit Venice with all the charm but without the crowds.

This property is so lovely and the location is perfect. The balcony and view of the canal truly make it special. There’s a grocery store around the corner so getting fresh food is simple. We loved being in Venice in December! It’s off season for tourist so there weren’t any crowds or lines. The temperature was in the 50’s which was pleasant, and there weren’t any water issues so we didn’t need boots. A one word description would be “PERFECT”!

First of all, the apartment was a very large size compared to others. 2 bed and 2 bath with a nice sized kitchen. Tomasso helped us up the stairs with our luggage and was very helpful with some neighborhood hot spots as well as the best way to get to the airport. The apartment was very clean although I would recommend to close the windows if they are open upon your arrival because the mosquitoes will get in. The best part was Enrica who was extremely helpful and even booked our taxi from the apartment to the airport. Very nice stay and very helpful staff. 100% recommend.

This property is just as adorable as the pictures show. the balcony is beautiful and everything in the unit was in great condition. The property manager was helpful and responsive and the person who met us to let us in was amazing!

We were generally happy but I’d caution summer renters that the A/C does not reach the second bedroom well. The balcony was lovely and the owner did a great job outlining dining options. We also appreciated the washer access. At the last minute the property manager sent someone to meet us at the train which was well intended, but I felt pressured to then use a water taxi instead of the vaporetto we had planned. I requested advice on water taxi vendors for an early am departure did not get a timely reply.

This is a lovely spacious apartment in a quiet yet central location in Venice. There was plenty of room for our party of four, and we really appreciated the comfortable bedrooms with baths (one with laundry), the well stocked kitchen, and the great living and dining areas. We were very comfortable, and everything -- including a grocery store, and vaporetto stop -- was in easy walking distance.
One of the things we appreciated the most was the balcony. The apartment is situated at the cross road of two canals, and we had the most fun watching the traffic below. It was fascinating to sit on the balcony with our morning coffee or evening wine and watch the movement of city where everything is done by boat.
It was super easy to meet up with the local host who showed us to the apartment, making for a painless check in. Communication was always prompt and helpful, and I would highly recommend staying here!

The owner Linda was outstanding. Anything you could think of, she would promptly provide an answer. Anything you didn’t think of was provided in her pdf attachment. Restaurants, sites, etc. Great location and a water taxi can take you practically to the front door from the airport. Inside the apartment was just as described. We had a wonderful few days.

Superb apartment and beautifully appointed. Location is ideal and communication with Linda and Enrica was faultless. Away from the crowds of San Marco and only a short 10 min walk to the train station. As a family of 5 we had traveled in Italy for a month and this was the nicest accommodation. Would not hesitate to stay here again.

We really enjoyed our stay in Venice. We had some communication issues with the property manager,. but I think that was our fault. We loved the balcony overlooking the canals. The location is very close to the Frari church, a grocery store and some excellent restaurants which we took full advantage of. There is a spot for the water taxis to load/unload just a couple of minutes walk away. Would love to stay here again if we make it back to Venice.

The communication with the property manager was excellent. The place was charming with great views of the canal. The manager even assisted us with transportation to the bus station to get our bus to the cruise ship terminal in Ravennah.

The apartment in Venice is fantastic - overlooking a canal with a lovely balcony.
Great location as the Rialto and San Marco are both walking distance.
The comments about the stairs are true, but should not be a deterrent. Once you get up there it is worth it. Thank God for Tomasso, helped with the heavy lifting.

Very well furnished and fitted apartment in the heart of Venice. It was so handy to have a boat stop only a 4 minute walk and a shop a 1 minute walk away.
The kitchen is equipped with anything one may need- oil, vinegar etc, and the local agent was very responsive when the water was turned off for a short time.
Air conditioning was a life saver, but I would say to beware of mosquitoes- especially in summer: repellent provided.

We had an excellent stay here. The location was great for us. We loved being on the outskirts of Venice and exploring the streets. Owner & property managers were very helpful. Easy check-in & out. One piece of advice - in the summer it gets very hot in Venice and with only one AC unit in the entryway we had to keep our bedroom doors open and make use of the fans the owner provided to stay cool.

This beautiful apartment was ideal for our family of 4. Exactly as shown in the pictures, everything is within walking distance. Close to restaurants, a grocery store and San Toma station. Lots of great dining and shopping recommendations from Linda and Enrica. Thank you for sharing your Venice with us!

The location of the property was perfect! On the water and perfectly located close to, but not too close, to everything. It was quite and a very short walk to the grocery store, restaurants, coffee shops, etc. The property itself was perfect for our family and had everything we needed. There are quite a few stairs to get to the apartment, so just be aware if stairs and carrying your luggage up/down the stairs is an issue for you.

Two couples stayed three nights in May. Communication with owner and property managers was excellent. Met us at the train station so we would not get lost and showed us around the apartment. The apartment itself is just beautiful with a roomy sitting room, large and well stocked kitchen, and awesome balcony overlooking two small canals. The main bedroom felt luxurious. The place is centrally located. No elevator so be prepared to climb stairs to the third floor. Really excellent place and highly recommend!

The apartment in Venice is fantastic - overlooking a canal with a lovely balcony. The owner's representative met us promptly on arrival and check-in was easy. The apartment is clean and well kept. The owner even quickly replaced the broken washing machine just prior to our arrival which was a plus!
Just an FYI - the apartment is on the 3rd floor and there is no elevator. Does not take anything away from the place, but may be an issue for anyone who may have trouble with a lot of stairs.

Wonderful stay during Carnival. The apartment was located off a quiet street yet close enough for dinner and night life. Enrica the property manager was responsive to our questions and Tommaso was patient while trying to find us from the water taxi. Would definitely recommend.

This apartment was perfectly located. Easy to get to by water taxi from the train station or a short 15min walk. Situated in a quiet street but only a short walk to many cafes, shops & restaurants as well as the main tourist sites. The balcony over the canal made for some lovely evenings enjoying a glass of wine listening to the sounds of Venice all around. The apartment itself was beautifully decorated and very comfortable. Would definitely recommend this apartment if you want to immerse yourself in Venice and feel like a local!

We enjoyed our short stay at this lovely apartment. It was perfect for the 3 of us. Enrica, the hostess, was very helpful.
I wish the weather had been warmer to sit out on our little balcony to watch the canal activity. The location was good, we were able to walk everywhere and enjoy all the sights. It was especially nice to have the little grocery store, and restaurants right around the corner from us.

Beautiful property. Furnished tastefully. The balcony is amazing with the view of a canal. Loved watching all the activity on the canal. Convenient to market and restaurants. The local hosts were helpful. Only downside was lots of stairs!

This is a fantastic place. We immediately fell in love with the balcony, sitting three levels above the canal. Sipping on a Prosecco we watched the busy canal life below. An easy walk to many of the places we wanted to visit, a grocery store around the corner, and yet very quietly located. Paradise. We hope to be back.

The apartment's location is perfect. Close to a vapporetto stop, great local restaurants,wonderful balcony for morning coffee and evening aperol spritz. Clear instructions for all appliances. As stated in the listing there are flights of stairs up to the apartment but four 75 year olds felt the climb well worth it.

I have stayed in condos all over the world and this was one of my favorite. The appliances all worked, the kitchen and bathroom were well stocked. The location was AMAZING, in a small local area with a grocery store, small shops and restaurants right around the corner. We all commented how much the neighborhood cafe and store made the vacation charming for us. The communication with the owner was spot on. The recommendations she left for food and sights were outstanding. Sometimes we would fall into a particularly good local restaurant, only to find out, it was already on her list. Check-in was easy. The space was clean and updated. View from the small balcony was delightful. We will absolutely stay here again!

The apartment is equipped with everything you can imagine and nicely decorated too. There are two bathrooms, a fully equipped separate kitchen and dining room, fans air conditioning, comfortable beds, and even a living room area! The location is the best, the grocer, Pizza restaurant all amazing and literally steps away, not to mention some very nice boutiques of splendid shops, including a jewelry store right out the door! The balcony over the canal makes for the best place to enjoy pizza and a glass of wine at sunset for 2. It is quiet, romantic and really the ideal place to get away from the crowds after walking the enchanting city of Venice. The service we received was that of a private concierge service, Enrica, who was there to secure transfers, dinner recommendations, and the services of the best guide in town: Leonarda! It was fabulous and definitely will be recommending this to anyone considering Venice as a destination.

Great Location in Venice
Really convenient location - not in the super busy parts of Venice but a short walk to St. Marcos and other more popular areas. Several good restaurants within 5-10 minute walk. The space itself is nice - we had 2 teens who could have their own bedrooms, and the balcony was great for morning coffees or evening nightcaps. Would book again in a heartbeat.

The location of this property is superb, in a quiet neighborhood with easy access to the key sites of Venice. The apartment was immaculate when we arrived and includes a very well stocked kitchen. We received good recommendations for restaurants. Unfortunately, the air conditioner failed the day we arrived, and we were not able to get assistance with repair during our stay. We received a modest refund following our departure.

Just the view from the balcony alone is worth booking this place. It’s very spacious, could easily fit a family of 6-8. Hosts were very kind and helpful. Location is GREAT, walking distance to just about everything Venice has to offer. Yet living in this apartment you feel more like a local, and less like a tourist. Overall highly recommend this place! It made my first time in Venice truly MAGICAL! Thanks guys!

The property was clean, in a terrific location, and comfortable for our family. We enjoyed eating breakfast on the balcony overlooking the canal. The A/C was welcomed as the temperatures were quite high during our visit. The kitchen is well stocked. Communication with the property owner and the property hosts was excellent.

Beyond Beautiful
We have stayed in many rental apartments around the world and this was simply one of the best! The communication with the owner and manager was always quick, accurate and friendly. The apartment was crystal clean. The description of the unit was very accurate. The space was perfect for a family of 4. The apartment was quiet at night. The beds were comfortable. The location was perfect. Yes, there are many steps up the unit but the view is so worth it. The only small nit was the apartment was very hot when we first arrived but closing off some of the rooms and keeping the mini-split ac on the apartment cooled down comfortably for the entirely of our stay (we were there in June). There is only a small mini fridge in the kitchen but that was adequate for our needs. The unit has plenty of glasses, utensils, extra pillows, etc. It was very thoughtfully decorated and had everything you would need. The view from the balcony is just unbelievable. We will definitely return to this apartment. Thank you!
Venice is more beautiful than you even imagine and is worth more time than most people give it. Enjoy!

Very nice apartment along the canal
Great apartment layout suitable for a family or up to three couples. Nice balcony overlooking the canal. Tommaso was very nice and helped us get settled. The property is situated right in the middle of Venice - a 10 minute walk to the Rialto bridge and a 15-20 minute walk to St. Mark's square.
