The waves of Jamestown is nothing short of 5 stars. Betsy is a phenomenal host and her place is beautiful and clean. She gave us a warm welcome and was very attentive throughout the duration of our stay. We enjoyed taking her little red wagon on walks to the beach, park, grocery market, and to a local pizzeria. She gave us excellent recommendations for local eateries and places to explore. With a toddler and a newborn we are a bit noisy and Betsy did not complain once. She was both gracious and generous with us. She even let my daughter feed her koi fish! I would definitely choose to stay here again.

Perfect location, so close to anywhere from Narragansett to Newport and even Providence.The apartment was spacious and inviting, not to mention the beautiful water view from the living room! Lots of nice extras you wouldn't have expected in a fully equipped kitchen! Besty is a welcoming host, we would love to return for another visit!

Perfect New England getaway!! Fabulous host, tastefully decorated, fully equipped apartment, lovely garden and well maintained back yard. A lovely view of the water to remind you of where you are staying.

This property is located in a cute and very quiet neighborhood. A little beach is just down the road and there is also a small grocery store nearby. It will be helpful for you to know that the access to this apartment is up a long indoor staircase to the 2nd floor above the garage. We loved the antique wood furniture which is simply gorgeous and the beach/nautical decor is a delight. The host is also an artist and you will enjoy her paintings which adorn the walls...so beautiful. Since this apartment is attached to the main house, you will sometimes hear the owners on the other side of the wall, walking about and opening and closing doors. If you retire late and are up early, this should not be a problem for you--including the garage door noise--which all of this is minor. It is a spacious home, the beds are comfortable, the host is very kind, and the kitchen is nice. The kitchen is fully stocked with every type of cookware, bakeware, dishes, glassware, and flatware you need. If there were improvements we could kindly suggest, it would be with Spring cleaning the baseboards and steam cleaning the red loveseat upholstery (or getting a new loveseat cover), and getting new cushions for the bar stools. Also, upgrading some of the bedding (blankets), and upgrading some of kitchen skillets and cooking utensils would be a nice touch. Should you have any issues during your stay, the host is very responsive to correct your situation. She is gracious and we appreciated the hospitality.

We had an amazing stay at the Waves Carriage house! I was there with my husband and daughters (ages 3 and 11 months) and the house was perfect for us. It's beautiful, clean, full of all amenities you could need, and the view and sunsets were gorgeous. Betsy even had a highchair for us! The location could not be better. We were able to walk to downtown, restaurants, the beach, the harbor, and even the playground. And Betsy could not have been a better host. She was so helpful, accommodating, and friendly. I will definitely stay here again!

This is a beautifully appointed property in a perfect location. Jamestown is a quiet but beautiful area to stay with easy access to Newport. The apartment is well stocked, which is such a plus. The property owner, Betsy, is very communicative and makes herself available. Would definitely stay here again!

My daughter and I had a lovely time in Jamestown and it was highlighted by the beautiful home Betsy has created and maintained. It was the best appointed rental we’ve ever stayed in. Plenty of kitchen supplies and laundry supplies, beach chairs and not to mention a giant blueberry bush (which was in season) and we were encouraged to pick from! Betsy’s hospitality was perfect. Completely responsive and friendly! I can’t recommend enough and we hope to be back!

Perfect stay to enjoy the beauty of several areas of Rhode Island
I love Newport RI, but I am very glad while searching for a place to stay that this rental caught my eye. Jamestown is a great little island itself to enjoy picturesque views by the water, and the location is great; cross one bridge to enjoy all Newport has to offer, cross another to enjoy Narragansett. We were so pleased when we walked into this home, it was tastefully decorated, clean, welcoming! I was amazed by all the amenities supplied by the homeowner! The home is just half a mile from a choice of restaurants and a convenience store and also just about 3 miles from Rt 138. My friends and I agree we would all return to this fabulous rental! Thank you for the stay!

Lovely sun filled apartment
This apartment has everything needed for a carefree stay in easy walking distance to Jamestown village, grocery store and quiet protected beach. Would definitely stay again when up this way. Very relaxing. Especially loved the sunsets as well as morning light in the bright and airy Living / Kitchen area.

Birthday fun
We had a great time during our long weekend in Jamestown with our 4 year old son for his birthday. We took the high speed ferry to Block Island (it was a thrill ride due to windy conditions, queasy should avoid and take the regular ferry) for tandem bike riding (oh the hills!), enjoyed the lawn at the Breakers in Newport and spent evenings at the wonderful playground in Jamestown. Jamestown is a very special place. I'm so glad we had the chance to experience it and the lodgings were perfect for our needs.

Our hostess provided everything you could need for a relaxing get away from flowers out of her amazing garden to zip lick bags. Cozy,comfortable beautiful decor sincerely felt like a house guest.

Great location and great space!
My wife and I stayed here with our young son. The carriage house is very clean and is very good size. The apartment is very well equipped and comfortable. The location is perfect, just a few blocks from the ocean and downtown Newport is just a short drive. Thanks again Betsy for a great stay!

Betsy is a wonderful host, had a great experience renting from her. The house is spacious and has a great kitchen and living room space. Close to Newport (about 15 min drive over toll bridge), also just a few blocks from the ocean and a walking path in Jamestown.

Lovely
We highly recommend this rental. Three of us stayed for a few nights and were quite comfortable. The apartment is beautifully decorated and everything was in great shape, much nicer than typical rental grade. There were many little touches that we appreciated, like tea bags and liquid hand soap, and many others we did not take advantage of, like puzzles/books, beach chairs, etc. The bathroom is a good size with dual sinks and lots of storage space. The master bedroom is HUGE. Walkable to a small grocery store and restaurants. Our only note to other renters is to be aware of the toll bridge to/from Newport, $4 each way. If we visit the area again we would not hesitate to return.

Beautiful rental with every amenity!
This rental had everything we needed and more. Betsy was a wonderful host! The property description is very accurate. The location is in a quiet neighborhood and an easy drive to everything. Although we had rainy weather for 3 of our 4 days of our stay, we were able to explore the area, Newport etc. My family actually looked forward to going back to our rental for the evening for dinner and to relax. We definitely will be back!!!!!

Perfect Home Base
We rented The Waves for a long weekend with our daughter and son-in-law. The 2 bedroom apartment was private, beautiful, clean and well appointed. The neighborhood is extremely quiet and a quick 10 minute hop over the bridge to Newport.
Betsy is a wonderful hostess. We arrived to gourmet cookies and a gorgeous vase of wildflowers (they were so beautiful that I initially thought they were fake!) She goes out of her way to be sure you have everything you need and is readily available if you have any questions. Communication prior to our arrival was excellent as well.
Jamestown is a cute little town with a few good restaurants and a beautiful bay front. We enjoyed dining at Simpatico & on the porch overlooking the bay at Bay Voyage and had a delicious lunch at East Ferry Deli. Although not yet open, we drove over to the Bevertail Lighthouse and took beautiful photos.
In Newport, we enjoyed the breathtaking views of the Cliff Walk, toured The Breakers Mansion, drove Ocean Drive/10 Mile Drive and enjoyed strolling Thames St. and the wharfs. On our last night, we enjoyed a great lobster dinner at Scales & Shells on lower Thames St. There is so much to do, but my daughter was really suffering with her allergies and not feeling great, so we just did as much as she could push through and crashed back at the house fairly early to relax. You will not run out of things to do in the area though.
We would highly recommend The Waves. Not only is it convenient to Newport, it also gives you the added bonus of becoming familiar with Jamestown as well, so you get the best of both worlds. People in town are very friendly and Betsy was wonderful to deal with. We truly enjoyed our stay - thank you Betsy for sharing your beautiful home! We will not hesitate to return again when next in the area.

Great place that perfectly suited our family!
The house was amazing and very well priced for Jamestown. The place was spotlessly clean when we arrived (including a welcoming note and pastry from the owner!). The layout is very spacious for a family of 3-4 or 2 couples. Our kids (4 & 7) had plenty of space to stretch out and play in the living area. The kitchen was extremely well equipped, by far the best I have encountered at a rental. We could have cooked a feast without any problem! The owner lives part time next door and was very welcoming and friendly. All the information we needed upon check-in was readily available in a helpful brief. Everything was exactly as promised and listed on the VRBO site. The location was very close to the beach (although we didn't go because of the time of year) and to town. The local grocery store is a short 5 minute walk, just at the end of the street. We spent most of our time with family that also lives on the island for Christmas holiday so we didn't really try the local restaurants.
Overall, I couldn't image a better experience! I would definitely recommend Waves to anyone planning a trip to Jamestown and we will stay there on our next trip back. We did opt for the 2 bedroom option, which I would recommend for any more than 2 people.

THE WAVES - A PERFECT HOME AWAY FROM HOME
My husband and I enjoyed our one-week stay in Jamestown at this delightful apartment. When we arrived, there was a lovely note from Betsy on the door as well as some delicious tomatoes waiting for us on the kitchen island. The apartment is clean and has everything you need. The kitchen is well appointed with everything you need to cook and bake. The bathroom has soaps, q-tips, cotton balls, and kleenex. The open floor layout is wonderful. Open the french doors to the balconette and you experience the most amazing breeze. It is on the 2nd floor, so we enjoyed letting the windows open all night rather than using air conditioning. We spent 4 fabulous days in Newport which is a hop, skip and a jump from Jamestown; we did everything imaginable; sailed on a schooner, visited 5 mansions, toured Fort Adams, walked the Cliff Walk, and went to two museums - the Audrain Automobile Museum and the National Museum for American Illustration (if you like Norman Rockwell, you must visit). One day was spent relaxing in Jamestown with a jaunt down to Beavertail Lighthouse for some afternoon reading by the ocean. We were so glad to have such a wonderful place to come back to in the evening. If we get up to Rhode Island again, we will definitely make arrangements to stay at The Waves.
