The house was warm when we arrived, but the owners communicated with me and compensated me for the inconvenience. At the end, the house was very comfortable.

We had a wonderful and relaxing time. Thank you for turning up the air conditioner before we arrived. Rooms were comfortable. Kitchen was very well stocked with everything we needed to cook indoors or out. HEB only a short distance away. Kayaks were a hit. Only complaint was there wasn’t enough seating in family room for a family of 6 adults and 2 grown teenagers and enjoy. A sectional sofa in your future may help. Also brush pile was left on property. Perfect home for snakes and bees.
Would come again. 😊

There are no pics of the kitchen so I worried there was something wrong with it. It is small but nice and well equipped. There is a very nice deck overlooking the slope to the river and across. No pics of it. There is no development on the other side of the river. It’s beautiful. The kids loved having their own large space in the converted garage. The river in front of the dock is just as described. We enjoyed wading out from the dock to get to a little deeper water to sit in chair floats when we were lazy. For deep water swimming there is an HOA beach several houses down, our kids are older and loved swimming there. We also used the kayaks to paddle down to the swimming beach, meeting the “lazy” branch of the family there for swims. Expect a good workout in the kayak. We enjoyed it. The slab was an awesome section of the river. Drive down to the road that crosses the river. Park on the side of the road near the bridge that crosses it. Explore going down river. Wear good water shoes.
I read every review because the pics truly do not do it justice. Don’t expect a luxury stay but it’s updated, very clean, and perfect for a relaxing or active river stay, your choice. Any questions, the owner gets right back to you.
I would visit this property again.

The sleeping arrangements were great, the location on the water is wonderful, and the amenities were just exactly what they said they were on the VRBO site. The family had a very memorable evening together the night before my father's funeral, and the rental home was the highlight of a very hard couple of days. I'll stay here again!

This is the 4th time we've stayed at this lovely house on the river. The house is perfect, and we love the big yard and wonderful river that is shallow enough for our grandson to walk across to the island and skip rocks in the river, yet deep enough for our kayaks. What a wonderful week-end!

Great location for adults and kids. Nice water shallow enough for young kids, but clear and cool for adults. Easy access and plenty of kayaks and other equipment provided. Third time here and probably not our last.

My family enjoyed a quick weekend away to soak up the sun and play in the river. We had a wonderful time cooking out, late nights on the patio and extended deck under the stars and kayaking the llano river. The water was warm and perfect for our children. We had a wonderful time and already have requests to return.

GREAT place!
Property is a great location with beautiful view, home is spacious has everything you need and all the things you may have forgot. The beach down the road is a really nice place for all to swim. Water at the property is ideal for the littles to swim. Big kids and adults had a lot of fun in kayaks. We enjoyed our stay and the owner was very nice and responded quickly to any of our needs!

The property was just as I was expecting based on growing up going to the Llano river. Enough space for all cousins and family to have their own space. Paddle boarding, fishing off of the dock, watching the stars at night, and game nights were a great way to reconnect with all of our family. We all gre up visiting our grandads place a few houses down and this was perfect. Got a little hot in the house, but this is Texas and it gets hot. When I had questions the host was very prompt. Would totally recommend this to anyone looking for a relaxing and fun environment in the area.

Nostalgic throwback
The property was just as I was expecting based on growing up going to the Llano river. Enough space for all cousins and family to have their own space. Paddle boarding, fishing off of the dock, watching the stars at night, and game nights were a great way to reconnect with all of our family. We all gre up visiting our grandads place a few houses down and this was perfect. Got a little hot in the house, but this is Texas and it gets hot. When I had questions the host was very prompt. Would totally recommend this to anyone looking for a relaxing and fun environment in the area.

A great stay for the entire family!
The house just feels like home! All the bedding was new and the towels were amazing! Everything we could possibly need was provided. We enjoyed coffee on the deck, kayaking up the river, sunsets from the banks and evening games around the kitchen table. Plenty to do for the teens and even the grandparents. Definitely adding to our list of favorites! Also an easy drive to the Bluebonnet Cafe for pie!

Peaceful Lake House with Beautiful Views
We love coming to this house! Blueprint provided with house description gives exact info about all rooms. Fabulous view of the river, which is shallow so you don't have to worry about power boats or small children--they can walk to the sand bar. Great for kayaking. Deer, herons, owls, foxes--plus a flock of river pelicans settled in front of house Sunday morning. Wonderful.

Great location indeed for us and our little ones playing and chilling in the river, kayaking equipment available is must from this property. Suggestion will be upgrading some of the furniture chairs , lighting in the house. Perfect for family and friends with young children.

The littles with us loved the shallow water, sandy island close by and the huge grassy yard. The home was stocked with all you would need including high quality linens. Beds are very comfortable. It was wonderful to have the kayaks furnished so we did not have to haul ours. All in all this is a place we all enjoyed and would come back to. Thank you for such a wonderful time!

This property is all it is advertised as and more. The layout of the home and yard is perfect. The dock is delightful, it was great being so close to the water. The littles with us loved the shallow water, sandy island close by and the huge grassy yard. The home was stocked with all you would need including high quality linens. Beds are very comfortable. It was wonderful to have the kayaks furnished so we did not have to haul ours. All in all this is a place we all enjoyed and would come back to. Thank you for such a wonderful time!

We had a wonderful time. Property was exactly as described. We had only one problem when arriving. Parked our car and my husband stepped out and there was some rocks/bricks that were not stable and he lost his footing and fell into a pole, hitting his head. Might want to check that so no one else gets hurt.

Very well-stocked and comfortable home, and our family of 5 adults had a great time. As others have said, the water is very shallow and it becomes pretty warm in the August afternoons. Agree with a previous review that wineglasses would be nice to have, but otherwise the kitchen was very well stocked including basic spices, cutting boards, kitchen towels, etc. We didn’t leave the property for 3 days because we had everything we needed, including an ice maker and plenty of TP, etc. Owner was very responsive and we found the beds to be plenty comfortable. It was also great to have comfortable seating inside, outside, and even down at the lake. We brought a croquet set and had a great time playing matches in the big yard and then getting into the shallow water to cool off. The fire pit was appreciated and we saw so many stars each night. Recommend this house if you’re not looking for deeper water lake activities.

We had a great time and all the beds were very comfortable! The house has a lot of beds and is laid out well for 2 families to enjoy a stay. The lake is really the river down from Lake Buchanan and it has a nice sandy bottom. It's about 2 feet deep for almost the entire width of the lake/river in front of the house so it was fun for us since we had a 3 year old that just learned how to swim. I would recommend lots of floats, which will make the shallow area more enjoyable. We had a great time with the kayaks and the kids paddled around on the paddle boat a lot-great way to get their energy out! The water was also very clear too. The sunsets were amazing off the back deck as well.

I thought property was to be fully equipped for a group as large as ours, had to get toilet paper and paper towels. Pots, pans, bowls, all cooking utensils wasn’t really even the basics. Was not enough bath towels for this large group and who wants to be doing laundry everyday while on vacation. I should have read house description better, only 2 bathrooms for this group of 13.

Was not enough bath towels for this large group and who wants to be doing laundry everyday while on vacation. I should have read house description better, only 2 bathrooms for this group of 13.

The description is perfect and the house was a perfect size for a family vacation. We had teens and two 10 years olds that enjoyed every moment of our stay. Peaceful, relaxing and fun river access. The only minor hiccup was the fridge doesn’t cool hot drinks quickly. (About a day and a half to cool down bottled water )
