The house was very nice, clean and the pool was 84 degrees in late Jan! Perfect.

Check in was supposed to be at 3. They kept saying they would text us when cleaning was finished. Finally at 5 we drove up to the cabin. No one was there working. Contacted elk springs. After going through their telephone hoops you have to leave a message and wait for them to get back with you. When they returned my call they said the roads were too bad for the cleaning crew to go out. The roads were dry! They said they would contact cleaning crew. I asked how I would be compensated they said I would not. At 8:30 that night we got in. Everyone was tired and grumpy. The pool was 80 degrees. Contacted elk springs. Once again had to wait for returned call. They said that was within acceptable limit. Next morning the pool was 74 degrees. Pool room was very cold. Door to outside of pool room did not lock. On arrival hot tub was 66 degrees. Could not use. Mouse droppings in upstairs bath and also downstairs bed frame. Ping pong paddles had material missing. The paddles were under one end to level the table since levelers were missing. DVD player did not work. Cabin needed a good scrubbing. Very disappointed in stay!!! The whole purpose of renting this cabin was because of the pool for my grandchildren. Which couldn’t be used. They finally agreed to refund a little over $300 for the late check in. This stay for less than 48 hrs was almost $2000. Expected more. My daughter left her pearl earrings on the nightstand. Contacted them immediately. They said they would reach out to cleaning crew. Nothing. We all wanted to leave a review but they took it off the web site. Can you help with additional compensation?

Reviewer Comments: This property has the perfect location; it is close enough to Gatlinburg and the Great Smoky Mountains National Park you can easily get to and do anything you’d like, but it is completely removed from the bustle and noise. That being said, it has a lot of problems. The doors and windows don’t seal, so cold air is constantly flowing in. The water pressure is seriously hit and miss; sometimes it is strong enough to rinse out your hair, most times it is not. The mattress in the bedroom beside the kitchen is in desperate need of replacement. The foot of the mattress is higher than the head of the mattress, and it is hollowed out so badly that you have to fight to keep from ending up in a heap in the center. When that happens, it is awful to get out of it. Comical, but awful. The cabin is advertised to sleep 16, which it does, but there were exactly 16 bath towels in the entire cabin. We were washing towels continuously. The advertisement makes it seem like there is a separate theater room and a game room. There are not. Upstairs, there is one large bedroom which has a queen bed and a set of full bunk beds, and the rest of the floor is an open loft room. The loft has a set of full bunk beds, two arcade games, a ping pong table, a pool table, and the theater “room” all together. The loft is open to the downstairs, with a rustic porch railing around its edge, so if any ball gets away from the ping pong or pool game being played, the ball is falling onto the lower floor. It was dangerous to sit at the front third of the dining table while anyone was at the pool table. We had two near misses with a pool ball and a family member’s head. It was terrifying. That open railing needs to be closed in before a guest is injured. The entire cabin was surface clean only: piles of dust and hair in every corner, a used bandaid on the stairs when we arrived, a dried up French fry in the muffin tin, a dirty glass on the loft floor, etc. There are many thi

The cabin was very nice. Was plenty of room for everyone without feeling you was on top of each other. Enjoyed everything the cabin had to offer. My husband saw a bear while there was able to get a picture. Only somewhat down side was the fire pit looked nicer and bigger on line but it’s was ok. The grandkids loved the lodge, the pool, video games, and ping pong table. Customer service was very accommodating with trash pick up. We also called about condition of grill and someone came out that night to clean it (the brush was in extremely bad condition and the grates are broke) it really needs to be replaced. For the most part the condition and cleanliness was good. Upstairs there were dirty socks in one bed (we were not using). We called for sheets to be changed in one room and they were dropped off. The location of cabin was a nice quiet road. It is however 40 minutes to Pigeon Forge and 30 min from Gatlinburg. The activity everyone picked as their favorite was the family float at Rip Roaring Adventures, was a nice introduction into white water rafting. All in all it was a great vacation.

However, better communication upfront would have been much appreciated. We planned on checking in to our cabin at 3pm. However, at 12:30pm on the day of check-in, I received a text that we would not be able to check-in until 7pm. I understand that things change and the need to be flexible. However, since we were driving 9.5 hours from Michigan and our group had 8 kids, 8 and under, earlier communication regarding a late check-in would have been much appreciated and we could have planned more accordingly. Within a half hour of us checking into our cabin, I received a text that the dryer didn't work and could not be fixed during our stay. When I called Elk Springs to ask about the situation, they stated that parts to fix the dryer had been ordered, but were not in yet. Seems reasonable and I understand these things come up. However, I don't understand why they didn't let us know sooner. Clearly Elk Springs knew the dryer didn't work prior to our check-in. And I didn't pack enough clothes for my family for the entire week, as I planned on doing laundry during our stay. Once we got past those few hiccups, it was a great stay! The rest of the communication with Elk Springs was great - they were helpful and responsive. Lastly, the cabin seemed a little dirty. The first night we got there, the bottom of everyone's feet were covered in dirt just from walking around in the cabin. Overall, I would recommend the Live, Laugh, Love cabin.

Everything seemed nice at check in. Ended up finding dried food that we had to clean off of the counter by the stove, and the coffee maker was full of used coffee in a paper towel. Found a few other minor damaged things with the games, but didn't cause any issues. The shower in the room upstairs wasn't working right, and we had a problem with the grill only wanting to burn one side of the burners, but it eventually started working. Didn't really use the hot tub or pool very much. The only time I had to contact the property manager was when the internet quit working after a storm, because cell coverage is kind of weak in the area. They gave us the OK to restart the modem, and everything was back to normal. They responded right away. Location was a little far for getting to Gatlinburg/Pigeon Forge area, but not terrible. It was convenient for getting to the place where we did white water rafting. Overall, we were happy with the cabin.

We placed check in at 3 our pool just wasn't ready we were able to get in the door after I messaged them just had to wait for the pool to be ready which again wasn't a big deal. We couldn't get the dryer to dry the greatest, but over all it was a nice stay I would definitely book with them again just maybe a different place only because of family preferences. Absolutely awful the pictures posted on the website or absolutely not descriptive of the actual property the pool was not pretty and blue and nice it was green and filled with algae no movement with a pump that needs to be cleaned . the air conditioner upstairs 83° during the day when we have babies that need to sleep up there and elderly people at night was 79 and they basically told us sorry about your luck they gave us a teeny tiny window air conditioner unit meant for a 10 x 10 bedroom which was supposed to cool down an entire open three 400 square-foot area plus the upstairs bathroom. When we complained multiple times about the issue and it not being fixed they insisted it was and also let us know that not only were we not refunded or compensated in anyway for our inconvenience but that there was nowhere else for us to go so basically we have to suck it up and they were gonna take her money anyway the most God awful company their Facebook doesn’t even have a review page because they’re so bad multiple people have complained on the Better Business Bureau with the same exact complaints you’re not getting what you pay for you’re getting robbed in fact. The cabin sleeps 18 but has a refrigerator meant for a studio apartment we had to purchase coolers in order to keep all of our food cold for all 18 people. Forget the hot tub there was a huge wasp nest above it and then outside of it. And forget sitting on the back porch and enjoying the outside because the smell of raw sewage engulfed you and it’s awful you can barely breathe this place is a rip off these people are criminal they should be ashamed of themselves the only saving grace was that our family hadn’t seen each other in 25 years we were so happy to see each other that we dealt with the despicable conditions.
