Four couples stayed at Three Palms and all of us loved it. Having a spacious house on the water was phenomenal. Listen to the waves, having morning coffee on the large patio during sunrise, enjoying the hot tub after dinner or day at the beach we’re some of the favorites. Jon, the host, was awesome and very accommodating. Place is very maintained and kitchen was perfect especially for a group of 8. Never have had 2 wash and 2 dry machines at a property before which helped with a large group. The grouped enjoyed the short special trail walk into town for dinner which took 5-8 mins going to Beach Bar. Jon provided nice beach chairs, towels, coolers for the beach and floats if you want to chill in the water just steps from patio. Overall, house was perfect for the 4 couples and made the trip extra special having our own private location. Thanks again Jon!!

Our whole group loved this place. It is a rarity to find a place near the water and one from which you can walk into town in 5 min via a pleasant trail. You can hear the waves at night and we enjoyed floating on the provided floaties during the day. Jon was a wonderful host and spent lots of time with the map showing us snorkeling spots and answering all of our questions. The kitchen is a dream if you like to cook - there was a full spice drawer and everything we needed. A note about arrival: if you've never stayed on St. John before you'll probably be flabbergasted by their address system. The roads have names but no one uses them in addresses - you just get a number and a neighbourhood and of course that doesn't work on Google maps. Our cab driver didn't know the address so we ended up having to call Jon and have him direct the driver, which all went fine, but it would've been easier to have a location on a map. The house is beside Sea Shore Allure, which is on Google maps. But the island's strange address system can't be helped, and everything about this place exceeded our expectations. Thank you Jon for being such a wonderful host!

Our 2 families with 4 teens enjoyed a wonderful week here. We loved the openness, windows and high ceilings in the house. There is amazing kayaking, swimming and snorkeling right out the door. We had a lot of fun adventuring to other beaches and walking downtown. Jon is a professional host...super friendly and available . I highly recommend this property and would hope to come back :)

The quick changes that were happening due to the COVID pandemic made it difficult for us to consider traveling as a family. We called the VRBO office and left a message, and Jon responded immediately. He couldn't have been more gracious about the whole thing. He understood the decision that we had to make and was willing to give us a full refund for our vacation. We appreciated this so much. Jon not only did something very nice for us, but he did the right thing as far as doing his part in responding to the global pandemic. We cannot wait to be able to book Three Palms again!

This is my third time staying at Three Palms and it never disappoints. We love being right on the water and watching the car barge come in and out and kayak rides on our rented kayaks. We also love the quick walk to town. We will definitely be back next year!!

My husband and I visited with 9 of our friends. It was hard to find a spot for such a big varied group. All were very impressed with the villa and pleased with the access to town. We had a great time on our trip! :)

This house was amazing! The location, the view, the pictures don’t even do it justice. The house had all the essentials, bath and beach towels, toiletries, trash bags, even cooking spices. David was extremely helpful and accommodating, from giving us detailed instructions before our trip, to meeting us at the house when we arrived to show us around and give us recommendations on things to do and places to go, to even sending us a quick text mid week just to see if we needed him to pick us up anything from the store. We got groceries delivered to the house and he even met them at the house early and put all the groceries away for us. The house was extremely clean, every bedroom is beautiful and has its perks. We went with a group of 10 friends and most of them have never been to St. John so this house was the perfect place to introduce them to this amazing island, they were all amazed and we agreed we definitely have to come back and stay here again.

Our vacation was a pleasure from start to end. From the beginning, Jon was patient and responsive to all our questions. There were originally 10 of us joining our annual girlfriends trip and everyone had questions. Three Palms seemed almost too good to be true. It in fact exceeded all our expectations. It is a beautiful home and was the perfect size for the 8 of us that went. It was perfectly stocked w necessities. Each bedroom was charming. The patio had a lovely view and was a favorite morning coffee spot. One friend will be making plans to bring her family. Many enjoyed a morning walk to watch the town wake up and were joined by a darling duck they named Ting on several mornings. It was hysterical. There are no negatives! Kudos to Jon and his wonderful managers, David and Julie. We loved it all! Thank you for our best girlfriend’s trip yet. We all want to come back.

Can’t say enough great things about this property—I’ve been coming to STJ for 20 years and as long as Three Palms is there, I will be booking for every future trip! Proximity to town is fantastic, views are incredible, house was updated and easily accommodated our party of 7. Everyone I was in contact with throughout the whole process was friendly, prompt and so helpful. 10/10 would recommend!

Great home to rent.

We enjoyed our vacation at Three Palms Villa. From the minute we walked in it was breath taking. House was amazing. Ocean was so peaceful. Dave helped us in whatever we needed. Would definitely stay here again. The Beedle's

This home is fantastic. The location to town, the setting on the beach, the amenities (spices even!!) in the kitchen....we had nothing but a superb time. From the invite to the local weekly party, to Dave’s prompt attention to any need or question, our time was flawless.

We had a fantastic time at Three Palms Villa with all the comforts of home and much more! We loved the 24/7 sound of the ocean waves. Roosters crowing everywhere and peacocks and goats walking right behind the villa added so much to our stay on St John. Property managers Julie and Dave were very helpful in greeting us, arranging services and giving us tips on dining, hiking & sightseeing. Highly recommend!

My husband and I have been to St. John many times . This time we rented this beautiful house to celebrate my birthday and invited 2 other couples and my son to join us for my destination birthday celebration. There were 7 of us.The views are wonderful, and the sound of the waves is so relaxing. The house is newly upgraded since the hurricane so every thing was new and very clean, beds are very comfortable.There are 5 bedrooms, 3 bathrooms, and an outdoor shower and hot tub, lots of living space , a well equipped kitchen, plenty of room to feel private or not. The beach is rocky so you need rubber shoes to get into the water . We snorkeled right in front of the house and when we wanted a sandy beach we jumped on an open taxi in town.We were happy to find accommodations close to Cruz Bay so we did not have to rent a car. St. John is magical, like no other Caribbean island. We will certainly go back and stay in this amazing house with such a terrific location!

The house itself is very well appointed, spacious and clean. Opens onto a beach that is quite pleasant, and is a very short walk to town.

The property was in a beautiful location, with fantastic amenities and within walking distance to town. Although, we were a large group, it accommodated us all perfectly.

My husband and I just returned from a week long (not long enough) stay at Three Palms Villa. We were originally supposed to stay last October, but due to Hurricane Irma/Maria we had to put our trip on hold. Jon the owner was a pleasure to work with and let us hold our reservation for the following year. The villa is located just minutes away from town and it is a very easy ride to get there. Once you arrive you park along side of the villa. The blue door welcomes you as you walk in. The large open air kitchen and living area over looks the beautiful patio and the sea just beyond. The villa has 5 bedrooms which are all spacious and well kept. We choose the master bedroom on the 2nd level that had a gorgeous bathroom. Wifi was available throughout our stay and we had no issues with anything. Julie and David were wonderful villa managers to work with in case we had any questions. We also enjoyed hearing the chickens in the morning which reminded us of Key West. On occasion we could hear and see local wild peacocks, but nothing would compare to hearing the sound of the waves every morning and every evening once we returned from spending the day out on the beach and/or in town for an early dinner. If you are looking for a beautiful villa that is convenient to town and an easy drive to get too, look no further then Three Palms Villa.

We stayed at Three Palm Villas this past week for a wedding that was in town. The House was immaculate, very clean and with breathtaking views. Upon check-in, David showed us the house and assured us that if we needed anything, he was right next door. The beds were comfortable with ample space for a large group of people. It was a short 10 minute walk to town on a path which made it easy for nightlife/dinners. We would love to return to this villa in the future! Highly recommend!!!

Obsessed. Most bedrooms have water view. The kitchen was nice and open. Big dining table for sharing meals. We thoroughly enjoyed our visit. House was also super clean. Scenic little walk to town.

4th trip to St John in 2 years. This by far was best place I have stayed. Party of 10 and plenty of space and comfort. Easy walk to Cruz Bay. Management very helpful and friendly.

I absolutely loved staying at this villa! Everything was perfect, from the views, to the house, to the immediate help from the owner whenever we called. I would definitely go back year after year! :)

My family had such a wonderful experience at Three Palms. Our entire experience from booking thru our start was great. Three Palms is a Beautiful place in a great location. View was incredible. Me and my youngest loved sitting and watching the boats go by every morning. The kids had a great time for their first trip to St John. Dave and Julie were awesome and very helpful during our stay. I would highly recommend Three Palms for a Great Vacation.

We rented the Thee Palms Villa for a week during my daughters wedding. We were very happy with the accommodations and the management. David and Julie made our stay pleasant and it was handy having them right next door whee they also manage Coconut Coast Villas where our wedding party stayed. This villa was perfect for entertaining and the kitchen was large and open with a big granite bar. We will definitely be back!

My family and I were very pleased to see how beautiful the house was. It was very clean and comfortable. The kitchen had everything you need and having the washer and dryer was wonderful! I would recommend putting some blinds in the middle bedroom upstairs as you can't sleep once the sun comes up. Also, maybe upgrade the downstairs bedroom as its a little outdated compared to the upstairs and bedside tables would also be great in there due to no place to put personal items. Otherwise was great! Perfect location for those wanting an amazing view and very helpful owner/villa managers. Great location and easy walk to all attractions in Cruz Bay. Also, update the property as a 5BR and not a 4BR.

Awesome place. Even more amazing than I could have ever imagined. Perfect location. Very close to town, but peaceful and relaxing. We had a great time. The villa had everything we needed for a week long stay-internet, laundry, pool, hot tub, blender. The house is large and so are all of the rooms. The view is amazing. The management was very helpful and accommodating especially when our flight got delayed and our original plans changed.
