It was a great size house right on the lake, maybe 15 feet from the back deck to the edge of the lake. The plus for the kids was they could walk out the back door and be fishing in a few steps from the private deck or from the provided canoe, paddle boat or kayak. Good view of the back from the house to keep an eye on the kids. The interior was decorated/furnished nicely. We did have some issues accessing the house due to a new electronic lock that had just been installed but a quick phone call with the owner got us access to the property. The only improvements we would recommend would be refinishing the deck and trim on the house, it is overdue, a few more fans for the bedrooms, pressure wash the bugs off the outside of the house and the cleaning crew could have done a better job, floors and stove weren't clean well. Despite any of that, we would stay here again. It was a great location, convenient to the lake, hiking trails, stores and restaurants and all Pagosa Springs had to offer.

This property had everything we needed to be comfortable during our stay! It was close enough to all of the restaurants for it to not be an inconvenience and far enough away to relax and enjoy peace and quiet!

Deeply Disappointed
It’s with a heavy heart that I write this 1 star review.
After renting this property for a week in 2021 and giving a glowing review on VRBO I immediately rented it again for 2022. The owner said they would be doing some improvements to the front and back porches which were needed.
There were a few small issues that I was able to overlook because we loved the house and location being right on the lake.
Screens that don't fit allowing the gnats to enter the windows and window sills littered with dead gnats-windows that don’t open and missing screens. You have to be able to open the windows because it’s the only way to cool the house down. The door by the fireplace has a stripped lock and we were unable to open it-the downstairs bathroom cold water does not work. I assumed these were minor items that would be addressed in a years time as part of regular maintenance.
None of this had been fixed.
When we arrived we were shocked at the outside condition of the house. The front porch is falling apart and a hazard. No improvements had been done and there were cobwebs and spider webs covering the entire outside of the house. The inside was clean except for the gnats in the window sills and carpet had just been cleaned.
I had to immediately go to Walmart and buy a hose (the one that was there the previous year was gone) and cans of bug spray and then come back and spend several hours cleaning the front and back porches just to be able to sit outside.
The boats were all stored in the section of the back porch and also covered with cobwebs and spiderwebs. They appeared to have been there in storage since the winter. I also saw a snake crawl under the boats so I was not going to try to drag them out.
I took pictures and videos to document the condition of the property.
I did reach out to the owner to make them aware of the issues and what I received was a bunch of excuses.
Because of this I will longer be staying here in the future and I can’t in good conscious recommend this house in its current condition.

Great but had issues
The location was great the scenery was amazing. For the most part the inside of the house was great. There were minor discrepancy such as one of the lights in the kitchen was hanging from one the corners slightly there was paint damage behind the sink the Stand near the laundry room need to be refinished the porch needs to be refinished or redone as I was stepping up on the side stairs I managed to put my foot through it because the wood Was rotted. The outside needs to be swept and cleared of all cobwebs there was over abundance of cobwebs. The grill was atrocious. The windows need to be cleaned of cobwebs and bugs. The information in the user hand guide provided in the pantry needs to be updated as there was no forms for me to fill out to turn in to go fishing and the trash was not picked up on Wednesday morning

We had such a great time at this house! The kids loved the paddle boat and we took it out all over the lake. The house was bigger in person and beautiful. I hope to go back for a longer visit next time.

I’ve gone skiing in Pagosa for 5 years and have stayed at various rentals. This by far was the best. The location was incredible and home was huge. The description doesn’t describe the spaciousness and extra little things the owner provides. It was truly luxurious. It was my sister and our 2 sons and there was so much extra space a few more would have been easy to accommodate. Thank you for an incredible space to enjoy lifelong memories as my son learned to ski,. We hit Hot Springs spa after 2 days of skiing and it was a must! I would love to stay here again on our next trip! Merry Christmas!

Beat condo in Pagosa
I’ve gone skiing in Pagosa for 5 years and have stayed at various rentals. This by far was the best. The location was incredible and home was huge. The description doesn’t describe the spaciousness and extra little things the owner provides. It was truly luxurious. It was my sister and our 2 sons and there was so much extra space a few more would have been easy to accommodate. Thank you for an incredible space to enjoy lifelong memories as my son learned to ski,. We hit Hot Springs spa after 2 days of skiing and it was a must! I would love to stay here again on our next trip! Merry Christmas!

The kitchen was well stocked and had everything we needed. The beds were comfortable. We loved going out on the kayak and paddleboat, fishing off the dock (permit needed from rec center), watching the deer go through the backyard and the ducks & geese on the water. The fall colors and a day of snow added to our relaxing vacation! Our questions were answered very speedily, too. We went on the Piedra River Trail hike and can highly recommend it. It has everything- a small river along the trail, rock formations, lots of trees and beautiful fields. (It is a long trail, but just go as far as you want and then turn around- that is what we did.) We would definitely love to come again!

The kitchen was well stocked and had everything we needed. The beds were comfortable. We loved going out on the kayak and paddleboat, fishing off the dock (permit needed from rec center), watching the deer go through the backyard and the ducks & geese on the water. Very reasonable compared to other rentals, a bargain if you don't need a/c. Cool enough most of the time. Being on a lake in summer, gnats we're troublesome, but we managed. Overall, lots of room, nice furnishings, really enjoyed our stay. Thanks!

Highly recommend!
We just stayed for a week in this wonderful Pagosa Lake front home.
We had 3 adults and two kids though there is plenty of space for a larger family.
The kitchen is huge and very well equipped, the bedrooms large and comfortable, and both upstairs bathrooms were large. The kids loved hanging out in the downstairs “bear” room and having a half bath on the main floor was crutch!
The covered back porch was our favorite place to hang out when we weren’t out on the lake. Having a private yard and dock to fish was key for us and especially for the kids.
We enjoyed it so much that we have already booked it for next year!

Home was well equipped for all our fishing, lodging, cooking family stay. The lake just off the dock provided plentiful fun and fishing for entire family. Beautiful home with enough space and beds for our family of 10 and loved that was within 10 minutes to downtown Pagosa Springs. Would go back again.

Three bedroom cabin with large rooms with lots of room to spread out! The lake was frozen over but I can imagine this would be an awesome Lake House also with paddle boats and canoes. We would definitely rent this place again in the future.

This property was perfect for our little getaway. Location on the lake was fabulous. Although we weren't as inclined to go on the frozen water, it was fun to watch the ice fishermen and the occasional cross-ice skiers. Perfect Lake House for a Long Weekend
Our family really enjoyed our stay at this lakefront property. The views from the house and having very easy access to lake from the dock made it such a fun stay. The house is definitely in need of some updating but it worked just fine for our small family. It is very quick access to grocery stores and nearby restaurants. We never used the rec center but drove by and it looks very nice. We will definitely return.

Perfect lake house in the mountains!
We've stayed at this home many times. There's a view of the lake from EVERY room. We love coffee on the wrap around patio, BBQs in the evening overlooking the lake, & fishing from the dock. Getting to use the paddle boat, canoe, kayak, & private dock make everyday an adventure. The owners have updated several things including the master bath making the home even more enjoyable for our family. We see lots of vacation rentals on this lake, but we know we've found the best one. It is always hard to leave this home at the end of our vacation!!

Nice place, but needs improvements
Good location. Comfortable place and nice size house for 8 people. Several items need repairing in house so a little frustrating when you pay to stay at place. Several plugs did not work, burner on stove did not work, sink drain broken in upstairs bathroom, fan remote control did not work, etc. Unknown truck was parked in driveway our entire stay, therefore, we had to park on the street. Both my husband and I attempted to reach contacts for the property, but never received a return call during our stay.
