This rental is among the best that we have stayed at over the past 10 years. There was ample space for all 14 of us, and the house itself is in excellent condition. Heated pool functions beautifully, all kitchen appliances are working well, view of ocean features both sunrise and sunset, walk to ocean right behind the grassy berm.

Great location directly on the Gulf and convenient to stores, restaurants, etc. Beautiful and comfortable layout with all rooms on one floor. Great for large family and group with the luxury of a private pool when the weather is warm enough to use it. Great trip and would go back!

We love this house :) We all gather as a family throughout the day due to the layout of this house. All on one level including the deck, which is great! We have been coming here for years, since our daughter got married here and have not yet been disappointed. The pool is clean and easy to enjoy. The extra refrigerator is extremely helpful- another one would be even better :) Paradise is always a pleasure to work with. Being we are foodies and cook every meal for 15 ppl, the kitchen and grill are very important. Joe handled some special requests which we appreciated, and his staff fulfilled them, seamlessly. Just some finishing touches to our trip. I think some new pans might be on the shopping list, I don't think we are the only ones cooking in the kitchen :) Looking forward to our next trip to 312 Ariola Drive !!

The house and location were absolutely fabulous. The beds were surprisingly very comfortable. We had our perfect beach wedding just over the sand dune and it couldn’t have been more perfect. The reception was held under the house following the ceremony. Pensacola Beach is by far our favorite beach in the states. Not only will we be back but we plan on using Paradise Beach homes again for our large family vacations and our 5 year wedding anniversary. They made the rental process so easy which I am not use to and had to call a few times to make sure everything was squared away and takin care of for my piece of mind. That of which they would always state “everything has been taken care of.” If you’re planning on visiting Pensacola Beach make it easy on your self and use Paradise Beach homes. This trip is one I will never forget. Thank You!

This was the 3rd time to stay here and the first time with the pool that was added. You absolutely cannot beat the location. You do not have to ever worry about being crowded on the beach, in fact, it feels almost like a private beach. The house is amazing. Clean, updated, beautiful views. The pool is very nice and great to have with kids that need a break from the beach. If you want to stay at a house right on the gulf, private, very nice, close proximity to everything, and a cool pool... this is it. We have stayed at a number of places up and down Pensacola and Navarre, none measure up to this place. The memories that this house has provided our family is priceless and they will for you too. We have been coming to Pensacola Beach for over 25 years. This location and house are perfect. The house is spacious, bedrooms are big, showers are wonderful, beds are comfy, kitchen is beautiful, decor is spot on for a beach house, pool is sooo nice (we had it heated and were glad we did since Ocean was a little cold in beginning of April), lots of room to park cars underneath and refrigerator on bottom level so you don't have to go upstairs when coming from pool or beach which is just steps away. We loved everything about this house. The attention to detail was very much appreciated while staying in this house. The house was clean and very well taken care of (which I hope stays that way). We will definitely be renting this property again!

Then we moved onto the wedding day and it was easy to decorate and feel cozy yet beautiful for a smaller wedding. I would rent this home again for a vacation or small gathering. It has a large deck overlooking the water, a great pool to refresh after a day on the beach, ample bedding and bathrooms, a well stocked kitchen, ample parking, and an easy 100 step walk to the beach (important for older generation). We loved everything about Ariola 312! The house was very clean and spacious, and very well stocked with new appliances and cookware and nice TVs in each room. It accommodated my family of 15 very well! The brand new pool was larger than expected and just awesome so all the Grands spent the majority of their time there. Only thing that kinda perturbed us a little was there not being a boardwalk to help with the trips to the beach... that dune incline gets tough on a 60 year old! Plus without a private boardwalk strangers would come off the beach and walk in our backyard looking at us in the pool and while us trying to eat or cook outside... I know people from across the street without beach access have to be able to get there but they always used our dune path instead of the path in between the houses that would not intrude on anyones privacy... maybe a sign directing across the stree traffic to that beach access? People would stop and watch my kids swimming through the fence and it got kinda weird at times. We always pay the extra for private beach access and really didn’t like that others could intrude. Also we had to pull the water hose across the porch to spray off at the side of house our beach access is on before we met the kids enter the pool or the house. The hose is all the way across to the other side ... so we filled our beach sled w water to step in first and then we would spray off with the hose before we let our kids go straight into pool...so to help protect your pool I would put something on that side to wash off. If there would ever be a boardwalk this would probably be where it would go and I’m sure a shower type faucet would be installed. The location was very quiet with hardly any traffic. We all absolutely loved it and hope to be back... we do beach every other summer so I’ll be calling again! Thank you for sharing your gorgeous home with us❤️

The bridal party, bride and groom stayed here for our small beach wedding. The backyard was perfect and by the end of the wedding everyone was in the pool - truly a night to remember. The house was well appointed with everything we could need and (the true saving grace) FIVE bathrooms. We loved hanging out in the open living room, by the pool and on the beach. Under the house provided the perfect location to set up tables and there was still enough room in the backyard for a dance floor and stage. Major shout outs to Paradise Beach homes for the venue, Classic City catering for our food, Supposey for our rentals, Fiore for our flowers and the Caribbean Chillers Trio for making our wedding truly ROCK! We will definitely be back!

This was our first trip to Pensacola, and first experience with Paradise Homes. We LOVED this house. It was so convenient that we were all on the same level. It was very clean, and the new pool was great! Since it was early in the season, it was a bit cooler at times, we wished the pool was a bit warmer (we did pay for the heater). It would be nice to have a hot tub! One issue we did notice was that the lighting was poor under the house where the grill is located. We actually wore a head lamp while cooking, so we could see. Other than that, it was perfect! And we are hoping to book it for next year!

We had a wonderful week at this property. The beach is steps away and even when indoors, the great room wall of windows brings the beach views right to you. The new heated swimming pool was liquid relaxation in mid-March when the ocean water was more of a wet suit temperature.

My daughter was recently married and we decided to include the whole family including the new in-laws for our annual Pensacola Beach vacation this year. We needed at least 5 bedrooms and had a lot of other requirements such as ocean view, heated swimming pool, large deck with a lot of comfortable seating, a lot of inside seating in the living space etc. we found Ariola 312 online and thought it might be perfect for our group and it definitely was ! It’s a beautiful 6 bedroom home situated directly on the beach with STUNNING views of the water, a large deck overlooked the beach as well. Brand new heated pool ( we were a little disappointed that on the day of arrival we were notified that something was wrong with the pool heater, maintenance was in and out a few times to try to fix it but had to order a part that would not be in during our stay). We still had a great time, the home was decorated beautifully and had everything we needed. We would love to stay here again in the future !

312 Ariola was an excellent location for our small wedding event! We had about 45-50 people and it was wonderful! The space under the house is perfect for the set up of the reception. Plenty of room for tables, chairs, and our bar set up! Also plenty of room for dancing! The poles under the house make for an excellent place to hang lights for the reception as well. House was very clean. Lots of room for our whole bridal party to stay with us the whole weekend. Would definitely rent this location again. Love the short walk to the beach. Great for relaxing and for our entrance to our wedding on the beach. Was absolutely so happy with this place and rental company! They made having my wedding here amazing and easy!

This home is perfectly located on Pensacola Beach. It is a lovely home which fit the needs of our group of six for the week. Loved the layout and space. We unfortunately found that the home wasn’t clean (floors, rug and range); however, Paradise did respond quickly. Then, we had flying ants encroach upon us in the living area. Orkin responded on multiple occasions for the ants. We had a mice problem in the kitchen where there were droppings on the kitchen floor and in the oven storage door where the sheet pans were located. In addition, the mice chewed into our plastic-wrapped food on the kitchen countertop. Paradise responded and we greeted the Orkin exterminator once again. Our group would highly recommend a good deep cleaning of the home and effective bug/rodent control. Even with all of the issues we encountered, we still had a good stay on the beach.

This is a beautiful home!!!!! Great location and very clean. Our family made great memories during our stay. Would definitely recommend and come back again. The only small recommendations would be a Keurig machine, a toaster that’s toasts on both sides, a couple of dish clothes provided in the kitchen and a second hose attached to the spicket up on the deck.

The place was great. The only problem we had was the A/C and they send someone to fix it right away. They do need a bigger A/C unit for the house. But everything else was great. Would love to stay there again. Hopefully next year.

Overall the stay was pleasant. We had a total of 12 people who all had rooms and a added bonus was almost all rooms had a bathroom! The one downside was that the oven did not work, so we had to use the stove, which took a while to heat. The beds weren’t the most comfortable and in the bunk beds there was sand in the sheets. Given that we were at the beach it wasn’t a total surprise. Some of the beds had better sheets than others and the bunk bed room had no fan. We ended up bringing extra paper towels and toilet paper which is 100% necessary if you have a full house. I will say the location on beach was prime! Very well decorated.
