Communication with the property manager was great. The location fantastic. The property is dated but comfortable with plenty of towels etc. The problem is bugs. We called when we first arrived about the small bugs throughout the kitchen which they dealt with away. We soon realized that there were little roaches through out the house. We were traveling with a child under 2 so did not want more chemicals to treat the problem. As a result we were unable to cook in the kitchen. If they could get rid of the bugs. I would stay at another of this companies property but would ask more questions.

Beach View would not do anything to help us recover our money. Mold in both bathrooms. Mold on door hinges. Slashing on the couch. Bathroom door splitting at the bottom. Look’s like flood damage. If you ask Beach View has pictures.

Although the duplex is nothing fancy, it has everything you need. It is a great location with easy access to the beach, boardwalk, restaurants, and activities.

You are close enough to the Newport pier and restaurants but far enough that you can take a nice walk along the boardwalk. House was well equipped with all the essentials such as pots, pans, appliances. Check in is off side but very close and Beachview Rental staff is very professional and nice. Would definitely stay again.

A great location to stay at not for just the property but the vicinity. Property is steps from the sand with a partial view from the patio. You are close enough to the Newport pier and restaurants but far enough that you can take a nice walk along the boardwalk. House was well equipped with all the essentials such as pots, pans, appliances. Check in is off side but very close and Beachview Rental staff is very professional and nice. Would definitely stay again.

The location was the best!! 3 Houses from the boardwalk, close enough to be at the beach at a moments notice, but far enough away from all the foot traffic. As stated in other reviews, yes, the furniture was dated, but nothing broken down or unusable. However, the cleaning left a lot to be desired! The carpets were disgusting and I did not walk around barefoot inside. And then all of the fans were so caked with dirt and dust I almost didn't want to turn them on. Then, my husband had to get a metal round washer (from another maintenance company) to fix a half-a$$ed repair made to the sliding glass door that got caught on all of our shirts (ruining 2 of mine) The fridge, although it is newer, we could not use the ice nor the water from it because the filter change notification light was on, and the smell in the freezer was not nice. However, would all of this stop me from staying there again?? NO! I would definitely go back to this unit again!! The location is just too good to pass up!

I gave four stars just for location alone—and would stay again in a heartbeat if the owners would just put a little effort into renovating and updating a few things!

The carpet definitely needs to be replaced with tile or vinyl, there is a mild musty smell from the carpets. Could use new sofa's, the furniture there is very saggy, rather a challenge for older bodies to get up. Kitchen is nicely stocked with basics. Great proximity to the boardwalk.

The photos looked good, nothing great but looked relatively updated (appliances - fridge was actually nice and good TVs) however, nothing prepared us for how disgusting the carpeting was. Dirty old and gross. The place was dark and depressing. We called Beachview about some gross pans and thankfully they sent a couple new ones over. Also a hassle to pick up and drop off key. Our last rental had key pad entry which was great and complimentary laundry. We won’t ever stay at this place again nor would we recommend it.

Enjoyed our stay. The kitchen was decently stocked with cooking equipment. Beds were comfortable, plenty of towels provided. This was a comfortable place for our family of multiple ages for a beach vacation.

Beds are SUPER comfortable. Location is great. Carpets need to be replaced or thoroughly cleaned. Other than that, we will be back for sure.

Not too fancy, but it did the trick
This place was very close to the beach, and we were in easy walking distance to restaurants and a grocery store, which was nice. Everything was very clean, but the whole unit could definitely use some updates. The bath tub looked a little run down and the carpet and towels seemed kind of old. The kitchen equipment was fair/adequate, but as is common in most rentals, the knives were horrible. Beds were very comfortable. If you don't need something really fancy, this is fine! Neighborhood definitely noisy, including some construction at a nearby home.

It met the needs of our family.
This property definitely met the basic needs of our property and it was as clean as it possibly could have been, so the cleanliness rating was due to the wear/tear “feeling” of this property. The carpet is brown and very worn. The Formica kitchen counter tops are torn and damaged. The refrigerator door opens and pops back loudly. The shower curtain in the master could be refreshed and the shower head is very short. The beds and sheets in bedrooms 2&3 were not comfortable. But, the management company is great, the proximity is literally less then 100 steps from the sand and so close to shopping, dining and a grocery store.

Great location ..Excellant Value.
Exactly as presented in ad.Very clean and modestly furished.We were provided adequate linens for the entire 6 day rental for 7 people, Kitchen utensils were fine and we needed nothing additional for preparing several big meals.Appliances were fine .Even though chilly throughout our stay we utilized the patio several times and it seated six, we loved it.What really makes this place stand out is location.. 1 minute to the sand..daily morning walks and evenings too on the sand or sidewalk.You can hear the ocean and see the ocean from your patio.It made for an awesome beginning/end of the day.The following are just a few observations :
There is zero parking for additional car, you must utilize one parking space in the garage.
The front living room and dining area has MINIMAL window coverings.not an issue if privacy is isn't.The rest of the rental had nice and private window coverings.
The book on coffee table is the rentals guide book, most questions are answered in it.However to describe how one must wrap certain items before disposing of them seems a little excessive.
Dont be surprised to find person's separating your garbage in the alley, all we did was utilize a paper sack to separate all our recyleable before disposal. We did witness a rental staff member separating garbage across the alley (in a company vehicle).Maybe providing a recycle bin in rental would be an added convenience.
None of those things would prevent us from renting again, it was a fun. relaxing trip to the OC. we most certainly will utilize this rental again.
It was perfect for our family needs.Grandkids were comfortable and want to come back soon, so we are already planning another family vacation .Thank you to Beachview.

Accommodations were wonderful
My family enjoyed staying at the rental. The bedrooms were a great size. We cooked in the ample size kitchen and relaxed in the living room. We watched the sunset each night after a one block walk to the ocean. Will stay there again.

I loved it!
Great location, the property was spotless! Easy rental process. If there was one negative comment to give it would be that the bath towels needed to be replaced. Otherwise the sheets were immaculate. Id go back in a heartbeat!

Great Location and Very Relaxing
We spent three nights and really enjoyed our time in this place. The location is terrific - very close to restaurants, shopping, and of course the beach (60 steps). Everything you need within walking distance. The size and space were plenty for three teenage kids and six adults. It was a bonus to have a parking space in the garage as well. We will certainly be back to stay. Thank you.

Tired and Run Down.
To see an accurate review of this property, scroll through and read August 2017 from Leslie B. That said, there are 3 plusses, it's clean, the beds are comfortable and it's a great location. Everything in the unit is tired, old and cheap. The carpet is gross, the cabinets need replacing, the fridge still doesn't shut right, the furniture is worn, the pots and pans are scratched and the paint is peeling throughout. There are no amenities, no food storage solutions, reused, tired soap dispensers, old towels and an overall lack of attention to detail. The pictures are misleading.
