The property is a shared property, not described in the listing which is frustrating when you spend 3800$. Be prepared to awkwardly walk through other people using a pool which doesn’t come with this listing. Also two garages both way to small for any large SUV. Alternative parking is to find open spaces usually 3-5 min walk down the road. Sucks at night when almost every spot is taken. 2. The photos make it appear much larger than it is. We had two adults and 4 kids ages 9-7-1 and 3months. Didn’t even use the pull out couch and felt extremely congested. Also zero privacy you can hear everyone breathing at night no matter where they are in the small space.3. The windows on the top floor have zero shades, prepare to be up at 6-7am from the immense sun hitting you in the face.4. There was construction going on at the house directly next to this little condo thing. And they start at 5:20 am. So if you manage to sleep through saws and hammers the sun will surely finish your dream off5. Bikes were not there as described in listing. 6. The people who rented the main house consistently left all of there belongings all over the ground in front of the stairs you have to walk up to get inside, not the owners fault but once again should let people know it’s a shared property on listing. 7. Property pool alarm which goes off every time you open the door8.the upstairs sink wouldn’t drain, and the toilet upstairs wouldn’t flush. We didn’t call a maintenance tech cause who wants to wait around on these things on vacation. 9. Sitting in the balcony, zero privacy, can see in main house, and smells like gas10. Very close to neighbors, but the entire area is the same. Smaller than it appears online, but very comfortable. Perfect location for access to beach and town square.

The property was exactly as the pictures appear. It was clean and plenty of space for two people. The bedroom upstairs might actually be a tad smaller than it appears but you really don't need too much space up there. The porch was nice to sit on in the mornings for coffee. It is a short walk to the beach and into Rosemary, the two bikes provided are a nice addition.

The only problem was there is no lights on the exterior stairs. Well, to be clear there were lights but no way to turn them on, very unsafe at night.

Couldn’t believe how dusty and run down kitchen was. Ice maker didn’t work. The whole property in need of total overhaul. Was once beautiful - not peeling, worn, and in disrepair. Not RB worthy from the days of old.

The exterior light for stairway did not stay on that made it precarious to say the least at night,no manuals for tv.I think the cleaning fee is excessive for 3 day stay and size of unit. The Roger's Carriage house was a good choice for us because it's out of the way and close to the beach. The common area shared with the main house was great especially with making friends with our neighbors. For this carriage house, there are however a few upgrades that need some attention. The master bed mattress is not very comfy. Same for the pull out sofa and side bed. It's a snug environment for 2 adults w/ 8 and 4 yr old and a small dog but it suited us very well. I would go back for sure but would hope that some suggestions that I was solicited for, have been addressed.

We rode the provided bikes everywhere and enjoyed drinks and reading out on the balcony. The unit is right next to the main house, which wasn't an issue for us, but if you want something uber private, this may not be the best fit. The unit has everything you need - a well appointed kitchen, a loft with a comfortable queen size bed, two flat-screen TV's, a comfortable fold-out couch, 1.5 baths, a window daybed, a great porch to enjoy morning coffee and breakfast, washer and dryer, bikes and MUCH MORE! Reviewer Comments: We are long time visitors to Rosemary Beach and liked the location of the carriage house - close to the beach, park and a pool, however it is one of the further locations from Barrett Square. The queen bed in the loft was terrible. Very thin, hard and you could feel the springs (like the sofa bed) It needs to be replaced. Overall, we found it clean and quiet but would not recommend unless the bed was replaced.

Located on the east end of Rosemary Beach it was a walk to shops and restaurants but we enjoyed strolling the streets and admiring the architecture so never an issue for us. The carriage house shares common outdoor space with the main house but this was never a problem for us or the folks in the main house. The location is very close to the beach walkover - less than 5 minutes from house to beach chair. We would definitely consider the property again in the future.

Called 30A rentals and was forwarded to an agent at his home. He seemed annoyed that I was bothering him at home. When I found the garage the garage door broke when I tried to close it so I could not park there. Finally, I got to the carriage house. At this point I was feeling pretty frazzled. CWhen opening the door to the unit, I was blasted with a shrieking alarm sound that would not go off until I closed the door. I was surprised to find out that the attached unit had a pool and the alarm is code with a pool. This makes sense but I had no prior knowledge of this.
The unit was nice except for two issues. Number one, the fan above the bed did not work so was warm in the evening. The maintenance offered to bring a plug in fan but I declined. Secondly, and more importantly, there are no window coverings on the second floor of the loft where the bed is. Be ready to watch the sunrise every morning around 6am. Too early on vacay!
