Very nice, updated condo with beachfront access. Within walking distance of many restaurants and night spots. Even more within a few minutes drive, including a major grocery store. Friendly, quiet neighborhood.
The description states you must provide your own toilet paper, but there was plenty already there (maybe previous renters?).
There is a reasonable supply of spices for cooking, most likely left by previous renters. Appliances were in good shape, but it could use more kitchen utensils (spoons, forks, etc) and the knives were very dull. Note: no dishwasher.
Spacious bedrooms with excellent beds, although a lot of closet space was consumed by beach chairs, extra blankets, etc.
Our only other negative was that the instructions for using the entertainment center were out of date, so we needed assistance to make things work. However, assistance was given quickly, so no big issue.
We're pretty easy going, so no real deal-breakers for us. Loved the convenience, quiet neighborhood, beach access, and meeting so many nice folks in Cocoa Beach!

The property management was very responsive, the apartment was clean when we arrived and the AC worked very well. All kitchen utensils needed were there. The location was AWESOME! I loved not having to drive to the beach to and search for parking- we just walked to the beach every day (literally 1 minute away) and could walk to the pier and the beach wasn’t crowded in this area either. We watched two rocket launches while there and you could see them clearly from the beach! Great view and so fun to watch from the beach. There was also several beach towels, chairs, umbrellas, and boogie boards in the apartment- so great to not have to buy or rent. I definitely recommend! We had a great time!

It was the perfect spot. The description of breaktaking ocean views was a little misleading but that was it. The place was perfect for us. It felt like home. We really hated to leave.

The closeness of the beach to our condo made it feel like we had our own private beach we shared w a few other ppl.
The hospitality you guys showed was amazing. I was hooked when I looked in the closet and saw so many beach supplies we thought we'd have to buy and leave behind!

Richard Arms is an older, converted motel right on the beach. All the condo owners take great care of the property. This condo is a wonderfully renovated unit that is cute, clean and comfortable with everything you need for a great stay at the beach. We loved the accommodations and decorations. You may even get to see a SpaceX launch - from your beach chair!

Ive stayed in many rentals all over and this one was my favorite! Adorably decorated with two extremely comfortable king beds which are hard to come by. The couch was also very comfy. The shower was awesome. Everything was awesome. The people in the complex were very friendly. The beach brought tears to my eyes. I recently lost my best friend/Mother and this was the getaway I needed. The beach is stunning and just the right amount of people to feel at peace but not totally alone. The crowd is older. No obnoxious partying or drinking which I appreciated. The owners were very nice. I have absolutely no complaints other than I live in Ohio. Lol. Thank you for a wonderful stay.

Unit 15 is 2nd floor from which you can see a bit of ocean from kitchen window. Ramp to dunes does have 4 steps each side. Bea h is beautiful, not crowded for out 8/24-29 stay. We saw a few sea shells as tide went out. Mullet were running, so lots of pelicans, seagulls and tarpon. Unit was clean and nicely decorated. There are books, games and lots of beach toys, chairs, towels. Found everything we needed and left some ziploc bags for next guest. Parking lot was re-paved during our stay.

It was just as it looked in the photos and was really well stocked.
One of our smoother vacations with private access to the beach and shower at gate coming back in.
If i have one thing to fix it would be the front door sticks a bit but dose close and lock with no problem

Cozy Condo By The Beach
This was a great place to stay. It was everything we needed for a week at the beach. I love the quiet neighborhood this condo is located in. It’s a quick drive to the pier and shops on Cocoa Beach, as well as great places to eat in Cape Canaveral. Overall, it’s a wonderful place to stay!

The condo has a view of the ocean but is not right on the ocean. The development was quiet. There is a large patio with a private walk to the beach. It was very clean, comfortable. There was beach towels, plenty of linen and a set up kitchen. The heat/air kept the condo very comfortable. This is a sweet place and can’t wait till we get back.

We had a great stay at this location. The location was nice but we did not realize that it was upstairs and does not really have an ocean view. You can see a tiny bit of the ocean. However, it was less than a minute to be on the beach. The room had beach chairs, boards, tons of toys, beach towels, and even a small cooler. It is a somewhat short walk to the pier and many restaurants etc. I would definitely stay here again and recommend this room. Everyone we met was extremely friendly. Also, those beach sunrises are the stuff of dreams.

What I liked about the property. It was very clean and comfortable. What wasn't great about the property was 1) The listing definitely makes it seem like you have a easy giant ocean view from the property and are beach side. Not so much, if you look out the right angle from the bedrooms you can see a slice of the ocean between buildings and if you were to rearrange the entire living and dining room just right you would get an obstructed view out the windows that overlook the landing (which also means everyone can see in as they walk by.) The unit is at the back of the building and not beach side in any sense. 2) The property listing included a dishwasher which it did not. Also the laundry description made it seem like the unit had laundry inside as the only indication it wasn't that in the unit was the coin laundry descriptor. An okay place to stay, but definitely sounds better and looks nicer in the listing than it is.

We couldn't have been happier with our stay at Richard Arms. Unit 15 was exceptionally clean and well stocked with everything we might need. The overall feel of the location was quiet, friendly, and very safe. We loved being able to so easily walk the beach (the path entering in the most desirable stretch of beach, with more crowded areas far to the right and left), and enjoy the breeze off the ocean. There is a view of the ocean from the unit, which was small enough for us to make fun of at first, but which we cherished by the end of our stay. Being health oriented people, we were thrilled to find that the area health food store was one of the closest businesses at hand. Our time at Richard Arms was perfect for our needs during this precious week away from our busy lives. We plan to book this unit again at least once a year.
