Lovely friendly helpful staff, great location in relation to the sea front and town, lovely large comfy bed.
Walls are paper thin, we could hear people coughing and sneezing in the room next door, wooden floors meant we could hear every foot step the people in the room above made and the same for the people below us hearing every step we made. Wooden floor was dirty and dusty hadn’t been mopped or cleaned.

Good location and parking, arrived at room with noisy kitchen extractor fan asked to move but the receptionist knew what it was and got it turned off - staff were great very cheery and helpful.
Room needed a deep clean, especially the toilet with brown water stains in the bowl - had to fill the bath up using the shower above.

The suite I stayed in was nice & the lobby area, the restaurant & the bar were nice as well.
The window couldn’t open in my suite & i couldn’t open the roller blind in my en suite bathroom.

Bar area lovely friendly people ,Hazel as always polite,friendly ,helpful and very knowledgeable. Carvery very nice excellent value for money .This is our 5th stay in the last year .Breakfast as always excellent, polite lady serving .
Have to say although bar area and restaurant are lovely .Rooms although clean and plenty of room .Could do with updating a little. Had trouble with shower as loose switch but otherwise no issues .

staff were friendly
we had 3 rooms and they were all very far apart also one had a frosted window so you couldn’t see out.. the accessible room was very nice

Bed was seriously uncomfortable. cheap bed. thin mattress, sloped downwards to pillows. bed not made properly. sheet over cheap plastic mattress protector therefore sheet easily slipped out of place. several bulbs out in room including bedside lamp. had to put cardboard in window frame to stop it rattling. stench from toilet. Food was bland and tasteless.

Location, heating.
Staff were unhelful and glum. Shower only had a trickle of water. Noise from the band below was unbelievably loud, reverberating throughout the whole room. Although we had a phone call the night before warning us there was a function on and there would be some noise in the evening, there was no indication of the level and it was too late by then to change our arrangements and no alternative offered.

I think the rooms need updating and refurbishing. Very tired looking. The carpets in the rooms really need replacing. I know this is expensive but it is needed. I stayed in room 214.

location was perfect, all staff were friendly especially the lady who waited on us in the restaurant the sat evening
didn’t like the fact our family room with a 2 year old was also the fire exit add to that we couldn’t lock the room from the inside made for sleepless nights but the room was lovely

Nice big room, big bathroom, good sized tv. Hot in the hallway but room was a comfortable temperature as they'd left the bathroom sash window slightly open so that was good. Hate hot hotel rooms. Breakfast was good, the hot food order came out quickly and was well cooked and all very hot. The lady running breakfast was very nice. We had no trouble parking in front of the hotel and it's a great location for both town and the seafront. We were given the WiFi code on our little info slip, which is always helpful, and had plenty of towels, toilet roll etc. Unlikely to need to stay again as we actually don't live that far from Felixstowe so it was just a Christmas period, panto treat, but if I did I wouldn't hesitate to stay here again.
The separate switches for the lamps didn't work except for one, which was a bit of a pain, but wasn't the end of the world for us. If I'd been staying with my travelling friend it would have been more awkward, as we're both readers. Seems maybe an electrical issue, as when there was a lot of heavy banging / lumping from the room above for a period of time two of the ceiling spotlights flickered and at times went out. Small gripe with breakfast is the sausages - same cheap ones that a lot of places serve - and the scrambled eggs appeared to be powdered, but the rest was good and a reasonable selection of cereals etc. As a non juice drinker (I like apple juice but don't always want that much sugar) a water option would have been nice. My dad said the coffee wasn't very hot even when replenished but I couldn't say from experience. Also, there was a small bin by the table of continental items, so I put my son's cereal box and sleeve in it but a separate one for recyclable items would have been nice to see. A socket near the bed would have been good too, or a usb socket somewhere.

We have been in a variety of rooms, have never had to complain and enjoy our stay.
