Grill was rusted and fility, gas grates Steve changed when we were leaving why werent tney changed for us as well, beware of glass top table, glass is noy secured to table as it should be . When we were moving it to open bed it slid off costing $137.00 dollars. I was lucky it did not cut off my foot.

30 second walk to a beautiful, uncrowded white sand beach with calm, clear, aquamarine water. Steve's Villa was clean and very well equipped and provided cool respite from the hot sun when needed. Easy walk to restaurants and shops of Atlantis. We had a wonderful time.

Me, my wife, my 10 months old son, my mother-in-law stayed at this hotel. We had a good time, the villa was safe, we felt safe while we were there. They have multiple condos on the property, ours was cozy and comfortable enough for us to stay! They have a nice pool with lots of seating areas! The beach was beautiful. The sunset on this beach has been the most memorable thing ever to me personally because I’m a sucker for sunset! They has onsite restaurant and bar, also you can hop on a taxi to go to Anthony’s which you can also walk to get to. Taxis are all cash and price varies from one driver to the next; that part I did not like. Overall it was a good and safe trip for me and my family. Will definitely recommend this place.

This property had everything we needed, Steve was super communicative with us through our stay, the Sunrise staff were friendly and courtesy. Location was great. I gave this 4 stars because the bed was extremely hard and not comfortable at all. A little better sleep would have made this a 5 star stay. I would recommend it if you really like a super firm mattress, everything else was wonderful.

We stayed for one week, just 2 of us. To try and fit more people into this unit is possible, but would have been crowded for us. Having said that, all the basics are there, working AC, patio and barbeque, full kitchen, bathroom on each level, working TV, beach chairs, on-site restaurant for a quick meal. By far, the condo's best feature is it's location to near-by (walk-to) activities, shops, restaurants and beautiful beach. The beach is outstanding, especially if you decide to walk further away from the main hotels. Spiral staircase might be a challenge for some, but all the one bedroom units have them. Steve is a concerned and good communicator for questions or problems that might arise. Steve, thanks for great vacation!

I just can't imagine why anyone would stay at some resort like Atlantis. This had it all. Lots of privacy especially on the beach. Yes, you have to pay for an umbrella and chair, but it was well worth it. We didn't have to worry about someone sitting right next to us. Also, it was nice to pop into Violas. We didn't have to fight the crowds going to other restaurants. Most of the time we were the only ones. at the pool. We had not been to the Bahamas in 21 years. We would definitely come back here again!

Steve’s place was perfect, location to the beach and pool were great the room was clean and stocked with literally everything (even a turkey baster). Violas was delicious and convienent. Steve set us up with Monique. To pick us up from the airport and she was timely and very nice, she took us to the store for food and liquor and event brought a booster seat for our son. We used her again to take us to our next destination. Perfect experience!!

We spend an outstanding 4 days at Steve’s condo on paradise island. Perfect weather in absolute paradise. Not only was Steve an outstanding host, but his communication prior and during the trip was brilliant as well. The condo has everything you need to enjoy paradise. It has all beach chairs and accessories, and is close to local shopping and Atlantis without being right in the middle of all the touristy spots. I felt much more relaxed than other trips I have made to Nassau staying here and will certainly be back. Our kids loved the beach and spent hours playing with friends they met from the US and Canada. Violas is a nice place as well for a quick bit or nice sit down meal. Thank you again Steve!

I rated 5 stars on all the metrics for which rating was requested, and also overall. I can't say it is a 5 star property, but I can say that it is a 5 star value. The condo is not beautiful or in great shape inside, by my standards, but it is fully functional. The owner, Steve, was extremely responsive to questions/issues, which is important to me. The exterior of Sunrise Beach Villas is also not in great shape, but it is nicely landscaped and quite pleasant. Viola's restaurant, on-site, is a big plus. (Mr. Mush (mushroom) burger may have been the best burger I've ever eaten.) Location of the resort is very good with access to the beautiful Cabbage Beach and proximity to Atlantis. Surf is usually rough at water's edge, in front of Sunrise Beach Villas, but the east end of the beach (a bit of a hike) is protected and fantastic.

My husband and I just returned from a wonderful month on Cabbage Beach, staying at Steve’s condo. From start to finish, Steve was available and attentive to our needs. Cabbage Beach has got to be in the top 5 most beautiful beaches in the Caribbean, and we were only steps away from it. The Bahamian people are some of the friendliest and helpful people we have ever encountered. The grounds were well kept and we felt very safe there. Violas has great food at very reasonable prices. We walked to the ferry and went downtown several times. Very convenient but Bahamian time is somewhat different so be sure you verify the time of the last ferry. $5 each way. We walked across the bridge( it’s a hike) to buy groceries at Super Value. Took a cab back. You need shopping bags, but Steve has them in the condo. The beach is busy until 3:00 generally with Cruise passengers, clears out quickly. The lounge chairs and umbrellas are for rent from the vendors on the beach. Steve has a beach chair and camping chair to use. We used the plastic patio chairs. Bring spices for cooking. If you want to see the Atlantis aquarium, go after 6pm and you can see it free. If you want to do laundry, you can after 6:00, $5 wash and $4-5 dry per load. Bring American quarters. Bed was very comfortable. We both feel that this is a great location for the beach, and to Nassau. Great experience!!!

Very comfortable condo unit with everything you need. No need for a taxi unless you want to explore. Short walking distance to the Atlantis where you can wander all the shops, restaurants, marina village, casino etc. A wonderful way to enjoy a world class resort. The beach is just beyond a short paved walkway with code access. There is a restaurant/bar on the premises. Great value for a perfect vacation.

Surrounded by high rises and new, shiny hotels, we searched for a place to stay that would feel authentic to the true feel of The Bahamas! We found it at Sunrise Beach Villas with lush landscaping and low rise condos! Sure, it's an older facility and has a few nicks and bruises, but it was comfortable, quiet, and perfect for our plans of a relaxing trip! Steve was awesome! Very easy to get in touch with and ready to answer any of our questions! The unit was clean and as it appeared in the photos, however it was a little tight for 4 adults (parents and 2 grown daughters), but we made it work! There is no regular beach service for chairs and umbrellas unless you find a local willing to rent one at the public access next door. The water is gorgeous, but the waves were rough on most days and there was a quick drop off about 15 feet into the surf! We loved how the trees offered natural shade on the beach! The onsite restaurant and bar was great! Go do karaoke! So much fun! If you looking for an affordable and authentic Bahama feel, this is it!

Steve's condo had everything you need for a comfortable and pleasant stay. The staff at Sunrise Beach Condo's were all so friendly and helpful. The food at Viola's, the on-site restaurant was great. You are right on the ocean and a ten minute or less walk to Atlantis. Steves communication was always immediate, and he is super friendly. Would definitely visit again.

Great experience overall. Easy access to beach, 10 minute walk to Atlantis. Close to restaurants live music, karaoke at Violas. Property was fairly clean and in need of a few small repairs but we'll worth the cost compared to to other properties near by. Would stay again when we return

This place was amazing. The host was one of the best I have been in contact with. He was readily available to answer any questions. The place is fully stocked with all required items and was steps away from cabbage beach. I would highly recommend this unit to anyone interested in staying there. Thanks so much.

Had a great stay at Steve's place. He was very easy to communicate with. The condo is just steps from the quiet part of one of a beautiful public beach - the stingrays swam right up to us! Steve arranged pickup at the airport with a stop for groceries. We did breakfast lunch in the unit and went out for dinner. It was a short walk to everything at the Atlantis resort, and about a 30 minute walk to cross the bridge into downtown. Make sure you grab a few meals at Violas, it's affordable and delicious.

Good place for vacation

We thoroughly enjoyed our stay on this property. From the villa to the beach there were no disappointments. If you are looking for a more intimate experience whilst visiting the Bahamas then there could not be a better place. The restaurant on property was great with a lively atmosphere on the weekend. If you want more excitement, Atlantis is right around the corner, either by walking or Taxi. Shopping for food is expensive overall but take Steve’s advice on stocking up on the main island before getting to Paradise Island. We rented a car only because I used to live there and knew my way around. I am not sure I would recommend doing so if you are not familiar. Traffic patterns and roundabouts can be intimidating. If you like conch which we do, I would recommend McKenzies at the base of the bridge or any of the places on Arawak Cay. It’s where the locals go. A short taxi to the Poop Deck is also a nice local restaurant overlooking the harbour. All around, a five star vacation without the noise and crowds. We will come again in a heartbeat.

I just want to thank Steve for his communication and excellent customer service. He helped us out in what was a rental that was delayed a very long time(Covid). We really appreciated it. The condo was clean, efficient and comfortable. The kitchen was adequate, I only wish there were some larger frying pans. I suggest if you plan on using the kitchen you make a list before you arrive with EVERYTHING you think you need. Dishwasher detergent, oil butter, condiments, WATER(tons), Snacks, sponges, foil, plastic wrap, etc.. The beach is located only a few hundred feet in the back of the complex. A very convenient walk. If you don't think of it, buy yourself a snorkle and goggles because the water is gorgeous and we regret not having anything. The restaurant Viola's is the best restaurant we ate at. We didn't go to many restaurants but this place beat the few we went to . I personally didn't care for Anthony's near Atlantis. Food was way greasier than I liked. The internet there was excellent. We brought our firesticks and had no problem using them at the same time. If you want to watch US content however you'll need to download a VPN app. Another thing to remember is if you use the laundry, BRING QUARTERS! They only take US quarters and getting them is a challenge. It's $5 to wash and $5 to dry so you'll need to bring a lot. Atlantis isn't far away and if you feel like being brave you can find scooter rentals just lying around. I wish I could remember the app you used for them because my stepson knew what they were called. Apparently you find them on college campuses. The only thing I will tell you that we did not like is the night time security lady. Rotten woman who hated us the second we showed up. We have no idea what we did to piss her off but she treated us like garbage.

The property was nice and quiet, the condo was clean and well equipt. We had a great stay, the restaurant had good eats and all the staff was nice and friendly. nothing really to complain about parking was a little challenging but other than that we will be back, Great Host!!
