Room was basic but clean. Have stayed in better places forvyhr money asked for.

Well positioned for a walk into Edinburgh

Room was far too small for three people with next room’s en-suite built into it! Bathroom was dirty with toilet seat stained and hanging off. Generally rather dingy.

We liked the location, the host was very friendly.

Toilet door got stuck so we kept them a little bit open. You could hear your neighboors, room was small, but we didn't mind because we stayed One night.

Clean, value for money. Staff friendly.

Website needs to reflect that breakfast is now not in the lovely conservatory but consists of a juice box, a piece of fruit and a small pastry left in your room in a paper bag. It’s adequate of course but not as advertised.

Not in the main building we were in a building over the road, roomsmall and overpriced for bed only accommodation. Selling itself as 4 star, maybe 2

The location is near to Edinburgh city centre although you still need to get a bus to get back to guest house. The receptionist is very accomodating and helpful in terms of asking about direction, bus, etc.

The room photos shown on the internet is not as spacious as it in the actual room. The hot water is not run with electric power so it not enough for 3 people when having a bath in the morning. The room is not regularly clean every morning and the free tea, coffee and milk has not been replaced.

Comfortable bedroom size.

The bed was old and soft, quite uncomfortable. We didn't get enough toiletries.

The (smallish) room had high ceilings and was equipped with everything we needed. Very clean, seemed recently refurbished, good shower, comfortable bed, plenty of milk with tea and coffee selection, helpful host, quiet location, not too central but close to cafés / restaurants

I could hear people coming back during the night as the room was close to the front door, the pillows could have been more comfortable and one of the towels was rather threadbare.

Beds were very comfortable, the host was very accommodating!

The room was small and noisy. There were several lightbulbs missing in the room.

Its location is 15 mins away from old town. The staff was very polite and helpful. They allowed us to leave our luggage in a room there, so that we can continue our strolls without carrying them. The price was great but there shouldn't be discounts in matters of cleaning.

The bed wasn't that comfortable. The room could have been more thoroughly cleaned as there were some hair in the bathroom and onto the bed's sheets.

stayed with the child for a weekend away, little one absolutely loved it and can’t wait for the next time. nice clean room, good location, affordable prices. definitely recommend.

This guest house was great! really exceeded our expectations and we were actually very surprised it doesn’t have a higher rating. This room was excellent for 3 people and I believe it will still be comfortable for 5 people as well. It is very beautiful, well decorated and its location is great. The beds were very comfortable and soft, it had a spacious wardrobe and a nice bathroom, small but good enough.

We had 2 minor problems that might be important for some people, especially when booking the room for a longer stay. The bathroom is small and doesn’t have a window or a machine for aeration. Also, the walls are very thin so you can hear everything happening in the other room, we didn’t have a problem because we returned at night and everyone was probably sleeping, but in the morning we could hear people moving around. If you are a light sleeper you maybe wanna keep this in mind.

Very nice stay, good location, clean room

Everything was great

It was clean , good location and very warm . The staff were pleasent .

This hotel was sold to us as "including breakfast" , however this was not the case. upon arrival we asked what time breakfast is served , and were told "we don't do breakfast" . This was extremely disappointing as we had chosen this hotel ,over others , specifically because it was listed as "breakfast included" . Furthermore , their website lists that breakfast is included, and there is a big sign outside stating "bed and breakfast" . Because of this , we had to spend an extra £30 per day to purchase breakfast at a cafe on the main road . This was very disappointing, from what otherwise was a satisfactory stay .
