Barry and Van were very pleasant and accommodating, good sense of humour and worked very hard to keep the place spotless and ticking along. We had a great time and have already planned to return next June, thank you both.
The food served here is strictly vegetarian but they dont hide this fact and is made clear. We aren't vegetarians but we went for a break and had plenty of places to eat just a short distance into town, so no problem there.

Very welcoming hosts and the location was perfect, very close to Keswick and some great walks.
TV didn’t work but that didn’t bother us as we were out and about so much. Might need sorting for other guests.

good location (about 25 min by foot to town centre, 5 min by car) spacious room, beautiful views of the mountains. the hosts were lovely.
the radiator in the room wasn’t very effective. the room was a bit cold - the bathroom was very cold as there is no radiator inside.

Would imagine breakfast is a continuing problem since the owners decided to discontinue this for their own very good reasons. There was no breakfast facility apart from a boxed continental that could be delivered to your door. That meant no breakfast as far as we were concerned but we were not especially concerned on this occasion because we had lived in Keswick fairly recently and were meeting friends for breakfast. However, as the hotel was vegan/vegetarian we would have struggled with the very limited (tending towards spicy) evening meal such as it was and the hotel is outside walking distance from central Keswick - an issue if you wanted to drink and hadn't the walking uphill capacity. We did know where it was and had known it in previous ownerships and remember it in better condition than it now is.
Very empty rooms. Problems with the loo and with the sash window involving being careful how one flushed the loo; the continual noise from the fan; the light coming on every time one went in and the main window remaining open unless we asked the owners to close it, due to a broken sash cord. We were told this was an upgraded room from what we had booked........ that being the case we would not have been at all happy with a non-upgraded room! It was a very big, cold room (with only night storage, which unbelievably was on at the time and no heating in the bathroom at all) but as it was summer, again not a problem. We would not stay there in the winter. There was no additional seating and furnishings such as there were were cheap apart from a comfortable bed - but even this was a double, not a king or superking as we would have expected for such a large room noted as premier on the web site. The whole hotel gave the impression of being tired and"kept going" rather than the superb establishment it has the potential for being.

Lovely little hotel in a lovely location - just close enough to Keswick which is only a 5 minute drive - but far enough away to benefit from the peaceful countryside. The hosts Barry and Van were fantastic, so warm and inviting and more than accommodating - even going the extra mile to provide my partner a nice little birthday surprise after a brief mention of that being our reason for the trip. The room was a good size and the bed was extremely comfortable. There were ample supplies of tea, coffee and milk and lovely little complementary toiletries. The host Barry recommended a lovely walk just up the road from the hotel (Walla Crag) which provided a beautiful view of Derwent Lake. There's a lovely little bar downstairs with a log fire which was very warm and inviting. Overall really enjoyed our stay and would happily return.
The only downsides to this hotel is there was no WiFi, the entrance to the car park is a little uneven (not an issue for most but I have a low car) and there is no breakfast option - that being said there's some fantastic places nearby in Keswick for breakfast/brunch. All completely minor issues in comparison to the many positives above.

Though we were happy with the facilities and will stay again, some people might prefer a more modern style hotel with power shower etc

The double room for three people but the host gave us space for 4. The gorgeous view.

Really good location, close to Keswick and also ideal for walking to Walla Crag etc. Friendly service and simple check in and check out..
Not really anything I didn't like, but be aware that walking back from Keswick is a pretty steep climb!

Very nicely presented spacious room, clean and neat with a lovely view. Extremely comfortable bed. Fresh towels and emptied bins every day. Beer garden also very nice. Barry and Van are lovely hosts and couldnt do more for you.
Description on booking.com should make it clear that only food served is vegetarian / vegan friendly and that card payments are accepted as this was not seen clear when viewing the property before booking. The description does state no breakfast which I think is a shame because the dining room is very nice and it seems a shame the room is not used for a buffet style continental breakfast.

The entrance to the parking is quite high. You have to be careful entering the parking area if you have a lower slung car. Definately not for sports cars.

No option given for breakfast and with it being 1.5 miles walk into Keswick that is not ideal. Not ideally located for our needs that weekend visiting the mountain festival with the distance However there was a marked footpath which made a pleasant walk into Keswick was just a little far coming back on the eve especially when all uphill.

The hotel hasn’t had money spent on it for some considerable time . Room tatty , hanging wires in room , poor finish. mattress unfit to be slept on. Really disappointed. Heating in room was appalling, cold throughout stay. Would not recommend. The owners are obviously just in it to make money and have no care for the customers experience. Properly crying out for attention.

Location was a nice walk from town. There is lots to do in the town and nearby walks were lovely. They were able to accommodate our dog. Our welcome was good and parking spaces were good.
The shower was awful, no pressure at all to the point where there was barely even a trickle most days. Value for money was poor, it should have been 5 stars for the price we paid. I couldn't understand why a simple breakfast wouldn't have been included for the price e.g. cereal / toast / pastries available in the dining room. There was no menu readily available for dinner, either in the hotel reception or online. Not enough shelving / pegs in the bathroom to accommodate a family. I think they might have bumped up prices because of people not being able to go abroad but it did not warrant the hike in price.

it’s location was ok, with a reasonable view of the mountains
flies, broke. door, which was fixed when reported. the flies just kept coming. windows closed so unsure if from the sink. shower super noisy and kept cutting out. tired on both high and low settings but no difference.
