Eva’s tiny home is the most outstanding spot for a weekend in Vermont. She is thoughtful with every aspect of the home and provides anything we might need. It was the perfect size for us. We absolutely loved our stay. Anyone would be lucky to spend time in this tiny home!!

My wife and I stayed here 11/10-11/12/2023 and wow is it great! I have stayed in numerous VRBO properties over the years and I can honestly say that this is one of the best!! Eva is a great host who provided perfect communication throughout the process and was good enough to make up the couch as a bed so our daughter (21) could stay with us. And the tiny house is SOOO fantastic!! Fresh granola and milk and yogurt--all kinds of coffee, etc...TV has Netflix and other channels, beds are comfy, shower pressure is great, maps and artwork are so cool, parking spot right outside the gate, I could type for hours...We've been visiting our daughter at UVM for 3+ years and staying in hotels and I really wish we found this place sooner!! And Eva, that is THE MOST detailed house book I have EVER seen!! LOL 10/10 stars!! Stay here--you won't be disappointed!

This is definitely one of the best rentals we have ever stayed in! Eva was very communicative and hospitable. We were super impressed with the comprehensive guide book and Eva’s hospitality! The tiny home is so adorable, the location is amazing, and it had everything we needed during our stay. Additionally, when we left, I accidentally left some toiletries behind and Eva was kind enough to let me know and leave them on the porch for me to swing by and grab. I truly cannot recommend this place enough!
While staying, we hit up Mule Bar, Sneakers, and Four Quarters Brewing in Winooski. We loved Mule Bar so much we actually went there twice! We also checked out the waterfront park in downtown Burlington, Foam Brewers, Zero Gravity Brewing, Queen City Brewery, and Vermont Pub & Brewery. We highly recommend Mule Bar and Four Quarters!

The River House is exactly the cozy, quaint, comfy, relaxing tiny house that we had hoped for! Eva & Sophie have everything you could ever need, special touches throughout & constant conversation. Love the chair hammock, homemade granola, local yogurt, wildflowers, books and testimonies to read and of course the kitties and chickens to watch & admire! Had an amazing dinner at the Waterworks and walked the Winooski Circle. Highly recommend The River House for your visit to Vermont!

We loved everything about our stay at River House. The quirky spot is in a perfect location for walking all around the area, and it is so thoughtfully stocked with anything you might need but forgot to pack. Eva also has a binder with fantastic suggestions of things to do and places to see - we loved our visit to Shelburn Farms. It was our first visit to the area but not our last. Such a great stay and host. Thank you!

Everything about this stay and experience was EXCEPTIONAL. The space, gardens and neighborhood where all charming, relaxing and comfortable. Eva, the host, has thought of everything. Every detail is beautiful, thoughtful and creative. It’s at the center of everything and Eva has pulled together a detailed guidebook to help locate and navigate something for everyone. The visit to Burlington for my daughter’s graduation from UVM was extra special thanks to Eva. She is the perfect model for how to operate the perfect home away from home.

This River house only enhanced our trip to VT. It was charming, cozy, and has everything we needed. Would definitely recommend this place! It’s about a 7-10 minute drive to downtown Burlington and easily accessible. The host was very communicative and had everything we could need for our stay!

What a sweet, lovely space! Even better than the pictures show. The garden is lush, with sweet friends to admire (cats and chickens). The house was neat and clean and filled with art that made it feel like we were visiting a friend. Can't wait to reserve it again in the future.

The River House is located on a quiet street a few minutes drive from downtown Burlington. The place was very well stocked with everything we could possibly need, had outdoor space for relaxing, and a comfortable bed. It was a great launching point for a few days in Vermont!

Amazingly well-organized VRBO. Great location with a beautiful garden setting. An immaculate and meticulously well-organized tiny house. Everything was excellent--clear instructions, lots of suggestions, maps and literature about the local area. Beautifully decorated and appointed. Highly recommended.

Wonderful
We stayed 6 nights visiting friends and family. This was one of the cleanest places with vrbo we have stayed. There was only a fresh air clean smell rather than cleaner or fragrance type odors.
The photos online are exactly how the house is except more flowers are outside.
The bed upstairs made the small house more comfortable. Eva did a wonderful job ensuring all the necessary supplies were stocked. The busy neighborhood didn't bother us. Located near an airport but only heard planes during the day. We would certainly stay here again.

Perfect Spot
We were up for a wedding and this couldn’t have been a more perfect alternative to area hotels.
The space is great, we’ll thought out and comfy.
Just the right size.
But the location near the river, and Winooski’s city center makes this ideal.
We walked to coffee, breakfast, and the little nightlife scene on the main drag over the river.
Eva is a champ.
She has a good tjhing going there and I highly recommend this spot!!

Great location, cozy space
The property was super cute and cozy, creating a perfect getaway. The space was clean and Eva had everything you could possibly need at your disposal. It made us feel at home and ready to relax. The location was great for food and drinks within walking distance, as well as great scenery with the falls/river a stones throw away. Eva was so easy to communicate with and was quick to respond with any questions. You will not be disappointed!

Perfect Weekend Getaway
Eva's property is simply idyllic. The beautiful gardens welcome you as you walk through the gate of the River House. The interior of the property is absolutely beautiful and well decorated. Eva had everything we needed and more. She provided wonderful information on the surrounding area and the best activities to do and places to eat. I would highly recommend the River House to anyone looking to spend time in Burlington. Eva is a fantastic host!

Wonderful long weekend in Winooski despite the heat
This place is as advertised - a really well-located tiny house. As expected, floor space is a little limited, but we were still able to be comfortable with our 6 month old and all her gear. While we stayed, the weather was high-80s and humid every day. The air conditioner in the unit kept up with the temperature quite well, but struggled a bit with the humidity if we were there. (If we left it running on low while going out, it did dry things out enough to be comfortable when we returned.)
The backyard garden was very pleasant on the one cool night we had there.
Winooski circle and the restaurants and brewery that ring it are very walkable, as are several parks and trails.
Eva was an excellent host - she made sure we had everything we needed and then some.

We had a lovely and peaceful stay, and will be recommending to friends and visitors!

Such a great property with everything one could want in a very efficient and comfortable space. We ate in quite a bit, and although the kitchen is compact, it really has all you need. The garden outside the rear door is quite a treat when all is in bloom. This property is very convenient for walk to all the Winooski restaurants and also the public transportation into Burlington downtown. And the sound of the falls on the river is quite relaxing. Thanks to Eva and Sophie for all that you did to make our stay perfect!

Felt like home
My husband and I stayed in the Burlington-Winooski area for 2 nights and stayed in the river house. Very clean and organized. We had everything we needed and looked forward to coming back home at night to relax. Communication with Eva was very easy and information about the home and areas was very helpful! Highly recommend staying here!

The River House BnB is perfect !
The River House is spotless. Clean and neat is an understatement.
The house had all the touches of home.
I was amazed...Eva has thoughtfully stocked the house with all the necessities.
The bed was extremely comfortable, with great pillows and sheets.
We enjoyed the surprises in the refrigerator, and her granola is delicious.
There is a wonderful list of things to do in the area, and great restaurant suggestions. We walked to dinner each evening, a bonus was the View of the Falls as we strolled across the bridge.
This was our first trip to Burlington, and hope to come back and stay at the River House. Relaxing in the garden after dinner was icing on the cake.
We wish Eva all the best with her River House, she is off to a great start.

A cute brand new loft space!
The one bedroom loft space is spacious and peaceful. The hospitality was great in that extra supplies were provided such as a toothbrush since I forgot mine. The whole space was very thoughtful for the traveler.

Wonderful Vermont Getaway...Great Location!!!
I could not have been more impressed with this wonderful property. Eva has created a beautiful space to stay and a wonderful garden area to enjoy coffee or wine with the relaxing sound of Winooski Falls. A short walk across the river gets you to great food and a fun area to explore including a path right by the river. Eva has truly accounted for everything from a packet of great information with lots of information about local activities and eateries to the coffee, yogurt and homemade granola that was waiting for my first morning there. She and her mother have created beautiful art work and every detail of this property has an artist's touch. If you happen to forget something--she most likely has you covered. I could not have asked for a better place to stay and highly recommend staying at the River House. The Eva was a great host and just a lovely person. I highly recommend the River House and hope to stay again in the future.

Wonderful!
We loved staying at River House. The place is unique and so interesting; everything is well thought-out, down to the details. Eva is a fabulous host! Highly recommend this place! Wish we could have stayed longer.
The only suggestion we would have for improvement is to put some kind of address post or landmark out by the street. When we arrived at night it was a bit difficult to find, despite Eva's great directions.
