Our family stayed here over thanksgiving for 8 days. It was much nicer and cleaner than previously read reviews. The king suite upstairs was perfect for my husband and I to stay in. The beds the others stayed in were not very comfortable but ours was very nice. The furniture was clean and comfortable and perfect for our family. We rented from Myles(recommended from house manager) and he was amazing to work with. I brought knives, dish towels and purchased a broiler which I left with the house. Other than the broiler the house was very well stocked! Great location for our family holiday on the beach! Highly recommend and as house owners and renters ourselves you won’t be disappointed or dissatisfied.

The best thing about this property is the location. Carpets and LR furniture to be replaced, and better attention given to appliances and kitchen utensils. We had to purchase knives to chop veggies, cut meat, etc because the one at the house was broken, the small counter oven had to be unplugged ti turn off, and the display light in the stove didn’t work. Only one kitchen towel. No beach chairs provided with the house and no chair rental included; porch furniture was sad. A few plastic chairs. The grill was also sad. House sits beside a public beach access so there are people coming and going…a lot, and at all hours. Didn’t really mind that except it makes it a bit challenging to have some quiet time on the deck. However, we enjoyed the week and RealJoy vacation rentals are great to work with!

This house had plenty of room & was perfectly located right on the beach which had spectacular views. My family will forever have fond memories of the time we spent here!

Access to the beach was exactly as described. I have never stayed in a more convenient location. We had some issues with clean bedding, but management was responsive and gave us new bedding that day. The kitchen is stocked in terms of cookware, but has absolutely no extras (seasonings, oils, tinfoil, etc), so be aware of that when booking. Overall, great trip and good location. PS: we didn’t have any issue with the porch. You’re there for the view, not the furniture.

Can’t beat the location. Steps from the back door is the beautiful Gulf Coast Beach. Everything in the rental promotion was as it was. We went with adults and teenagers and it was great.

When we entered the property, we were greeted with the smell of curry. We then noticed that the furniture and other accommodations were run down, including the sofas and beds. One of the dining room chairs had a broken leg. The patio furniture consisted of cheap plastic chairs, three of which were broken. Therefore, it was difficult to enjoy the view of the ocean from the porches. The outdoor shower also did not work and wad not fixed until the fourth day of our visit.

The Ocean Spray was a delightful way to spend Thanksgiving with my family. The property exceeded my expectations. The kitchen was well stocked with everything that we needed.
The check-in process went without a hitch, other than my failure to operate the lock (no one had trouble but me!). We had no problems to report. Everything was as it should have been.
The rooms were a good size, and everything was in great working condition.
We thoroughly enjoyed our time at the property and look forward to coming again.

The check in process was great, if I had a complaint it is that you pay a lot of money to have a private beach spot only to not be able to sit anywhere near your house. The beach access being right beside you makes it not an ideal location to stay.

We are going home today after a great week at PCB. The house was perfect for us. It was very clean and comfortable. The location was the best. Close to restaurants and activities but on a quiet strip of beach. We have been coming here around 30 years.

Our trip lasted 7 days. The house was spacious and as advertised, easily sleeps 14. The view and distance to the beach were perfect. My only complaint has to do with the ugly decks. There are 2. They are in (exceptionally) bad shape. The wood looks to be original and needs some work. Also, basically no outdoor furnishing. Horrible grills too. I'm surprised this hasn't been addressed.

The house was clean and attractive and 14 family members fit very well. The location was absolutely perfect. The water was very few steps from the house. So convenient. We would absolutely choose to rent it again.

Beautiful right on beach with a nice big deck & grills! However, there are items inside the house that need updating/replaced. WAY too much silk greenery, decor needs to be more "beachy", upstairs bedroom with king bed was so soft the person could not get good sleep, couches are really bad and need replaced. We will not return.

Fantastic location. Beach was great. Found a beach chair vendor that really helped. House is tired. Needs some outdoor general maintenance (paint) and improved outdoor furniture. Had several issues that were fixed within a day or two by the maintenance/management company. Real Joy was responsive, just not sure why it was not corrected before I arrived. kitchen area was terrible picked up a draining pan and it had tens of baby cockroach on it spoiled our Easter dinner. Everything else was fine.

Absolutely loved the location and spaciousness of the property! Kitchen was well stocked and everything was very clean.
I would suggest bringing beach chairs and towels, as I found it slightly odd that a house directly on the sand doesn’t have it available but that is their policy, so be sure to pack some of your own. I really enjoyed our stay and loved how close we were to grocery stores, eateries and more. I will absolutely be back. The vacation rental company was super pleasant to deal with and very professional!

Kitchen well equipped. Here are some tips if you stay here: def buy more toilet paper. No back up. No beach towels or chairs. If you are not the early riser don’t sleep downstairs. You will hear everything. Small ants in kitchen. Only saw once. House was clean. Despite previous reviews. Overall the furniture needs to be really updated but we had a great New Years. Used a rental

It was also tough because simple things like pot holders, kitchen towels and measuring cups were missing/not able to be located.

The overall experience was great!
The house has an excellent location with a beautiful view of the beach and ocean. The only due fall is you can’t really enjoy from the deck or balcony. The chairs they have are hard plastic and short so you can not see out over the railing….(we as a group love sitting out on the deck and listening to the ocean)
The house is a little dated. The ceiling fans also need some attention, the dust on them was really heavy. The carpet definitely needs a good cleaning and the windows on the front of the house also could use a good cleaning there were bugs piled in the corners of the windows. Just not something I enjoyed looking at every time I went up and down the stairs. But overall we all loved this house.
Also I’m sure this is no control on your part but the trash was never picked up the entire time we were there. It was already full the day we arrived.

We arrived on Saturday at 4:00PM to find a home that had not been cleaned, all 14 of us had to go find something to do for an additional 1.5 hours, the property management team did extend us a gift card for our trouble. We pulled the couch out to see the TV and there was wrapping papers and food on the floor and windows, the ceiling fan in the living area has black dust accumulated. The home just looked run down.
Overall, this is a beautiful home and one that we have enjoyed for many years, we hope that the standards are once again raised to meet expectations of at least those of us who have been in this house many times, with 2 years spent at its sister house next door.

We enjoyed our stay at the house, perfect location, close to beach and far enough away from all the crowds, had some minor problems that was taken care of quickly except needing new stove, some deep cleaning needed, portalable fans are dirty. Thank you!

Booked this beach front house to celebrate a few things within our family, (July 4th, 2 birthdays and a retirement). We were very excited upon check-in but quickly got a rude awakening when we entered the unit and started the set up the room situation for everyone.
The house is quite dated and not worth the money that is demanded. It certainly benefits from the current market and being directly on the beach. Don't expect any level of luxury here. It is a good enough house, though. With that being said...unfortunately, the entire unit was not properly cleaned, or barely cleaned at all, from the previous tenants. We have several pictures to prove this as fact. The house had a distinct musty smell, the bathrooms were dirty, sand in showers/tubs, candy wrappers on floors in bedrooms, candy that was stuck to carpet in a couple of places, used Q-tips and hair in bathrooms, deck was very sandy and disheveled, the windows and sliding glass doors were smeared with hand prints and the furniture in the house was sandy and dirty. The refrigerator was sticky and had not been even wiped down. We found black hairs in the freezer as well...not sure how, but it was there. We were honestly afraid to touch anything initially. We called the customer service number for RealJoy and spoke with a man named Logan. He was very attentive and made sure to get a cleaning crew over to the house relatively quickly...within an hour and a half. Unfortunately, when they left we had to run to Wal-Mart to buy Clorox wipes because the cleaners did another poor job. After we called again, a different crew came the next morning. We spoke with that cleaning crew, whom coincidentally, knew the other cleaning crew and legitimized our poor experience. This crew did a good job and left the house is as good of a place as it could be. Lastly, the toilet in the upstairs guest bedroom was not working properly and needed an entirely new flushing repair kit.
With all that said, we did have a great week but certainly wished that we had not lost a day and a half of vacation because we ourselves had to thoroughly clean the house before it was "professionally" cleaned and before we felt comfortable enough to even sit on the furniture. It did make our own beds and couches feel amazing when we returned to our own homes, though. OVERALL, it was a good house directly on the beach, which was great, but the value was just not there.

Family trip
Location was far enough away to be out of the major tourist traffic, but close enough to not have to drive far, (4 miles from Pier Park). House was not deep cleaned, ie: food under the bed, stains in the carpet. Furniture could use some upgrades, but we had a wonderful time and would do again. Management was great to work through, very prompt response to any questions.

We loved the location of this home, far enough away from large condos such that beach was not crowded but close enough for short trip to tourist areas. The home offers great beach views and access so when the weather wasn't the best, we could still enjoy the scenery. Also highly recommend Sunnyside Grill for a nearby breakfast (We did take out).

House wasn’t as clean as I expected with covid cleaning processes in place. It smelled musty when we entered and there was trash left under the bed in the master (I found when looking for a dropped pacifier!) The house itself is off a busy road which made me a little nervous when leaving with the kiddos but we just held their hands until they were in the car and it was fine. Location to the beach was amazing and the views excellent! Would definitely consider staying here again.
