Overall great property. Kids and adults love the slide and the pool. Refrigerator in the kitchen needs to be replaced, would not cool the entire week even when we took all the food out and moved to the other refrigerator. We have a bunch of children so a lot of milk we needed to keep cold. Could all those kids have kept opening the fridge door-absolutely, but the refrigerator was almost as hot as outside. Still gave it 5 stars, best property.. and owners may not be aware. Property is clean and quiet and a lot of fun.

House was spacious and neighborhood was amazing. River was walking distance but having a golf cart made everything easier. Backyard was a dream from the slide to the covered patio. We must return soon!

We have been going to the Frio for years now and have stayed in Heartstone before but this was by far the best time yet. The pool was amazing and kids of all ages and the adults enjoyed the slide the most. The house was so spacious inside and out! It was everything and more!

The house was perfect for 30 people. The river is close by but we spent most of our time hanging out by the pool and enjoying the outdoor kitchen. The slide and spa were also a big hit.

Overall we had a great experience. Management was very responsive and helpful. We had an unfortunate experience because of the drought. We couldn't float the river which is what we look forward to on these trips. There was a water shortage so each night the water was shut off at the house from 11pm - 6am. So flushing the toilets was an issue. Of course, that wasn't the fault of the home owners so I don't hold it against them. The slide was fantastic and so much fun! The only other issue is there wasn't a half bath downstairs nor an outdoor bathroom so after getting out of the pool you have to walk into someone's bedroom to get to their bathroom. It would be nice if they built an outdoor bathroom. The biggest complaint from the group was the mattresses. They are very thin and uncomfortable. We are a large group of adults over 40 so that seems to be an important feature for most of us these days. Regardless, I would still recommend this property and consider staying at it again if we ever go back to the Frio.

Overall it was a fun time spent swimming in the pool and playing games with extended family. The house was clean and cool and the pool was crystal clear. Before arrival we were aware of potential water shutoffs due to the extreme drought conditions. We had a few water issues but the management team was wonderful in responding quickly to resolve. We will definitely rent with Frio Premier again.

Firstly , the management company was absolutely amazing. Any little problem we had they immediately fixed and they were really nice. The house itself was phenomenal . You can’t beat that slide . Adults and kids alike had so much fun on the slide . There were plenty of nice big beds ,lots of seating and kitchen space . The outdoor kitchen area was really nice as well. We’ve rented four houses in the area now and this was our favorite

My family and I really enjoyed our time. The house was exactly what we needed for our large family. We really enjoyed the outdoor area. If I had to give any recommendations it would be to relabel the buttons for the waterslide and spa, we were confused with how to turn off/on. Also the room with the 2 queen beds made a lot of noise getting in and out. Maybe need new mattresses. Other than that, everything was very nice.
