Location
Booking process was awful. Multiple messages sent to confirm ID, pay separate deposits etc.
Links to submit documents didn't work, had to call multiple times. Link to get key code didn't work. Had to call to resolve again.
Had to park before being given an allocated space, then asked to move.
Beds were very uncomfortable.
WiFi didn't connect.
The windows DON'T OPEN, no fresh air after cooking, awful ventilation.
We left a day early.
This was such a stressful accommodation booking process and not worth the hassle at all.

Location was good
We rented 2 flats. Flat 802 was under maintenance and should not have been let. The hallways to get to the room were smelly and floor covered with stains. Flat 322, there was a leak behind the toilet in the bath room when shower on. The people renting the room next door we’re having a rave, however they did turn the music down when asked. The TV in the room had sound but no picture. Wifi was ok but not strong enough to watch bbc iplayer.

The property's management is terrible.
My reservation was from Sunday to Sunday. On Thursday afternoon we agreed that I would extend the reservation for another week. They said they would send me a link for payment. On Saturday at about 10 p.m., they texted me that I had to move out by 10 a.m. tomorrow, Sunday. I asked why because we had agreed to extend my reservation, but they said that the extension was only for one day until Monday, and they were very sorry about that. I asked if I could postpone the check-out time until noon, as I received the message about the non-renewal very late. She said no because someone else was moving in on Sunday.
I would not recommend dealing with this management, so my experience is awful.

Modern property
Lifts weren’t working on the third floor. I had specifically called the day before asking about the accessibility of the property as my mum has severe arthritis. The reception is on a main/busy road, you have to pull up in a red zone bus stop to quickly run in and collect a key fob. You then drive around to find the parking. There is a lot of construction happening below/behind the building. It was a hot weekend and they provided us with one fan which was practically falling apart / not safe to use. The two sides of the fan had come apart, only held by one screw. The head of the tower fan also was dropped I.e even if you wanted to use it, it doesn’t face straight.

The view, and the location are very convenient. The 24/h concierge service really helped for my 3am check out. I was here for a short stay to see a concert and I could walk to the venue! It was secure and comfortable, I would stay again!
There were a few stains on the white sheets, and they only provided one tablet for the washing machine and the dishwasher. There were very few tools to cook with but enough to make do.
Also all the lights had different bulbs so it was hard to do makeup with both warm and cool lighting.

The size and location
You can’t open the windows and there is no air con so in exceptionally hot weather it’s very warm. There was 1 fan but it wasn’t enough to cool it down

location was reasonable
checking in was very inconvenient. first we had to make three phone calls to the mgt co - and all of us including my father in his 70s had to walk 500m just to gain access to the parking. then the apartment wasn’t what we’d booked (1 bedroom not 2) it took 4 phone calls to the mgt co to sort that out. after an hour we got into the apartment which was roughly of the standard of a university hall of residence in 1993. for the price paid this was not good value. this is the second poor experience(2 for 2) I’ve had with booking.com and apartments. I might use them again for hotels but nothing else. I would definitely avoid ‘seven living’ in Birmingham if possible.

We booked this accommodation for a long stay. As it is a proper flat we didn't miss anything, A Morrisons supermarket is very close. Only 5 minutes to walk. Also only fife minutes walking to five ways train station. To the town centre it's a 20-25 minutes walk. So it's absolutely perfect to leave your car where it is instead of going into the mad Birmingham traffic ;-)
Not in the mood to cook? No problem, a few pubs and restaurants are close by. Also delivery service is no problem. If you need to receive a parcel it's also no problem as it's taken by the reception desk. A bus stop and a tram station is straight in front of the building.

Beds were not done. I have attached pictures of the bedroom. Despite more than 50 calls to the host, noone answered the call. It was my worst ever experience.

seven living failed to send me the code needed to check in (not something they advice you will need beforehand) meaning I couldn’t check in with the concierge for 2 hours. I rang them about 50 times no one answered as did the concierge and we were not the only people waiting to receive these codes. The concierge also advised that this was a regular occurrence. This delayed us getting to our event and we missed half of the event. Flat is nice, building hard to locate, reception is impossible to find and no address provided and again no one answered when I was calling to find out about this. Cant open any windows so no ventilation.

Location was good easy access for public transport etc. Something to consider when someone booking this place
Toilet was stinking after day 3, when i complained to the PIC, they said they can't do much as this has to be dealt with the owner. Water was clogged in the toilet all the time. Bad experience due to the smell in the room - due to toilet

Cleanliness and cosy feel if property
Hot water heater is terrible you have to wait hours for it to turn on and it’s goes cold as quick as it comes on, sevenliving company we’re quite useless when it came to solving the issue, I had to call back over 10 times

I cannot comment on the property we booked because we never got to stay in it. The property we eventually received was spacious and light but very sparse and and tightly controlled, right down to not being allowed more than 1 roll of toilet paper between 4 people for 2 days.
At around 2pm I had a phone call from the property to say that there was an incident and we would not be able to get the space we had booked. please keep in mind that check-in was at 3pm. I agreed to move to a property across the road as long as we could keep the requests we had made for the initial booking which was free parking and free Wi-Fi. when we got to the property there was a concierge only on duty and he had no booking details for us. Not for the original booking and not for the subsequent one. we spent an hour arguing and showing the confirmation emails we had received before we were allowed to receive a set of keys. There was also no parking and we were forced to park outside the front door of the main entrance to the building. The property itself seemed to be under for a while as it had a musty smell and it was freezing cold when we entered. The Wi-Fi details we were given were incorrect. We tried calling the help number but were told to call back the following day at 9am if we needed help. The lady my husband spoke to was so rude that she even refused to give him her name initially as she didn’t see the point! Nobody knew the Wi-Fi password so we had a weekend with no Wi-Fi and 2 very annoyed children! Halfway through the day we received an email which said it was not directed at us but could we please not use the heating so much. I add again that the property was freezing cold! A few useless emails were sent to and fro but no help was forthcoming. The day we checked out we did so on time and having cleaned the apartment to the standards set out in the email we received from them, but 45min later I had a phone call to confirm that we had indeed checked out! I couldn’t understand the logic behind this call as we had handed in
our keys when we left but they seemed to checking whether we were still in the property. All in all a disaster!

The location was great, within walking distance of the shops and attractions. The bed was clean and quite comfortable. The shower was good. The kitchen was reasonably well equipped. It was great to have free parking.
Having previously been a victim of identity theft, I wasn't happy about uploading two forms of ID just hours before check in and already en route. When I questioned whether I could show my ID at reception I was told there was no other way of checking in. I have stayed here before and don't remember having this problem then.
We also found a dirty sock under the vanity unit in the bathroom, leading us to believe that the floor hadn't been thoroughly mopped. We also had to vacuum the carpet in the bedroom ourselves. We experienced a higher standard of cleanliness previously.

Water kept on getting into the sitting room either from the walls or the windows, I really can’t tell cause the windows were always shut, the sitting room was always wet.

Not happy with the host. Just few hours ago they have changed my flat from broad street to pope street flat. No clear instruction for car parking(just need to press the bell button on the entrance of the car park, so the security let us in). Hot water was switched off by some one, we did not have hot water. instructions showed switch off all electric appliances while checkout. it needs to be more specific.Very noisy flat in the morning .

smell on arrival, oven had thick grease at the bottom which I had to clean.
towel rail in bathroom never worked, electrician attended - problem the towel rail itself.
dishwasher does not heat up or drain the water properly.
crockery was chipped - located at back of the cupboard but sufficient crockery for use.
Duvets and their covers are of a very poor quality. Old and torn. Should be replaced.
Initially, only 1 set of keys was allocated , the apartment sleeps up to 4 adults. This created difficulties as I was there for business, my husband retired,
staff rectified this issue but we had to pay £200 deposit for second set of keys. Never encountered this before either at a hotel or apartment
was there for a month . no maid service during this period. I vacuumed and cleaned the accommodation myself. we do not smoke but found cigarette ash in the Apple ornament in the bedroom.

There is no heating system, I spend around 30 nights without heating system from the first night I ask them to fix the damage but they didn’t.

Beautiful 2 bed room self sufficient apartment, with spacious bedrooms and comfy beds, nice living room with a small dining table. Comes with well stocked kitchen. Conveniently located at the edge of the city centre/br9ad street, 10-15 minutes walking distance to Bull Ring/ New Street station.
For long stays, they could have stocked bin bags/Toilet rolls etc accordingly and provided additional bed linens/towels for those who does not want to hire household cleaning staff during their stay.

it was a nice apartment. location is good. only problem that there were no cutlery.

Easy check in, friendly concierge, fab to have parking onsite.
Communication excellent- checking all ok and if we needed anything.
Apartment was perfect for us, had everything we needed, really efficient heating (much appreciated as was snowing outside!) Comfy bed, nice big towels in bathroom.
location was perfect, tram stop 2 mins walk away, so easy to get to Xmas Market and Bullring for shopping!
Will definitely stay again
