Great property for family gathering.
Had issue with Garage/games room door. Fob stopped working and we had to get housekeeper to come and get it . Only access to games room was through garage door , so when inside the only way out was to open electric garage door . Felt anxious about family being inside especially after the door failure.
The kitchen could be a bit better equipped. Shortage of roasting/ baking tins. The can opener did not work so we bought a new one. Only one wooden spoon and no serving spoon without drain holes.
Could do with a few more dish cloths.
Annex - kitchen was not equipped at all. So had to take cups spoons etc from main house to make tea/coffee.
There was no cover on pool?
No firefighters or matches to light wood burner. So we had to buy.
Little things but thought you might like to know.
Beds and bed linen very comfortable.
Family really enjoyed hot tub once it had reached temperature .
Great location for walks

Such a gorgeous location. Watching the sun set over the sea was just beautiful. The kids had a great time in the pool. Communication with Christine and Sue was brilliant. Would highly recommend

Spacious home ideal for multi generational family. Beach pebbly. Real treat to sit in jacuzzi and watch the sea. Gorgeous sunsets. Friendly owner. Big screen for games. And places to walk and cycle in nearby RSPB reserves.

We had a lovely stay at The Beach House with family for my husbands birthday celebrations. The house was well equipped and spotless. Great communication and very helpful having Sue available for any concerns as she was very responsive and reassuring. Great location on the beach and easy access to the town. We all had a great time.

Property was ideal for 14 of us and in a great location. Well equipped and the swimming pool is a great attraction and well heated.
Strong south westerly winds are difficult to escape on the terrace and a safety glass windbreak could be a good investment . Everybody had fun!

A lovely house that perfectly suited our multi-generational family. We stayed for a long weekend in early May and despite the mixed weather we made good use of the outside space, particularly the pool, hot tub and beach. In times when the weather was less pleasant, the house itself was very comfortable. The garden was mostly paved with plenty of outdoor furniture. It reminded us a bit of a pub garden – not a bad thing. It could do with a bit better outdoor lighting.
We really appreciated the EV charger, especially after travelling a long distance to an unknown area.
However, we found the rules and regulations excessive. Maybe put a bit more trust in your guests to act responsibly. On the other hand, the manager, Christine and housekeeper, Sue were very helpful and responded promptly when contacted.
We hope to return.

Great for a break for a large family. plenty of room for 12 of us to sit together and eat. Ample private parking. Vehicle charge point is a bonus and worked on an Audi. The locally based cleaner/caretaker is exceptionally helpful.

A perfect house for a family Easter break. There were 12 of us in total of mixed ages (Grandparents to toddlers) . The house is in an ideal place and there was plenty to keep all entertained. Only downside was the beautiful swimming pool was far too cold to use. Really needs heating.

Stunning location. Bedrooms & Living room light & airy. Heating broken in master bedroom & en suite. No heating in downstairs bathroom. Some photographs & descriptions need updating. Swimming pool was a hazard as there were no safety features whatsoever. No pool cover, cover for filter was missing so it was a trip hazard, no lifebelt, net or pole. One 5yr old fell in but as children were not allowed outside unattended, he was quickly pulled out of the deep water.

We had a great 4 nights here with 2 other families. Great location, spectacular views overlooking the sea.
Hot tub was a hit and there was plenty of space in the lounge for all.
Seafood from Julie’s went down a treat!
Great place for adults, teens and children.
Communication from hosts was very thorough too.
Highly recommend.

Lovely property, very clean and well presented, friendly owner and housekeeper. Lovely location and we were very lucky with the weather being able to use the pool at the end of October. The only downside was that the hot tub needed cleaning after a couple of days and we didn’t have any cleaner.

This was a wonderful way for all the family ( 16 of us) to get away to celebrate our 50 th anniversary. There was plenty for all ages including the pool, hot tub, games room and Nintendo. We were very luck with the weather and the pool was much appreciated.

Stunning location
Booked this for my 40th birthday and was great, we had everything we needed for the weekend in one place.

AMAZING!!!
The house was the perect size for my hen group of 12, the views across the garden/sea are beautiful. The house had everything we wanted and we couldn't have had a better weekend. We're already talking about coming back again xx

We thoroughly enjoyed our stay at this property for a long weekend. There are a few things that can be improved of course but not significant enough to mention here or spoil our enjoyment at the time.
However... BEWARE... you may find hidden costs that you did not budget for are added once you have left.
For example... We got permission to take our dog... we had the privilege of paying an additional £250 for this... only to be charged an ADDITIONAL £150 for "checking the garden for dog waste"... £150!!!. (Bearing in mind that the main gates were left open when we arrived and there were plenty of other dogs in the area.)
An very elderly relative had accidently stained a single duvet cover, for which we were chardged £40 and an additional £50 for forgetting to strip some beds before leaving. Very petty when paying literally £000s for the weekend.
So... Whilst we had a great time at a lovely property... BEWARE of these additional money-making charges. You have been warned!

We were a group of 'Mother and Daughters' Celebrating a Birthday. House was great for what we wanted. Clean and spacious. Hot tub was well used and location is a short walk into Town where there are lots of places to eat and drink. Too cold to use swimming pool but still a lovely back drop.

Family Reunion
14 of us stayed at the Beach House this weekend! We loved the house. The kids loved the games room, pool and hot tub were well used by all of us even though it was freezing outside!! Beautiful views, great location. Kitchen brilliantly equipped. Annex was a great benefit for our family of 4. Would have loved a shower hose in the annex bathroom, otherwise brilliant ! Great Comms from both Christine and the ever-helpful Sue! We will be back again for sure! 🙏🤞❤️

For a weekend to re-energise before Xmas, five friends and I - all ladies of a certain age - came to the Beach House for a break.
The house is beautifully decorated and clean as a pin. The space is really relaxing and the rooms big and airy.
It was fun to sit and chat in the hot tub; easy to wonder into town for some great food; and go for walks along the seafront.
Highly recommended - and we're tempted to return in the summer to see it all with fine weather!

Location were superb and thinking of coming back in the summer to experience the pool, one thing I would suggest is outside lighting especially around the bbq area , we managed with lights on our phone , and didn’t poison anyone , all in all a brilliant weekend away

Wow what can I say .. from initial contact with the host Christine to friendly and prompt communications with housekeeper Suze… everything was just perfect! A glorious luxurious house with all you need and more . I highly recommend this stunning house. Thank you for having us !

I live in Selsey but rented this house for my adult sons and other family from London to attend our wedding last week. Wow what can I say .. from initial contact with the host Christine to friendly and prompt communications with housekeeper Suze… everything was just perfect! A glorious luxurious house with all you need and more . I highly recommend this stunning house. Thank you for having us !

We were extremely happy with the Beach House. It was very well equipped from the lovely white towels to the THREE dishwashers. The swimming pool was a great success with the children.
It is quite isolated so if you want peace and quiet this would be perfect
