Neighborhood was safe, GPS found it easy enough, parking was on the road. The hotel is well kept and modern. We were greeted at midnight without any fuss, concierge was helpful and obliging. Host is easy to deal with and although we were not satisfied with our stay he was non-confrontational and easy to deal with. Probably suits younger people on a budget without any expectations.

So the first thing is that it was not what we expected based on the photos on booking.com. There is no pool in the room and no indoor-outdoor area. The owner pointed out this was all stated clearly in the description, fair enough. The window in the sitting room is large and faces the road with no privacy so unless you want guests looking into your room you will have to keep the curtains closed at all times. There is a huge construction going on next door so don't expect it to be quiet or peaceful. These were things we could live with however the chemicals used to clean the room leave a stench that is unbearable, to the point where it's all you think about. My wife felt it was damp and we chose to leave the next day. The host could not identify any smell and claimed all products are organic. He would not reimburse us as it would mean a loss for his business, we booked for three nights but could only manage one night. It is value for money and if you are not sensitive to chemicals go for it. On the bright side Tulum is worth visiting with excellent food and tourist sites.

Bad service by host. Construction right next to the apartment is going on as of 7:00-7:30 in the morning with too much noise to be able to sleep. I complained and both the host and Booking.com did not even confirm this is an issue, let alone compensate anything. They even questioned my complained as 'according to the host' noise is only as of 9:00 (of course he says that....) and my video that I have sent could not 'prove' the timing. Well.... I am not complaining if it is not true, why am I being distrusted (???). Also on Booking.com the room appeared to have a private swim bath as mentioned in the room specification and also pictures of that bath was shown with the room pictures. So I was expecting a private bath, but turned out to be a shared bath(?). So I complained on this topic as it was misleading, but they just ignored my arguments.... But now suddenly the swim bath picture is not shown anymore when clicking the room...... so apparently it was misleading?? Also the host did not respond in a professional way to my complaints. The location is not convenient, there are some (very expensive) restaurants nearby. But if you want to go to the centre where the most restaurants are, you cannot walk (not safe to cross certain neighbourhoods) and have to take taxi's. Also handover of keys took too long, although I did even send regular arrival time updates via the app/text... In short ok apartment, but unprofessional management.

During my stay I spoke with Mr Olivier most frequently and I must admit I was surprised at how responsive he was throughout my stay. I text him for food delivery options one evening around 1am and he texted back immediately with 3 options. I also paid for a full body massage, direct to my room, which was amazing and well worth it. Location is a great area, close to food shopping beach and ruins. Ruins was great and cheap to enter about $5 USD. Super hot, take a hat and shades and extra water. Lastly, Mr Edgar in the front desk was extremely friendly polite and virtuous. Always greeted me with a big huge smile asking how can he help. They also secured transpo to and from Cancun and both times my driver was on time, helpful and provided lots of cool info on the history of Talum. All around I give this a 5 star. Great job I’m impressed. This was super crucial for me to feel safe, and they achieved that. I travelled alone for 5 days or so and stayed only here. I will def come back.

Everything about this property was wonderful! Close enough to the Pueblo to walk and get tacos and a 5 minute scooter ride to the beach. Edgar and Oliver were super accommodating and the massages you can get at your room were the best! The 2 ladies who came to give me and my bf massages gave us the best messages ever we had to call them to come give us another one!

Fine location with a nice quiet atmosphere, perfect for families

Great location in a an upscale district of Tulum. Nice restaurants/ coffee shops in the area. The room itself was spacious and very suitable for us as a family. Very responsive hotel manager. We had an issue at the beginning, Olivier settled everything within few hours to our satisfaction. A guard (Edgar) is at the property 24/7. He is also very helpful and made our stay very pleasant.

A safe in the room would be useful (maybe we just didn´t find it...)

Loved the location and how quiet it was compared to the city. Very affordable and close to both the city centre and the beach. The host provided a crib as requested.

The water heater is very small, thus you can only take about a 5 minute hot shower. As other guests have stated, there was a small case of ants and I saw a few bugs, but nothing major (and they provide bug spray).

I liked everything. This property is beautiful. Its peaceful and full of nature which i love. Everything was clean and organized, the staff was amazing very informative very polite.my kids loved it as well.

What i didn’t like was the pool closing so early. We stood here for 3 nights but since we were out of the property much of the time we always wanted to come back and enjoy the pool but the closing time is to early and we never got to try it.😩

I love this property. It's gorgeous and romantic. It's located in Aldea Zama, so it's more private than the main strip or the hotel district.

I wish there was a cleaning schedule. I got more towels and trashbags on request, but I was expecting at least one refresh during my 7 night stay.

The property was very nice. Our rooms were a great size and the communication was perfect at the place. This was a great location, but it is not located at the Tulum strip where the partying was. I was fine with that and I preferred our place and it's location.

I did not like that the pool closed and 9pm. However, I understand completely that it is a safety issue. From the pictures, I thought that our stay would be a bit bigger and had a little issue with room towels. But nothing to crazy. This was a great stay, a little pricy, but the time we went was prime time for travelers. I felt safe at my location and the guy who worked at the property was always responsive. I do suggest hiring an overnight worker especially on the weekends.

Everything was clean, it had a complete kitchen, we had a great time there. Edgar was a great host.

No place walking distance to eat, especially at night, but Edgar tell us about a website that offers delivery many restaurants near the property.

Well constructed and comfortable bed. Large shower. Very friendly staff.

Normal checkin 3pm. Arrived at 6pm - condo not ready. Told it would be one hour. Waited 2:15 minutes to finally have access at 8:15pm. Dark interior due limited natural light from obscurations caused by high concrete walls around the balconies. Only unblocked windows view the front entrance area. Upon arrival had cogged bathroom sink and broken mount on vanity mirror causing it to hang sideways. Stains on walls adjacent toilet. No water on Day 2 though this was not their fault. I’d assume a local water main had been shut off.
