The property and the property location is amazing! It’s fantastically equipped. Beautiful house with wonderful view, right on the lake and all the wild life just at our door. This holiday has everything - for all of us - adults and 2 year old toddler. At hand, Tennis, gym, pool, cycling, kayaking on our own jetty, hot tub was fun. Local attractions more than enough for a fun and interesting week. I cannot recommend this house and this location more positively! Or this holiday. Thank you - a memorable week.

Lovely position overlooking the lake with easy access for paddle boarding etc. Property was very well equipped and comfortable for our family of nine.. We made use of facilities such as swimming pools, tennis courts, playgrounds, restaurant as well as hiring of canoes and paddle boards. Perfect get together for our family.

We booked this property to celebrate a special birthday. We were a group ranging from 11 to 84 years old and we’ve had a great time. Communication with the owner was perfect, she provided lots of information about the house and the surrounding area along with recommendations on places to eat and activities to do. The house was fabulous, great location right on the lake with the sun on the patio all day. Very spacious and well laid out. Bedrooms really comfortable. Roof terrace was an added bonus with the hot tub. Family enjoyed easy access to the lake with our paddle boards and kayaks. There’s some great walks around the estate and the additional leisure facilities and spa are well worth a visit. You definitely need to book!

This is a really lovely villa overlooking a lake on The Lower Mill Estate. The beds and bedding are really luxurious and absolutely pristine. We really didn’t have any complaints whatsoever. It’s very clean, extremely comfortable and really high end. It’s exactly as listed and as the photos show. The main open plan living / dining / kitchen area is bigger than it appears on the photos. A really beautiful place to spend time. First class property and excellent host who was on hand to answer any questions. Highly recommend! Our only constructive feedback really would be for the Estate itself so nothing the property opener could improve upon. For the estate they really could do with better signage around the site. They also have 2 EV vehicle charging stations. However one is restricted to Tesla Vehicles only which is ridiculous. The EV restricted charger was virtually never being used whereas the other EV charger for all other EV vehicles was constantly in use so very difficult to ever find it available for use. The on-site restaurant is fine for a couple of drinks but the menu is very restrictive. On the one night we went they where only serving pizzas. Instead we had a lovely walk to a fantastic Pub Restaurant called The Bakers Arms. The food was amazing there. Highly recommend.

Sara could not have been more helpful with the booking and making sure everything was sorted, even in the face of some confusion on my side. The location and property were wonderful and exactly what we were looking for. Sara had some great recommendations for places to go and visit. I could not recommend this property and Sara enough.

Stunning property on beautiful grounds! Would highly recommend. Sara the owner was extremely helpful and made the stay even easier! We decided not to opt for the hot tub, as we felt we couldn’t justify the cost, but in the end had plenty to do just in the house, grounds and pool!

I cannot recommend this property enough. We were on a cousin’s get together. The house is very cosy and comfortable and we loved the open plan layout downstairs. Bedrooms were great and so were the beds. The hot tub was fantastic and would definitely recommend. The owner was very responsive to any questions etc and also left us a bottle of champagne which was a lovely thought. Good restaurant onsite and close by. Overall great experience from beginning to end, we didn’t want to leave.

Just got home from a great weekend! The property was beautiful and the location is amazing!!! Lower Mill is such a beautiful place no matter the weather! Lots to do onsite which is all included in the price of stay which was great!! Will be booking to go again

The house was great, idle for a family group the views across the lake was stunning. The facilities on the complex were excellent especially the pool. The owner Sara was very helpful, it was our first stay in the area and she had some really good recommendations for us. I would definitely recommend staying.

We loved the property and everything the property owner did to make the stay amazing! She was always avaliable when I had a query and did what she could to help. The hot tub was amazing (even though it was 3°c outside!) I would highly recommend this stay, you won't be disappointed!

The booking and communication with Jess was great- easy and queries dealt with quickly. The property was large enough for a group of 10 and catered for all of our needs. Would recommend.

Lovely property great location and great communication with the owners

Whilst the location is perfect, the house doesn't quite live up to expectations. On the surface, its nicely decorated and looks brilliant. But the tables are wonky (and not toddler friendly); the cleaning needs some work (piles of dust and hair found in all bedrooms) and the highchair is positively dangerous! But don't worry, "another guest left that". That isn't acceptable when you're providing equipment which isn't safe. The additional cost for the hot tub is a joke! We've paid in excess of £1000 for two nights and to be then asked for another £200 to use the hot tub leaves a sour taste in your mouth. We'd definitely stay on the estate again, but we'd pick a different house.

The property was perfect. Clean, spacious. The day we arrived it rained all day. But a beautiful setting to watch the rain. Day two. Glorious sunshine and lunch on the decking, followed by roof tip hit tub. Could not ask for more. Thank you. We will return again.

A beautiful place for an escape weekend.

If you wrote a wish list for a break away in the Cotswolds then his ticks every box and then some! Everything from the accommodation, Spa, Activities, Restaurant were First Class but with the views too you were made to feel like VIPs. Thank you Jess for letting us rent from you and will definitely contact you to stay again! It was just Magical!!!

We had a great 2 day stay at No 23. Jessica is a great host who responded quickly and even helped us change the date when a problem occurred. The property has a fabulous location with views across the lake. It is close to the spa which you can use. This has indoor and out door pool. The property is fabulous and has everything you need for a great stay. The furnishing and equipment are of a very high standard and the garden furniture on roof Terrance and main Terrance are great. The large open plan downstairs area with bifold doors is fabulous. The wider estate is great to explore and is a good base for trips out. If you like wild water sports this is the place for you. I have not given this property 5 stars for a couple of reasons. we paid extra for the hot tub and it did not work properly even after trying to resolve the problems with the owner, who was quick to respond. The filter was not working and some of the jets did not work. In hindsight the additional cost was not worth it. Especially with the spa so close. In addition the outside areas were not very clean and lots of the windows were quite dirty. Would I recommend this property YES, but maybe think about weather you really need the hot tub. I do feel that the hot tub should be included in the price.

Jessica was super helpful right from the start. I had lots of questions and she answered them all quickly and courteously. On arrival we found an item left by previous visitors upstairs. Jessica apologised and said she would address this with the cleaners immediately. The house is amazing. The view! The three double bedrooms are lovely. The bunkbeds in the other room were surprisingly comfy and I slept very well in there. We all loved the good showers in the ensuites and main bathroom. Middleaged/old women are harsh critics of beds and showers, this house passed with flying colours! The sitting room was great for late evenings after we'd retreated from the outside lakeside area and we all had a favourite spot to cozy into. The kitchen is small but perfectly appointed for creating delicious meals. We did find it was missing an oven glove which we felt would have been helpful. The outdoor seating area is where we spent most of our time relaxing and watching some of us mess around on paddleboards which you can hire from the Hub if needed. The hot tub and roof area are fantastic and the sliding roof had us all fascinated. We would all heartily recommend Jessica and her beautiful house. ***** 5 stars
