Good location. Had the potato be really good but wasn’t. Lovely views. Kindly leant me an adaptor.
Not clean enough. No hand or hair towels. Bathroom, windows, patio doors unclean. Pillows tiny, cheap and uncomfortable. Worst thing was AC didn’t work. Member of staff came up, but he thought it was working and it wasn’t. Had to have the noisy fan in all night and still boiling hot. When we checked out we told them AC didn’t work and all we got was a shrug.

I rarely give 9 or 10 reviews but this place was fantastic. New apartment block overlooking local fields & trees ( from rooms on right hand side of block). Vast well appointed rooms with kettle and fridge to make morning tea and chill Kingfisher beers. Huge v comfy beds. Constant hot water and decent shower pressure. Good sized balcony with 2 easy chairs and drying rack for swimwear. 5 min walk from Patnem beach and 3 restaurants within less than 1 minute walk. Quiet location at night. Highly recommended!

Чистая просторная комната с большой удобной кроватью, балкон с комфортными деревянными креслами, большая ванная комната и классный душ ) есть вместительный шкаф, что для меня всегда важно в путешествиях. Полотенца идеально чистые. До пляжа пару минут на байке, пешком тоже недалеко. Закрытая территория, ночью ворота закрывают. При отключении электричества, в комнате остается кое-какой свет от генератора. Нам понравилось, в следующий раз остановимся там же.
Из минусов только то, было нечистое зеркало. И еще мы забыли плавки сушиться на балконе )))

We liked being off but very close to the beach. Nana and his staff were very helpful.
It is a very modern house, with everything that you need. Good air con, good shower. Fridge and kettle. Coffee and tea provided as needed.
They also own Om shanti beach restaurant, where the waiters were very friendly and where we had a good breakfast with a good cup of coffee..
We liked staying in Patnem. You can walk to Palolem which we did on alternate days
Leaving and finding out they are fully booked next year when we hoped to return!

- Property have backup power which allows to seamlessly traverse short Panthem blackouts (usually 10-30 minutes)
- Helping friendly staff and owner, can arrange different services
- Close to Panthem beach, Chaudi, Palolem
- Awesome "Cow corner" cafe nearby
- Any small leftover crumbs immediatly attract ants
- Wi-Fi speed could be faster & signal stronger
- Staff usually sits at the front desk, which located right outside the rooms. On one hand, it's an added security thing; on the other, sometimes, i felt like i was being guarded in a cell.

Clean and spacious room with a lovely bathroom. The staff were friendly and helpful. Good air conditioning and nice balcony. A 2 minute walk to the beach.
No food facilities on the premises. They do have a restaurant on the beach with nice food.

Modern room with an excellent bathroom incl shower . We particular enjoyed the balcony terrace with lovely furniture, as made of glaa gave great views of jungle and mountains
The bed was not the most comfortable for us , however that is based on preferance, and other clients may find it great. Fresh towels could be supplied after 2 days.

Great place.
The owner (Nano, I hope I spell it correctly) is very friendly and willing to help at any time (he also owns a restaurant on the beach). The rooms are specious, comfortable, balcony and large bathroom.
I found the place very clean, and cleaning service is available upon request.
The location is fantastic, very close to the heart of Patnem (one great street that leads to the beach with many shops around).
Tons of restaurants, cafes and groceries nearby, plus the TikTok service who can take you to lovely Palolem, which you can walk if the weather is good, only 3 KM distance.
I highly recommend the place.
Not the cheapest one, but value for the money is the best.
We'd love to come back again.
Only downside is the hot water...
They use solar system, which is great of course, but no backup for this....
So if the hot water runs out at night.... Well 😊.
But, most of the time (we spent 9 nights, 3 rooms) we had no problems.
Having that said, I still rate it as a big 10!

All great! The only thing I would add is a mosquito net in the bathroom.

It's a new property and lies in a central location close to patnem beach and five minute drive to palolem. the apartments are spacious and good enough for a couple. Plenty of eateries nearby. A chic little eatery called little ganesha is recommended for good food
The lifts are not yet operational. If you have heavy baggages then it's a pain to carry them up and again keep using stairs every time you need to go out. The housekeeping staff aren't very active and you need to follow up to get rooms cleaned and sheets changed.
