The house was perfect! It had absolutely everything we needed.

Amazing accommodations for ALL ages! The kitchen, laundry, baths and outside have everything! There's even a limbo pole and tandem bike. Like, it literally has everything! The only downfall is not being able to enjoy it all! There is even a play kitchen, desk for kids to be creative, books for kids to read and wooden blocks. It was the best VRBO experience I've ever had.

We stayed here for a week-long family vacation that happened to fall over 2 birthdays for our kids. The host, Wendy, knew we were celebrating birthdays and without being asked, decorated the house and bought them an adorable birthday cake complete with their names and mermaid cake toppers. Wendy was responsive and kind about all questions and messages. The house is beautiful, perfect back yard to relax. The spacious yard had lots of games and the pool was the hit of the week (even over Disney!). The house was fully stocked with everything you could think of (wagons, body boards, beach towels, etc.), so you can travel light. The location was also great, right across the road from beach parking, and close to restaurants / ice cream shops and we even saw a rocket launch from the front yard! The beds were comfortable and we had plenty of room for the 6 of us without issue. We can't say enough about this place and the host, we highly recommend!

The house was beautiful and had everything we could have ever needed. The linens and bath towels were exceptional. We stayed near the beautiful pool and enjoyed the outdoor area more than the beach which was perfectly fine with us. We could not have been happier. Thank you Jim and Wendy for being exceptional hosts.

You just can’t say enough good things about this piece of paradise. We enjoyed the house for 5 nights with my bestie and her husband to celebrate our wedding anniversary. We arrived to a beautiful welcome of cupcakes and decorations. The property is everything you need and want in a vacation home. Close to everything you need, places to eat, shop, and enjoy live music. The Resort in the back yard is so relaxing and the beach is across the street. Had great birthday surprises and greta house but couldn’t advise for anyone with older kids or wanting any noise at all even during day !! Lawn needed mowed badly , lots of bugs and also bed bugs ! If I had known before I got home and saw doctor I would’ve left immediately thought it was just sand fleas or bats from outside but no !!!!!

We had an absolute wonderful time here! Wendy didn’t miss a single detail! There was even fresh bakery cupcakes waiting for us! She had plenty of entertainment for the kiddos and this property was just adorable! Definitely 10 out 10 recommend!!

Everything from beginning to end was absolutely amazing. We rented the house to celebrate my 50th birthday with friends and everyone was thoroughly impressed with the attention to detail that this house possessed. When I first arrived, I encountered a large blow up birthday cake on the porch, floats blown up and in the pool and a cake and decorations awaiting me inside. It was so thoughtful of the owners to do that for me. But they not only thought of me but every guest that stays in their home. The owners had the house stocked with anything you could ever want. They had coffee, creamers, frosty mugs in the freezer, games, everything you could want for the beach like wagons to carry it all, chairs, towels, cooler, umbrella, tent, boogie boards, bicycles, etc... everything down to disposable razors in the bathroom. They thought of makeup towels for the ladies that were black and embroidered, shampoo, conditioner and body wash... literally EVERYTHING! All of my friends were completely impressed and we all said it was THE BEST house we have ever rented. 10 out of 10 and would definitely recommend! Thank you for a wonderful stay!

This house exceeded our expectations! The owners have through of everything with decorating this house and all the other extras provided! The kids loved the shed that was full of bones, pool toys and games!

This is the best property we have stayed in. The pool and the patio are incredible, and you hardly need to go anywhere else. If you still want to go out, you can go to the beach or the river (for using the included Kayaks), which are very close and within walking distance. They have a shed filled with fun things like bicycles, surfboards, bogey boards, and paddle boats. Among other things. The house has all the amenities and is full of pleasant surprises. You will find everything you need. The welcome was very personalized, and the cupcakes were amazing. Thanks Wendy! Look no further, rent this house for your vacation. You won't regret it. Communication with Wendy was very open and constant. You never feel like being by yourself.

Our best family vacation yet! We were incredibly pleased with the attention to detail and all of the accommodations provided for a beach vacation.

The property is absolutely stunning. Jim and Wendy have thought of everything. All of the extras make long distance travel easy. The backyard and pool are the true crown jewels. You can easily spend days lounging at home and feel like you are worlds away - just do it quietly as the neighbors do not like noise. Nevertheless, would not hesitate renting again if travels brought us back to the area. Wonderful experience, incredible home, great owners!

Jim & Wendy are hosts that just get it! This property is impeccable. It is modern yet beachy and comfortable and is stocked with everything you will need during your stay. It is VERY clean and exceptionally maintained. Check in was easy and communication with the hosts is made even easier with a provided phone that links you directly to them. Public beach access is right across the street, but the property is such a dream, you might not even want to go to the beach!

I cannot express enough how amazing this rental property is! The location is prime, right across the street from the beach and also very close to many restaurants / stores. The yard is fenced with a beautiful pool, cabana, fire pit and all of the outdoor games you could need. The house is perfectly set up for families or couples and is exceptionally clean! You will want for nothing because this property is literally equipped with everything you could possibly need along with special bonus treats like a fully stocked coffee bar and baked goods! It is fabulously decorated, inviting and personalized to your stay. The best part though, are the hosts. Jim and Wendy are attentive, responsive, flexible and truly care about every aspect of ensuring a memorable vacation! Our 4 year old left his beloved stuffed lamb behind upon our departure, and these super-hosts went out of their way to orchestrate an unforgettable reunion! Honestly, blown away by the experience of renting this beautiful property and will absolutely return!

We typically stay at an average of 3 VRBO's or other vacation properties each year. I have to say that my family and friends had the best experience at this property. It was not only exceptionally clean, but well appointed with all the amenities you could ask for and more. The location was a quick walk (or with all our beach gear) even quicker drive to the beach. After a day at the beach we all enjoyed the pool, outdoor fire pit and games. The beds were comfortable and the home was comfortable for our group of 4 adults and two children. We would definitely recommend this property and look forward to booking it again. The hosts were easy to communicate with and added all the personal touches that made us feel at home.

Our family had the best trip to Cocoa Beach. This property has so much more to offer beyond being a place to stay. If this property is available, stop looking and just book it! We loved the quick access to the beach, stores, and restaurants. The temps were unusually cold so we didn’t use the pool this trip. Loved the backyard area to hang out. All of the extra amenities like the bikes, chairs, towels, etc added to our experience. The house has been updated beds are comfortable, kitchen is well stocked with pots and pans and dishes for eating in. If you want to play games, there are tons to choose from. Thank you for a great family get away.

There was so much at the house to keep the kids busy! Beach Access was close. Hosts were very helpful before and during our stay! Perfect family vacation house!

It was a fantastic stay

This property was more than we expected! My husband and I took our infant, along with another family of little kiddos! Baked goods and a personalized sign when we came in. There was a kids play room. A outdoor shed that kept having everything we needed or didn’t think about! Hosts were so prompt! We went in October and the pool was a tad chilly for kiddos, but they hurried on over for us and turned on the heater (at an additional worth it cost)! Arguably the best rental we’ve stayed at and we travel often! Prime location as well!

There's not enough space to write how wonderful this property and the overall stay was. The house was immaculate and extremely clean upon arrival. You could smell it from the moment you walk in. The owner went above and beyond for our son's 12th birthday, I will not get specific with all the surprises on arrival, but it was definitely above and beyond. So briefly, beds are super comfortable, sitting areas are as well, atheistically the whole property is fantastic, it is accross the street,very small street, from a great beach where they rent chairs, umbrellas and even beach toys, not that you need it because the house has everything and more than what you may need. Tons of places to eat, down the street, 2 min drive if that, to a mini golf, go kart, animals, all in one park, must visit. We can't wait to return! Thanks Wendy!!!!

This property is absolutely amazing!!! Wendy was so easy to work with and goes above and beyond for her renters. The house was spotless on check in and the back yard was beautiful. Anything you could possible need was supplied for you from beach chairs and towels to simple things as extra toothbrushes and toothpaste in case you forgot yours. If I could give this listing 100 stars I would . The location is perfect with tons of stuff close by and it’s just a short walk to the beach. Highly recommend this rental!!!

We went to celebrate my husbands 50 th Wendy out did her self when we arrived to her beautiful home and saw that she had put up a blow up birthday cake and sign and birthday cake w happy birthday marcello on it ! He was so surprised! The home was beautiful and so much fun and location location ! Beach , market , local cute stores , restaurants, park everything you need. The backyard was so much fun from the pool to all the games set up outside . And the bikes, surf boards and kayaks along side w beach toys everything you need for a beach getaway . Thank you again for everything next time we’re in coco we will definitely come back to the beach house .

This house came as advertised and more!!! Lovely personalized welcome and a plate of fresh cookies for the kids (and adults)!! This house had everything and anything one could need for an awesome beach vacation. It was a short drive to the Kennedy Space Center and the beach really is right across the street. The house had everything one could need for beach and pool fun and the covered tiki porch was awesome! This is a must stay beach property.

This house was an absolute blast to stay at. The hosts were quick to respond to questions that we had. There were so many different activities to do right at the house, it truly felt like a little resort. Our family enjoyed making memories around the campfire, playing games and packing up and taking the short walk to the beach! I highly recommend this place.

The Beach and Tiki was a beach house dream come true. We couldn't have asked for a better place to spend quality family time and make lasting memories. This house had everything you could think of and more. The kids loved the pool and yard games. The convenient location was perfect for soaking up the sun on the beach, heading out for great food, or heading into Orlando for the parks. It felt like home the minute we stepped in. We had the pleasure of meeting the owners when we got to the house. Their hospitality and the "little extras" didn't go unnoticed and were so special. Our son was playing in a baseball tournament and the owners had a sign made with his team logo on it. It was the first thing he saw and I wish I could have captured the smile on his face when he first saw it! We hope we will be able to return soon!
