I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We stayed here for a week with 4 families that included 7 kids. The kids loved the bunk rooms of course and all the other rooms were very nice. We had a lot of small issues during our stay like pocket doors that wouldn't stay shut, the refrigerator temp flashing, the ice machine flashing buttons. etc. Management was generally responsive and friendly. The house overall was really nice and we enjoyed the pool, the porches and the outdoor swing, access to the bikes. The location was nice and the fact that it was gated and a short walk to the beach. However, we did not know there were a lot of stairs to get to and from the beach. It was very difficult with a handicap child. We loved the free setup of the beach chairs and the private beach, that was priceless. Unfortunately, the beach was mostly double red flags most of the week so we didn't get to enjoy the water much. There were restaurants and shops within walking distance but we didn't find much else to do in the area that was a short drive. It was hard to get information ahead of time. I repeatedly had to ask for information. For instance I asked about neighborhood information and beach rules but was never given an inclusive answer. Then during our stay a random person knocked on the door and told us we were not allowed to have a trailer in our driveway. Nowhere was that every stated. But she threaten to have it towed or us fined. We never heard anything for property management either. We then had to waste time and money finding somewhere to park it and pay for it. If this is indeed a rule, this should be stated somewhere upfront. Also, the beach setup is not marked with the address as stated in the paperwork. It is marked as Sea Star. The first day we could not find our setup.

This home was large enough to spread out, had a great location close to the beach, close to shopping, restaurants,& entertainment. Well equipped and clean. We Loved it!

It fit 16 of us comfortably wherever we were...bedrooms, kitchen, family room, game room. They thought of every detail to make your stay perfect...2 sets of washers and dryers, 2 dishwashers, ice machines on every floor, family room/sitting rooms on every floor, fun games for the kids and adults. The house was impeccable when we arrived and any questions that we had were immediately answered/resolved by the property management company by phone. This house is on a street that is a gated community so it is quiet and the beach area is reserved only for guests on this street which was an unexpected but wonderful surprise. The beach right next to us for all the vacationers to Rosemary Beach had people packed in like sardines! Shops and restaurants were walkable and the house had 6 bikes which we used often. Each day, our beach umbrellas and chairs were set up waiting for us (the house comes with 6 chairs and 3 umbrellas, you can pay for more if you like). We would absolutely rent this house again. I'm not sure we could find a better house!

Good location.House was very DIRTY. Had not been cleaned. The floor was filthy, food was stuck all over the cabinets. Rings from glass and food particles on living room tables. Mold and mildew inside both washing machines and horrible odor. Patio furniture was awful it was so dirty. When we arrived the temp of the A/C on the third floor was 81 degrees! We were told the repair man had just left and that it would take a few hours to cool down. Air zoning is terrible in the whole house. Some rooms are freezing, others are hot. Pool heater does not work so don't pay extra to have it on. The owner of 30a is very unprofessional. The company took care of all the issues, but the owner was not nice about it and it was a bad 2 days the cannot be replaced. This house is overpriced for all the issues.

This house location is just as good as beach front as far as convenience to the beach, just not beach view. We had only a few issues... the refrigerator in the kitchen wasn’t working consistently so we had to take allOur food to the downstairs fridge. They did come out to look but looks like it will have to be replaced. And we called about how to turn on the pool lights, but we never figured that out. We thought having extra blankets at the house would be helpful because it does get nice & chilly in there if you prefer it that way. Overall Beautiful home & we would definitely stay there again!
