Despite arriving late for check in we were greeted with a smile. The room was spacious and comfortable. We went for the English breakfast in the morning and were not disappointed. We stayed the one night but will certainly return if in the area.

Great place to stay with our family. Portion sizes for food were enormous so definitely only need one kids meal between 2 kids and the breakfast kept us full all day!

Superb hotel, ample sized room, clean and well appointed. Lovely fresh food, plenty of it and reasonably priced. Nice and close to Beccles and the river. 5* staff. We shall return.

Friendly staff. Room was in need of a coat of paint and new furniture. Dressing table drawers were broken as was bedside cabinet.

Lovely, spacious room with a double and two singles for an adult and two children. Food good, children’s portions very generous and good value. Staff very courteous and helpful. Pool table a definite asset!!

A lovely place to stay, with with lovely and friendly staff. Food was really good and plentiful and at very good price. The accomodation was really comfortable and as it is into the country side you can get a very peaceful good nights sleep. Beccles a couple of miles down the road is a worth while visit with a variety of shops and places to eat.

We stayed at the Swan for 3 nights. We were made welcome on arrival. The room was clean, bright and fresh. The breakfasts were outstanding!!! Whilst there my husband had an accident with a cup of coffee. A complete change of bed linen was required. This was carried out in a most efficient and empathetic manner. My husband was most upset but he was made to feel better by the reassurance and. Thoughtfulness of the member of staff. Thank you. It meant a lot to us!.

We took our dog. It was our anniversary. Friendly greeting. Nice rooms. Grounds lovely. Fanradtic service in bar and restarant. Food taste amazing, massive portions. Great advice on where to take dog for a walk. Very friendly staff. Welcoming for us and our dog. Thank you

There was a festival on so quite noisy but did stop at 11pm. The beds were abit uncomfortable as the mattress springs we're sticking out and the beds sqeeked. Also the toilet was right at the side of the wall so you couldn't really go to the toilet properly as no room between the wall and toilet. But the room was spacious just the toilet. Also the double glazing did stop some of the noise.

This motel is excellant. All of the staff bar none were cheerful and helpful. The food was really good quality and reasonably priced. The room was very clean and comfortable.

Everything excellent. We stayed in the honeymoon suite (much to everyone’s amusement as our average age is 80 and we’ve been married for 56 years!) - lovely big room looking out over open countryside - plenty of seating - excellent breakfast and evening meal - caring, considerate staff - a really good atmosphere about the place. Definitely plan to return.

This was our second stay at The Swan. We have family nearby so is perfect location for us. The motel rooms all have a private entrance from the extensive pub garden. We were given a warm welcome when we streamed shown to our room. They are not the biggest in the world but well enough appointed to be comfortable. The en suite bathroom was again quite small with a walk in shower which we prefer to trying to clamber over the edge of a bath when slippery and wet! We took our evening meal in the pub, opting for two starters rather than starter and main. We both had some of the most delicious smoked salmon we have tasted in years accompanied by a lovely fresh salad. I then enjoyed crumbed hot Brie wedges again with salad and my husband enjoyed the chicken liver pâté. We managed to share a dessert which was also excellent. The food is very reasonably priced but main portions are not for the feint hearted!! We opted out of the full English for breakfast I had two perfect poached eggs on toast while my husband just opted for toast. Overall a lovely quiet good value stay.

Perfect location for our stay and the room was modern, clean & comfortable. Although people were dining/drinking outside when we visited the noise was very low. The staff were pleasant, friendly & helpful and the breakfast was all freshly cooked to order. We stayed a couple of nights & I would stay again. My only criticism would be that it would be good if all the rooms had a blind over the front door to stop the early morning light.

We had a slight problem with our room on the first night, We spoke to Tracey who was so helpful, We were offered another room which was excellent. The staff we’re friendly and the food good. I would recommend to anyone. Will return again, Many thanks for a great stay.

Arrived a little earyl no problems were greeted with a lovely welcome, we had a small issue with rge shower sorted immediately room spotlesly clean and well appointed. Service at the bar really friendly. We had dinner only in one occasion and on the last night real quality and very reasonably priced. A really nice walk to Beccles so a great stay.

We liked the cleanliness and tidiness of our room but it was small. It was rather noisy, the walls were very thin and we could hear what they were saying in the next room. We wouldn't recommend it, it would be better to stay in a Premier Inn or similar. The restaurant had a limited menu and on one occasion when we had booked for 6 pm we went at that time and were told that they had a wedding party in and it would be at least 1 1/2 hours before we could be served, which we were not at all impressed with especially having booked!
