I have to say our host Lynne was super helpful from the minute we enquired, throughout our stay, and during checkout. Clearly a lot of thought and effort has gone into the property to make it luxurious and cosy, and the little touches from Lynne to personalise our stay really was the icing on the cake (so to speak). We stayed (2 adults, 1 child) and had plenty of room across 2 floors, which included a lovely veranda with seating, BBQ and dining area. Some points of note: Accommodation wise, immaculate throughout, comfortable and had everything we needed. Location wise, nice and close to the beach, restaurants, supermarket etc. Parking, provided under a car port which helps. Very much recommended; we would use again.

The home was squeaky clean and stocked with everything you could need. The owners were helpful and very friendly. The parking was convenient which is a big plus for me. The location was great, near lots of restaurants and the beach. I would definitely recommend this property to those looking for a good quality rental.

On Beach Time was the perfect place to stay while we visited the Newport Beach area. The property is on the second level of a home, with nice views of town and it’s only one block from the beach. Although the owners live downstairs, it was no inconvenience for us. They were very helpful and made sure we had what we needed. The unit itself is a lovely updated 2bd 2bth condo with a wonderful private patio to enjoy your coffee in the mornings. It had all the amenities we needed to enjoy our stay, including beach chairs, umbrellas, etc. there was a parking spot available but we were also able to find free street parking without issues. The neighborhood is quiet, and there is a grocery store across the street which was nice. Plenty of walkable shops and restaurants and of course the beach! It was a great trip. Will definitely come back to this great home.

We had a wonderful time in Newport Beach. This was our first time and it's just beautiful there. The house had everything we needed, other than a washer & dryer. I thought they had one, but was told the night before we were to leave for CA that it was broken & we'd have to use the laundromat. I normally would not stay in a home without one, so this came as a surprise. I saw in their Welcome book they don't have one- so I am not sure what happened. It worked out though- we only had to use the laundromat one time. I wish we didn't have to buy laundry detergent- but the next guest will get to use it! The house really was perfect other than that- the master bedroom was spacious, very nice breeze coming through the windows & the bed was very comfortable. I LOVED the rooftop patio & ate breakfast there every morning & happy hour there each night. We played the Connect Four game the host provided. We only cooked breakfast in the kitchen. They provided everything we would need & the grocery was right across the street when we needed extras like toilet paper. The house was clean & very comfortable. We would definitely stay there again.Our host was fantastic & quick to help. We were 1 block from the ocean- have to cross a busy street to get to the next block. We walked the boardwalk each night & had dinner at one of the bars, pizza slices another night & burgers at TK's- I am not a big burger fan, but they were fantastic. We explored the town & surrounding beaches & cities.

Just came back from a fabulous week at On Beach Time. I wish I could give it a higher rating than 5 stars! The property is exactly as you see it in the photos, if not better. Lynne is a wonderful host and very helpful with info on the surrounding areas, and she made us feel very comfortable during our stay. The location couldn’t have been better, steps from the beach plus close to bars, restaurants and a convenience store. There were 3 adults in our party, but the accommodation is perfect for families or couples alike. I especially liked the rooftop area where we watched the sun set every night. I could not recommend this property any higher!

Lynne was such a wonderful host. The unit is absolutely incredible. Very clean, and has great design. We have stayed in a few VRBO’s in Newport this was by far the best one we’ve stayed in. We will be back!

The property was just as advertised. It was clean and beautiful. The property owner was courteous, informative and thoughtful in every way as far as amenities. She thought of everything! There was even Aloe Vera when my daughter had too much sun. I would definitely recommend this property! If I get this way again, I will definitely stay here again.

This property lived up to all the 5 star reviews and then some! A beautiful home - very clean, very well furnished and appointed. So many nice extras. They provided beach towels, beach chairs, boogie boards, etc. Wonderful touches throughout the house to make us all comfortable. A short block and a half to the beach, grocery store across the street, and many restaurants and shops within walking distance. Perfect house for our family of 3. Lynne was great to work with. We definitely will be coming back!

My family of 4 had a wonderful stay in .... condo. The home was clean and ready in a timely manner. The layout of the home was perfect for us. The kids had their own beds while the adults were upstairs with access to the large rooftop patio. Access in n out of the home was so easy, and parking for our suv was perfect. Everything we needed for the beach was supplied for us. Chairs, toys, boogie boards and towels. Location was perfect for walking to the beach, dinner and ice cream! Highly recommended, we will be staying again!

Probably the very best property we have rented. Outstanding in every way. Extremely clean, upgraded kitchen appliances, cozy and comfortable with a beautiful “On the Beach” decor. Lynne was available for any questions but after a little tour we had none. We will be guests again. Thank you Lynne, we loved it!

I don’t even know where to begin. This house is absolutely amazing starting with the host. The attention to detail is remarkable! The house is in a great location close to the beach, many restaurants and stores. It is one of the cleanest homes I have ever stayed in, beautifully decorated, and very comfortable. We had everything we needed and more. If you are looking for an amazing house in Newport Beach, stay here!

This gorgeous place had everything we needed- a quick walk to the beach, beach essentials and a perfectly stocked house. This house has a lot of space and makes for the perfect getaway where your family has room to relax and still walk everywhere you need. We hope to come back!

Lynne and Tommy's place was exactly what we were looking for and as advertised. Everything was perfect....all of the furnishings and appliances were top quality and Lynne personally welcomed us on arrival, made sure the TV's and Wireless were working, and generally made us feel very welcomed. The roof top deck was a great place to relax after a day at the beach (which is only two blocks away!) We walked to great breakfast and dinner spots two of our three nights there. We'll definitely be back!

I lucked out Not knowing the area really well I wasn’t confident I would be able to pick a good spot, however I nailed it. Perfect location, everything was easy, hassle free and immaculate. We look forward to our next time!

My husband and I stayed for 4 nights in June - it was the perfect getaway - the place was so clean, comfortable and cozy. We loved the layout with the master on the second floor. The location was awesome - super close to restaurants and the pier and only a block from the beach! We loved the grocery store around the corner as well! Unit was very quiet - can't wait to stay again!

This was a perfect place for a getaway. The location was perfect, across the street from the ocean. The place was extremely clean, comfortable beds and a very easy check-in and check-out. The patio upstairs was definitely a place for hanging out and enjoying your meals. Will definitely come back.

Our daughter graduated from cosmetology school and wanted to go to Disneyland to celebrate. We decided to make a week of it and stayed near the beach to have beach days as well as Disneyland days. Lynne was amazing from the very beginning, including having balloons and banners, waiting for us upon arrival in celebration of my daughters graduation. She went above and beyond in every way. The place was perfect for us, as it gave privacy for my wife and I upstairs with our own Master bedroom and my daughter and her friend had a room downstairs with two beds in their own bathroom. The balcony off of the bedroom was awesome. Everything was extremely clean and up-to-date. The beach was only a block and a half away. Location was perfect. Everything was perfect. Definitely a five star stay .

Perfect location, perfect home, perfect hosts. We had an absolutely wonderful time here and would definitely stay again if we returned. The home was clean, quiet, and had everything we needed. The location was perfect being just a 2-minute walk to the sand and a grocery store around the corner. Not a bad thing to say!

Our stay at "on beach time" was perfect. The house is immaculate, great location, so close to the beach and restaurants. My family and I enjoyed it so much we cant wait to come back!

We thoroughly enjoyed our 5 night stay at “On Beach Time!” It was a perfect place for our family of 3 to be close to the beach and other nearby attractions. Lynne and Tommy have outfitted the house with all the conveniences we needed and were available when we had questions. We also loved the luxurious bedding and towels! I would definitely recommend this place for families with children aged 4 to 5 or above. The stairs to the main floor and to the master bedroom we’re do-able for my son but would have made me more nervous with a smaller kid. We are so thankful we found this home away from home!

Our rental experience was everything we hoped it would be. My son and I booked the second floor apartment while we were in the area doing college visits. The room with twin beds was on the same floor as a full bath and the kitchen/living area. The primary suite with a large shower and closet was on the third floor of the building with access to the private roof deck. It was perfect to give both of us space, and we loved morning coffee on the sunny deck. Beach is one block away and there was plenty to do nearby. Lynne was a fabulous communicator throughout our stay. It was great that we had our own parking spot and key access to the apartment. Owners could not have been nicer. We loved it and would highly recommend this property to others.

Walking distance to beach and many restaurants. E-bike shop and surf shop you can see from balcony are also amazing. Owners were very welcoming and accommodating. Perfect long getaway weekend.

We had a great stay at this home. It's very clean and has everything you need and more. It's walkable to just about anything you need, grocery store, restaurants, shopping etc. It's a very short walk to the beach. The owners are wonderful and so helpful with local recommendations. We are hoping to stay here again sometime!

This property is beautiful with high end appliances, finishes, kitchenware, and linens. Most vacation homes we’ve stayed in provide the cheapest possible cookware and dishes. Not this home! The location is perfect. It’s a block to the beach. I enjoyed running on the beach path in the morning. The market and several very good restaurants are less than 2 blocks away. And having a designated parking spot was so nice. Otherwise parking in Newport Beach is difficult! The owners were very easy to communicate with. This spot is a real gem!

Perfect for couple or family with 1 or 2 kids. Close to beach, wonderful deck, upscale appliances and furnishings. Not a party pad ( hosts live below, who are delightful) . We cook in lot, Pavilions Market next block
