Superb
Great house with good facilities and a warm welcome. All rooms have en-suite and an extra toilet is also a bonus downstairs. Excellent outside eating area and good access to swimming pool and a good washing machine. Spello is a beautiful village with excellent restaurants and is a great base to visit Assisi.
Good hot water but pressure in the showers is rather poor.

Not exactly the Italian Holiday in the Countryside we were hoping for...
We really wanted to love this place. We actually thought it would be our favorite rental during our month long tour through parts of Europe. That wasn't the case tough... There were some positives though. The pool and the landscaping are truly lovely. The host's son and daughter in law really tried very hard to solve the issues that arose. The son and daughter in law were delightful, good people. Another plus was the house was not too far from some stores. There is an awesome grill if you want to cook out, and there are nice dining tables to enjoy outside on the patio. Also, let me say that I am a huge fan of vacation home rentals. We rent on average 10+ different vacation rental homes each year due to business and recreational travels. So, needless to say, not all experiences are as enjoyable as others. And we try to be very understanding when a stay isn't as satisfactory as others. This place though, had more issues than we were able to overcome. I thought for days about whether or not I should leave a negative review, because I depend on reviews in my business too, and I know how harmful one can be. But at the same time, we chose this place based largely on all the great reviews, and I really wish as a traveler, someone else would have mentioned these problems so that we could made a more informed choice and maybe avoided some problematic situations. First, a small issue, but one to mention, is the host speaks no English. I am not saying I think that everyone should speak English, but because unfortunately, I speak no Italian, so, I booked our stays based on descriptions stating there was an English speaker on site. When we arrived, the host tried communicating by google translate, which although helpful, is not the same as speaking the same language. The hosts did enlist the help of their daughter in law, who does speak English, and had her come to the house while we were checking in.
The description states wifi is avlbl everywhere. When we arrived we were told the wifi would only work if we stood close to the windows. When we could not get any signal, we were told we would need to sit on a bench that sits in the middle of the yard. This is problematic because I run my business online and could not sit in the middle of the yard for the entire stay. The host threw her hands in the air and walked away when we voiced our complaints. However, the son and daughter in law (who were awesome) went to town and bought a portable hot spot for us to use in our unit. Next, there are AC units, but they do not cool. The biggest problem though was this. 3 people in our party went to town the morning after we checked in, leaving one person in the apartment in bed. Shortly after we left, the host came into the apartment (assuming we were all gone) and wandered around. The person left at the apartment thought the footsteps he heard wandering around the apartment was another family member, until the host walked into the room where he was laying in bed, scantily clothed. The host saw him, looked surprised, waved and left the apartment. When I arrived back at the apartment, I immediately tried unsuccessfully to contact the host to complain. Then I called booking.com to report the matter and tell them we would be leaving. Later, the host came and asked why we were leaving, when we explained that they cannot come into the apartment while its rented. He said he came in because he thought we left the AC on and he came in to turn it off. I explained that one of us was still here and even if no one was here, they rented the apartment with AC, and therefore that was not a reason to enter. The conversation ended with the host yelling that this was "HIS HOUSE!" and he "COULD DO WHAT HE WANTED" while shaking his fists at us. To be fair, we did get a refund of the unused nights, but we got it when the host threw the cash at us while yelling, "Bonjourno!

Nice stay in a great apartment close to Spello
We liked a lot the great pool and the beautiful garden, almost without any insects due to the maintenance and insect traps put by Giuseppe. The apartment Corte is very spacious and nicely decorated. Each of the 3 rooms has a separate bathroom. The kitchen is well equipped. The hosts are very friendly and available. They only speak Italian but with a mix of English and other languages we managed always to understand each other. Charming. The residence is close to Spello, for us one of the most beautiful cities in Umbria with some nice restaurants.
We had a pleasant stay but all was not perfect. There isn't any number nor indication on the road of the residence so we and some other guests had to ask the neighbors where we had to go. Good Wifi is only available close to the office and not everywhere in the apartments. The airco is not always very performing but it was very hot when we were present (35 à 37°) and it takes a lot of time to get hot water at the shower. The sofa in our apartment was completely worn out and the mattresses are hard and not of the best quality. And at about 100 m of the residence there is a train line with about 3-4 trains per hour, which didn't bother us too much while our apartment was on the other side and it was too hot to sleep with open windows. But this is not displayed on the photos nor the video on the website.
