Nuestro parque local está a solo 5 casas de distancia donde los niños pueden jugar en el patio de juegos o en la cancha de baloncesto. Estamos a 15 minutos en bicicleta de Balboa Fun Zone y Balboa Island Ferry. Very clean and well equipped place to stay in Newport Beach, just three short blocks to the beach. The location was perfect for our family.

The place itself is great, very clean location great, beds ARE excellent. Towels and paper items are cheap considering the overall property and their RULES (not the same rules posted with VRBO perhaps we missed that?). The one bathroom shower (there is a shower outside for beach sand) has absolutely no pressure.
We called the management company with an issue and they indicated someone will come but not sure when, their maintenance people make their own schedule. As far as we know they never showed up and there was no follow up. (We got what wasn't working, shower, to work for the most part, eventually) We don't know if they came or not while we were out.
Just a warning, this is not managed like a typical VRBO. The management company requires a FULL CONTRACT signed and initialed outside of VRBO, online. You would have to request a copy of what you sign, it doesn't appear to provide a way to save it. Communication and mails are almost all outside of the VRBO application and tend to go to spam. The check-in process IS a process and you have to go to another location (not walking distance and not sure how they accommodate late arrivals, it's a typical business with specific hours) to pick up a key (garage remote) and sign MORE paperwork (redundant) AND provide a copy of a driver's license. Check-out also requires a stop at the rental office to return the garage door opener or fees apply (although there is a key drop for this...). The people at the management company are pleasant.
If you're expecting a typical VRBO rental, which is normally keyless, well... The property is keyless, the process of getting into it, was not necessarily expected.

Great Location in Newport!

This place has it all!
The property was so clean clean clean!!! The adorable upstairs unit was bright and decorated so perfectly. We had never visited Newport before but this was the perfect spot on the Peninsula, 5 min walk to the beach, close to stores and restaurants, yet very quiet. We were a family of 4 that stayed here and the only thing we would have like would have been a second bathroom but honestly that did not put a dent on our stay here. This was an amazing condo and location. Everything was very clean and well maintained and a very short walk to the beach and lots of local restaurants. The only complaint I have is when two people are sharing the garage it is VERY difficult getting in and out as the alley is narrow so its tricky! Other than that HIGHLY reccomend this location.
I did stop and check in and checked out at Beachview which I feel was unnecessary and could have just left the remote on the counter at check out since we enter with a code.

This was an amazing condo and location. Everything was very clean and well maintained and a very short walk to the beach and lots of local restaurants. The only complaint I have is when two people are sharing the garage it is VERY difficult getting in and out as the alley is narrow so its tricky! Other than that HIGHLY reccomend this location.
I did stop and check in and checked out at Beachview which I feel was unnecessary and could have just left the remote on the counter at check out since we enter with a code.

Great place!
There is nothing to not like about this place. The unit has everything needed for a great beach vacation. A/C came in handy as it was unseasonably hot the week we were there. It is located a short five minute walk to the beach with beach chairs, umbrella, cart, and towels all provided. Washer/dryer unit in garage. It is also a short walk for groceries. The unit is beautifully decorated with garage parking provided. We had a great time and wouldn't hesitate to stay here again. I highly recommended this unit for anyone wanting to stay in Newport Beach.

Gem of a Find!
Cappy's Cottage is the perfect place for relaxation. Can't say anything negative about this place. Close to beach, shopping and food. Extremely clean and well organized. There was a day when the city turned off our water and Jolene the owner notified us ahead of time, despite that event being beyond anyone's control Jolene still found a way to make our stay there special. She even sent us a "care package" for the inconvenience which we found to be extremely thoughtful. The cottage has all the amenities you could possibly need. So grab a towel, good book, great bottle of wine and relax at Cappy's Cottage Unit B!

Immaculate and Well Appointed Beach Rental
I have stayed twice at Cappy's Cottage Unit B. September 2018 and January 2019. The unit is immaculate, well appointed, and very comfortable. Smart televisions, air conditioning, power strips on either side of the bed, nice linens and a well appointed kitchen. Laundry is also provided in the garage below the unit. The location is fantastic. Just a 3 to 4 minute walk to the beach. A short walk to an upscale Safeway grocery with an excellent wine and deli area. A brief walk or quick Uber to shops, bars and eateries. They will even deliver bicycles to the cottage upon request! No need to bring them! I would highly recommend Billy's At The Beach for live music and great food. 21 Oceanfront also has live music and a lovely, classy bar area. Taking the ferry to Balboa Island is also a must do for shopping and lunch. This cottage is a great value compared to other rentals on the peninsula. I would highly recommend Unit B Cappy's Cottage for a relaxing couple's getaway or a girl's retreat. If you are active and enjoy cycling and walking, this rental is for you!

SO clean, cozy, comfortable, and perfect!
We absolutely LOVED our stay at Cappy’s Cottage (upstairs unit B). The location was literally perfect; just a few steps to the cute canal, a few blocks to the beach, and a few blocks to a major shopping center with Chipotle, a grocery store, Sambazon, a poke place, pizza place and more. I was recouping from surgery and wanted somewhere super clean with AC. This place was so perfect, I wish it was my own! The beds had mattress toppers that were literally a real life cloud. I brought my Apple TV and didn’t even have to use it because they had Roku and Amazon TV along with cable. Kitchen was brand new (everything was) and there were beach towels, chairs, and umbrella, beach toys, a cooler, and more. We used a lot of Door Dash and walked to the plaza for groceries and food, but the kitchen had everything you’d need to cook. Keurig and blender were a huge hit, too. The couch is comfy, and the property management company was so helpful - when we couldn’t figure out the AC, they showed up within the hour to get it fixed for us. We stayed on the Fourth of July, so it was a bit noisy (as we expected), but when we shut the windows, the noise was blocked out (and each room had a sound machine, too!) we would 100% come back, it reminded me of my Leucadia house, which made us all feel at home. PS - when I got home, I even ordered the mattress topper on the bed 🤣 Thanks for a great ten days!

Airy and Beachy Gem!
We had an absolutely wonderful stay at this cottage home! A top notch renovation with all the appointments and warm touches you could ask for! We had a few chilly and cloudy days at the beach but that gave us more time to relax at the house, cook in the high-end kitchen and rest in the airy family space...we played games and read books all provided by the home owner. Once the sun came out, everything we needed for the beach was also available for our use! Ultra clean, quiet and comfy! We hesitate to heap praise on Cappy's Cottage for fear it will be booked next time we want to rent it...but it deserves the accolades!

I needed a place to stay for work, and this little gem was the same price as the surrounding hotels if not cheaper, but I had the whole place to myself. I honestly didn’t do much more than sleep, but it was a cute place that I would be happy to bring my family back to.

Best Beach Rental in Newport Beach + AC + Parking!
We had a wonderful time (again) at Cappy’s Cottage. We previously stayed in the ground floor unit - it is lovely. This time we rented upstairs (unit B) and found a newly-remodeled, super-clean apartment with AC. Everything we needed was right there, including great kitchenware for home cooking. The apartment is very quiet, has its own parking garage (crucial in Newport Beach) and is a terrific getaway spot. Still, it’s convenient to everything and our 10-year-old son loved the beach (2 min walk), as did we. Highly recommended!

Snowbirds Dream
I write this review not only as a fan of Cappy’s Cottage on 36th St. but also as a regular snow bird to the area. Each February when New York turns cold and icy, I migrate to the warm winters and golden sunsets of Newport Beach. From a palatial four-bedroom home to a beachfront property by Newport Pier, I’ve rented several houses around town over the years and Cappy’s was, by far, the best.
The space is clean and bright, its interior airy and brand-new. High, vaulted ceilings ensure each room feels both capacious and cozy, and every single inch of the cottage is well-equipped with high-end appliances and all you could possibly need for a comfortable stay. And stay we did, for the length of an entire month, impressed with each passing day by how easy it was to feel so at home in a place that really wasn’t ours.
The comfortable vibe of Cappy’s is found, most evidently, in its details. The garage is spotless and features a washer and dryer that are just as carefully maintained. The spices that line a small portion of the kitchen are arranged in alphabetical order. A basket with blankets and towels awaits you at the entrance, presumably to be used for a few hours at the beach or a nap on the back porch, which is sunlit during the day and quiet at night.
The street, in fact, is also just as tranquil. Our welcoming neighbors soon became friends and unlike the decidedly wilder areas of Balboa Peninsula, prone to yells emitted by late-night partyers and raucous tourists who just don’t know, this little corner is totally serene.
Still, the tranquility of 36th St. can’t be described as the only geographical draw of Cappy’s Cottage; its location is ideal for walking to a whole host of locally beloved spots—from the grocery store to the newly renovated Lido Marina Village and everywhere in between.
So, if you’re thinking of renting Cappy’s Cottage and haven’t yet made up your mind, let me say as a seasoned renter, there’s no better place on the Peninsula to call home.

Live like a local!
Cappy's Cottage is nestled among a community of locals, instantly feeling as though I belong there! The space fits 4 comfortably, everyone having the opportunity to come together or spread out and find their own quiet area. We had a lovely time biking to restaurants and bars near by but best of all, the grocery store is right down the road. Lets not forget the beach, which is a short walk with the most stunning sunsets! Vacationing to relax and be remote or get out and explore, its great for all! Will be back : )

Stunning Decor, Clean and Comfortable
After a long day of traveling, opening the door to this welcoming cottage
was just what we needed. The kitchen is fully stocked, the beds are comfortable and the location is fantastic. I highly recommend this cozy spot.

Great Place, Great Location
Terrific, comfortable cottage, and just a block from the beach! Fully stocked and decorated beautifully with everything you need for a great stay in Newport. This unit is the upstairs of a two floor home, and has a garage, washer dryer and cute balcony. The only suggestion would be to add another mirror in the bedrooms (we had two girls with us, and there is only the small bathroom mirror) and maybe a couple more blankets for cool nights.
We loved our stay, and will definitely be back! Thank you!
