Excellent location...although a little noisy down below at street level...very well appointed flat. Beds are a little hard but other than that a comfortable stay. There's no lift so be ready for stairs. Loved it, highly recommend.

A modern, well maintained and very clean apartment right in the heart of the Royal Mile. Nicely decorated in a red accent theme. Derek communicated everything we needed to know to find the apartment as well as providing lots of documentation on everything in the apartment. He also provided lots of thoughtful little touches including milk, apple juice, coffee, tea, biscuits and fudge (yum)! Really appreciated the washing machine and drying rack for clothes. Would definitely stay again!

We absolutely loved the location of our comfortable apartment in Edinburgh. Be prepared for a couple of flights of stairs to reach the apartment, but the views out our windows of the Royal Mile below and St Giles’ Cathedral are worth it. Derek and Catherine were the perfect hosts, providing helpful info before and during our stay. And they were great on the phone with us helping with settings for the washing machine. Be sure to use WhatsApp on your phones as it was by far the easiest and most reliable way to message and call Derek and Catherine. We loved Edinburgh and the apartment, and can’t wait to return for a longer stay.

The property was at a great location on the Royal Mile. We enjoyed the spacious flat.

In the heart of Royal Mile -we had front row access to festival activities, yes you do hear some action from the street but great to come and go sightseeing etc. Comfortable for 4 adults -loved twin bed option, the in unit clothes washer was very convenient - for me the dryer rack not as effective as standard dryer. Located next to great restaurants, shopping -felt very secure/private inside. Loved the window seats to people watch

Our family loved our flat while staying in Edinburgh. We all loved sitting at the window bay seats watching everything go by. They had legos and books for the kids and everything you needed in a kitchen. The bedrooms were comfy enough and bathroom was nicely updated. A bit noisy at night but that’s to be expected given the central location. Would highly recommend for any family wanting to be close to all the major tourist attractions while having easy access to all the public transit you need to get elsewhere. Communication with the property management was also great!

If you want to explore the city, you will be hard pressed to find a better location. The flat itself is well laid out and has everything you would need to make yourself at home. Plenty of space and a full kitchen + living room. Honestly can't say anything bad about it.

Loved Edinburgh and being able to stay in the middle of one of the most scenic places I have ever been made it so memorable.

We really liked this apartment and all of its amenities. The bay windows were delightful and the washer and drying rack were very helpful. The kitchen is well appointed and the hosts were very responsive. Our only concern was the amount of street noise. There are several pubs nearby and there were multiple drum and bagpipe groups rehearsing at 6:00 am (possibly only in preparation for King Charles’s visit a couple of days later.) This street noise could have been buffered if room fans were provided. The location was very convenient to our activities and overall we enjoyed our stay. Would definitely recommend this property, but just be prepared.

Stayed here for two nights with my husband and two teenage sons in June 2023. We loved everything about this apartment: location, communication with Derek, cleanliness, and some goodies left for us upon arrival. Despite being right in the heart of the Royal Mile, noise was not an issue at night. Thanks for a great stay!

If you don't mind the 24-hour hustle and bustle of the Royal Mile, and you're comfortable walking a few flights of stairs, this flat is a perfect location for you and your family. It was so clean, exactly as pictured and really, in the perfect spot! We absolutely loved our stay in this well-appointed Vrbo and it was great for our family of 4. Easy walking distance to all the Edinburgh sites and quick access (7-10 min) to grocery stores if you plan to cook a few meals at your Vrbo. Couldn't have been happier with our decision to stay here. Excellent communication with the owner. Thank you!

We had a great here. This property has an unbeatable location on the royal mile in Edinburgh. The apartment was spacious and had everything we needed. Just steps away from Edinburgh Castle with many shops and restaurants just outside the front door. This is on the main road, so if you are sensitive to noise you may want to reconsider but we had a great stay and the hosts communication was great. Would definitely stay here again.

We loved the location of this property and really enjoyed the flat. Two bedrooms was perfect for us too. Communication with the owners was fast and easy, very friendly and accommodating. Was occasionally a bit loud at night being on a main/busy street but that’s the trade off for easy access to everything.

Nice property in a tremendous location. We had a great time and were within easy walking distance of most everything. Worked perfect for my family of four.

The accommodations were perfectly located for our needs.Everything was comfortable but unfortunately my husband had sciatica and back pain. So I did three days of touring alone. Beautiful city. The only suggestion I would make is that there was no bath or shower body cleanser. Everything else made a comfortable stay.

We absolutely loved our stay at this flat in Edinburgh. It is in the perfect location—right in the center of the Royal Mile. We loved sitting on the window seats listening to the bagpipes and watching the bustle of the city streets below. It was so nice to be close to everything. We didn’t have to arrange transportation to all the sites or pack a bag of snacks. We just walked downstairs and boom, we were there. The flat itself is great. We had plenty of room for our family of 5. It was clean and much bigger than expected. There were shelves with books, dvd’s, touring guides, and instruction manuals for the flat appliances. We couldn’t ask for a better place to stay and would 100% recommend it to anyone wanting to visit Edinburgh. You will love it!

Excellent apartment on The Royal Mile. It’s a little noisy due to being on the main tourist street so pack ear plugs. It’s very comfortable with a lovely welcome pack provided. As with many accommodation sites, we were expected to the strip beds and take out the rubbish. I find this irritating given the cost of accommodation.

The flat was beautiful, clean, and had everything we needed. It was in a great location, very centrally located. Our only issue was a lot of stairs, and we were at the tail end of our trip and were pretty tired, and are a bit older, but it was not a huge deal... just a bit more challenging to lug up all of our luggage.

The location, ease of communication, cleanliness, thoughtfulness of amenities were all wonderful!

Stayed for 2 nights in Edinburgh whilst going to watch Bruce Springsteen. Dereks apartment was brilliant, located in the centre of town on Lawn Market. Could not have been closer to bars and restaurants and yet was not noisy at all at night and we had two good nights sleep. Apartment has everything you need and is extremely clean and tidy. I would certainly stay again when visiting Edinburgh. Many thanks Derek.
