We were moved here after an issue with our first rental property. The stay was nice but tight. No full size refrigerator, laundry in garage, very small kitchen, some wear and tear but overall it was very nice and clean.

This is was a great little house for a quick trip for our family of 5. Property management was very responsive and had good communication. The location was great — only a few houses away from the square. Two negatives: To get from the parking spot to the entrance, you have to walk through the main houses gated backyard. It felt very intrusive and the people staying in that house seemed annoyed with us. Parking was also an issue. We were parked in the spot assigned to this house, but we’re asked twice to move our car, only inches each time. It was confusing and bothersome. Besides that, it was a perfect little spot for our family.

Man, if you like to sleep cool at night, this is not the place for you. The bunk room vent basically doesn’t work, and the room is a good 10 degrees hotter than the rest of the place. And the provided covers upstairs are good if you’re out in the Alaskan tundra and need to warm up, otherwise, it’s no covers unless the air kicks back on, or you’re freezing.
We killed three roaches during our stay and they were the biggest I have ever seen. But, to be fair, we have stayed at 2 other places in Rosemary Beach that also involved killing roaches so I think that’s just a common problem.
The lack of access to a broom or cleaning supplies made it hard to keep tidy (we had to just sweep up with a paper towel on our hands and knees).
One other small inconvenience was there weren’t 2 bikes when we arrived and while that was remedied- it took several hours.
Other than that, it was a comfy stay with a great location. Will not stay there again for the temperature control alone.

Location was great and check-in was seamless but for the price you are paying for this property you can go stay somewhere else.
The day we arrived, we found large cockroaches on the two bottom beds of the bunk room. Tried killing the roaches but they got away. After that we decided that 2 would sleep upstairs and 1 on the couch. The couch is actually very stained and gross. There were also large roaches and small German cockroaches in the bathroom everyday that we stayed there.
The girl that slept on the couch woke up with small bites on her legs, arms and chest. Equivalent to bedbugs. 100% don't recommend this place. All the property manager could say was sorry.
Don't use the ice machine, it's not clean. We dumped all the ice out and the tray was dirty with bugs and what looked like old ice cream that was dumped at the bottom.
We have pictures of everything. Spend your money somewhere else.

Clean little carriage house right off of the main strip. Queen bed in the loft was comfy - never tried the downstairs beds. A few complaints however....PLEASE update the bathroom. The floor is in desparate need of replacing and the tub/shower and sink could use some major renovation too. Furthermore, the blinds were mising many of the rods so were very difficult to open and close. The kitchennete was very small but got the job done - although the mini fridge would have been a challenge for an extended stay or large family. Overall a decent stay for 4 nights, but left slightly disappointed

No complaints. Yes the water does run on the floor from the shower but that's not my problem. It's a design flaw in the bathtub & shower combination. We would definitely stay there again.

We love Rosemary carriage houses, but this one is an especially good use of space. The living area is big with plenty of seating, including dining table for four. The bunk room is awesome and gives privacy from the bedroom upstairs. Comfortable and roomy for a family of 4. Super close to the center of Rosemary, so great location.

I will start by saying, our trip to Rosemary Beach was AMAZING! That being said,the reason it worked out well was 30A Luxury Management switched us to another property after 1 night! This location, Julia's Carriage House, is in desperate need of repair. The reason there are no pictures of the bathroom is b/c it's tiny, old, & moldy! The shower leaks out the side and there is definite mold damage/accumulation in the wall connected to the shower, all the way over to the wood flooring going into the living room. I am highly sensitive to indoor mold and even called before booking this property to confirm there was not an issue with mold. I had seen previous reviews about a shower leak. The Management team assured me there was not. Immediately after entering the property for the first time, I could smell it! There was also visible black mold on the shower curtain. The Management team first sent out a housekeeper the next morning to assess the property, after I called the previous afternoon after arriving. I had already told management that this was not a cleaning issue, but in fact, a serious mold issue. The housekeeper confirmed this, and after that the management team moved us to another property that was amazing! Please don't waste your money on this location. For the price we're spending on these properties, there should not be a serious issue like this occurring.

The location was great. The apartment itself was OK. Comfortable for a small family but The bunk bed room was deathly hot. I did not feel safe leaving my kids to sleep in there so we all had to stay in the living room. The proximity to all the shops and restaurants is great.

Everything was way more than we expected! Annual Mother Daughter Trip and first time at Rosemary Beach! Def won’t be our last. Everything was made so easy by the app. Julia’s Carriage House was perfect, close to every, and a 7 minute walk to the beach...yes, we timed it! Loved the bikes you provided and used them every morning. We parked our car on Sunday, and never moved it again until we left that Friday....thank you for a wonderful week!

This carriage house worked great for the three of us. Husband and wife and teenage daughter. The only thing that we found disappointing was that small refrigerator with no freezer. We couldn’t freeze our ice pack and that made it harder to take cold drinks to the beach. Other than that we loved it and had a wonderful trip.

The location of this property is amazing! We were so close to everything and didn’t need to drive at all! We did have a couple of small issues. The first night we were instructed to take out the trash for pick up the next morning. The guests before us had at least 10 bags of trash outside of the trash can. If the property had to be cleaned prior to our arrival, shouldn’t have the cleaning crew taken the trash to the curb? There were cockroaches all in the trash can. Even found one in the bathroom.The bathroom needs updates, but the rest of the house was up to date and nice.

Absolutely loved the property! This was our first time in Rosemary and will not be our last. Property was in walking distance to the beach, shops and restaurants.

All was fantastic, but check-in could be improved. Wasn’t clear on which property and nearby co structuring made it hard to enjoy. Still great trip!

Obvi uncontrollable for the homeowner, so all good!

The one issue to be aware of if you are joining on a weekday is that there is early morning construction noise from a nearby house being gutted (as of May 2022). Obvi uncontrollable for the homeowner, so all good!

Rosemary beach is an amazing spot for a vacation. I thoroughly enjoyed my time here as it was a short 5 min walk to the beach, surrounded by shops and awesome restaurants. The place is smaller than I thought it to be but it was enough for a family of 5 to get by.

Property Management company was responsive. However, one of the bicycles on the property did not work - tires were so deflated that you couldn't ride it. We requested another and never received. The home was well-maintained and perfect for our young family of 5. Our kids are 8, 11 and 13. If they were any older, this home would have been too small. More seating at the table would have been nice since the home sleeps 5. Overall, nice property in an excellent location!
