We rented out the property for my 40th birthday and it was perfect. The views are stunning and the house was fantastic. The owners are great to work with and gave us tons of insight into the town and activities we should do.

I was really excited to come stay here and celebrate my bachelorette with my friends but the hospitality of this Vrbo was really poor. Leading up to our arrival the host was very helpful but ultimately lacked flexibility that i was looking for in a Vrbo. Unfortunately, they are a bit too strict with check in and out times making it complicated for folks traveling 8+ hours to get here. The first day consisted of a number of inconveniences: the freezer broke, wine cooler would not get cold and dishwasher leaking. The entire stay there was a fowl odor coming from the laundry room into the master bedroom. All of the shower heads and appliances were calcified and asked the host for vinegar to clean it ourselves. The next day we had planned to bbq at the house. The host failed to show us how to turn it on and my friend nearly caught fire!!! It was horrifying. In order to heat the pool you need to pay extra for it which we were happy to do but the pool never got warm! Don’t waste your money paying for it to be heated up and just use the jacuzzi. The layout of the house is interesting and if it’s monsoon season expect to be stuck indoors majority of the time because the upstairs area is completely open so when it rains expect your bbq plans to be ruined! There’s not enough furniture to sit 7 people anywhere so it was always awkward to gather as a group.
This is not a cheap stay and wish the host would be a bit more flexible as we’re paying good money to be here and traveled far.

We had an amazing week, staying in your home. It was truly perfect - your design of the home, every detail of every space, the flow of the house, cabinetry, furnishings, accessories…so thoughtful and beautiful, we honestly felt so welcome and relaxed being there! We want to come back!

The residences was exactly as it was listed. The rooms were spacious and private. The pool and hot tub were the icing on the cake. The views from the pool/hot tub wee spectacular! The outdoor, upstairs kitchen was a nice feature. We chose to visit Page because of this house and it didn’t disappoint. We love the house and we enjoyed visiting Page. We plan to go back.

The house was perfect! We felt somewhat secluded despite being in town as we were on the edge. The spa was perfect. We tried the pool a couple of times but was still a bit cold. We would definitely stay here again. Would be a great family getaway as well.

House was beautiful and set up well. We had a great time. House does sit at the end of a cul de sac and there are neighbors. The listing makes it look more secluded, but the views are amazing to most directions out the back of the house. Also we were only able to heat the hot tub and not the entire pool so couldn't swim so that was a bit of a bummer. ALso couldn't get grill hot enough to cook on the rooftop. Still 5 star overall though

The home was exactly what it looked like from the pictures. Gorgeous yet very comfortable. Everything you need when coming back from being in the crowed tours of the National Parks. You get both the sunset and the sunrise. The eternity pool attached to the hot tub was just perfection. The view is spectacular. There are electrical towers across the way. I read that in another review so I was not surprised to see it. It did not disappoint the view! I heated the pool for the entire time we were there and it was perfect. Hot tub ran beautifully. The inside cooling/heating control was great. When you walk into the house there is the first door ( they call that the gate) you enter into like a courtyard where it is open on top and the very first bedroom is in that area. The second one is up the stairs on the second floor. The master and main living area is through the 2nd front door. Being from the east coast, I’m not sure if there is a proper name for that entrance. We truly had no issues at all. One small request I had was about the coffee maker. Time for a new one! My kids were bummed to leave! 5 stars from us!!!

I can’t put into words how stunning this property is and the views, you have to see for yourself.
My husband and 2 friends ran the Antelope canyon 50 mile ultra race and this was the perfect house for all 5 of us.
The 43.5 mile marker aid station was less than a mile from this property which was perfect!
We went and toured Antelope Canyon as well as Horshoe Bend, all worth seeing!
The manager was very responsive and the greeter that checked us in was very friendly and helpful. She showed us around and how to use everything.
I highly recommend this property if you are going to Page, AZ!

This property is in a perfect location for site seeing, touring, hiking. You can see Lake Powell/Colorado River from the backyard and is right up the road from Horseshoe Bend. Tons of character in this home and the roof deck was a major plus. The property manager who created us was very kind and available immediately for any concerns at all, even though we had no issues throughout the stay. Highly recommend!

The home is beautiful and a really well designed space with unique and thoughtful furniture and decor throughout. It is only due to the owner’s extremely rude email I would never recommend renting here for anyone. A) you can’t rent this home though the owners personal site and avoid some fees, however if you start the process here you must see it through which is reasonable. What is not reasonable is accusing your renter who did exactly that of attempting to defraud the government and VRBO. B) if you’ve rented properties on here before it’s a pretty seamless process, this property still requires a lengthy contract with inaccurate figures, so although your paying the fees, you don’t avoid the hassle of renting direct. C) My family was there for 4 nights, day 2 I took a hot shower in the master bath, later that day my wife went to take a shower and there was no hot water. I tried to help since it worked earlier but there was no hot water. We are two well educated professionals, there’s nothing complicated about the shower, it was just not working. I texted Tim the property manager to see if he could help, as there is a tankless system I thought maybe it needed to be reset, but Tim had no clue and did only offered to “do some research”. D) night 3, heavy rains caused water to come it at 4 different locations in the living area, master. We used our bath and pool towels to keep the water from soaking the rugs and furniture. Again I texted Tim who responded quickly that he can bring more towels the following day, he also asked if the hot water returned which I told him I’d check in the morning… we were dealing with the flood. The next morning we cleaned up the towels and water, washed and dried them and didn’t hear from Tim before noon. I reached out again and let him know the fresh towels were not needed any longer but the hot water still was not working. It was day 3 and I didn’t want to deal with a repair person during our stay so I told him we’d just use the other showers in the home. Night 3, rain again more flooding and repeat the process with the towels. Day 4 repeat washing/drying all the towels and showering in alt bathrooms. After the trip I emailed the owner to make sure they were aware of the flooding and hot water issue which they were not. I also ASKED if they would consider making any financial compensation due to the issues we faced. I received a ridiculous message from Bruce attacking my character, calling the issues “non-existent”. Ok

While the views were really nice (there is a power plant in a pretty major view not shown on the listings but it’s a mile or so away) and the home also very pretty, there were numerous issues that were incorrectly advertised or not functioning appropriately.
Foremost of the issues, the air conditioning didn’t function properly for most of the stay. It didn’t cool under 77 degrees in the main house or 79-80 in the guest bedrooms and our kids had to huddle on couches or the floor for a few nights in the main house. Talking with the a/c contractors that came out to service the property on numerous occasions, they stated they have had repeated issues adequately cooling the home over the years. Other write ups confirm this.
Second was a malfunctioning outdoor kitchen/gas grill. One burner didn’t work at all the first night and the second night the gas grill shot out repeated fireballs and blew out the flame, pushing gas only until it was turned off. I stopped trying to use it after that issue repeated itself multiple times.
Finally, the fountains that look so beautiful in the pics are rarely ever on and working. They run on automatic timers you can’t control and never seem to operate when you’d actually like to enjoy them (in the morning and late afternoon/early evening hours). When they were on (when we checked in), they were beautiful…but we only saw them all on, on that one occasion.
Oh…and when we tried to call the owner to express our concerns over issues that the property manager couldn’t resolve (as there were other issues not worth mentioning), every number they listed rang as ‘disconnected’ or ‘no longer in service’. The property manager Tim was terrific to work with and tried to help us when he could…but most of the issues he couldn’t resolve for us and for the prices we paid (without any adjustment to accommodate for the inconveniences)…I would certainly pass on spending your hard-earned dollars here and look for another listing.

The property is gorgeous and has wonderful views. It had everything we needed during our stay and we loved the privacy of the separated bedrooms. There were a few problems that I would recommend the owner to improve. On the pool deck there are only two chairs. This was our main hang out area since the kids wanted to swim and we didn’t have enough seating. The pool was really cold and the hot tub was really hot. The hot tub was preset to 102 degrees with no way to turn it down other than turn it off and then it got cold. I would recommend guests having the option to reduce the temperature on the hot tub. The Air Conditioner was not performing well and the bedrooms were really warm at night even though we kept the doors and curtains closed at all times. Overall we really enjoyed our stay here and would recommend it if the owner takes care of these issues.

Our family really enjoyed staying at the Kiva Cliff House. Such a beautiful property, great location, and very helpful managers. The pool and hot tub were the perfect place to relax after a day of hiking. We had some issues with the air conditioning in the upstairs portion and that was fixed promptly. Our only complaint was the grill took a very long time to reach cooking temp. Thank you for a great trip to Page!

We are from the east coast and we took our daughter to AZ to see the Grand Canyon as a graduation trip. Page, AZ was only a couple hours from the Grand Canyon so we decided to make our home base there. We were very impressed with the growing town - enjoyed the local restaurants and took a rafting tour on the Colorado river. There is lots to do in the area! We were impressed with the house, it was spacious and clean the the views could not be beat! Unfortunately the pool was too cold to use even though we paid for the heating, but the hot tub was wonderful and we overall enjoyed our time! We were met at the house and given a tour and we were very impressed with how 'stocked' the house was to meet our needs! There was way more available then we realized! We typically stay at resorts and this was our very first experience with an air b&b or vrbo. If this is typical we will definitely be traveling this way again! Overall very impressed and had a great time. Thank you!

1. This property in Page is in a very central location to many different activities. Shopping, restaurants, hiking, and excursions are all within a few minutes drive. Not to mention the hiking trail just out your back door!
2. The view from this property is outstanding.
3. We traveled with a group of friends so appreciated the privacy of the 3 very segregated bedrooms. But if traveling with young children, be advised that you have to go outside to get to each individual bedroom.
4. The kitchen was nice to cook in and all of the appliances/cookware we would need were provided. Also included some spices which was nice.
5. Check out procedures were very minimal which made the end of our vacation stress-free.
6. I had read other reviews that the hot tub didn't get hot enough - but we didn't have any issues. We knew to start it well before we wanted to use it to give it some time to heat up.

1. The bedroom temperature was not easy to regulate. We stayed the last week in March which is apparently right in the middle of when they switch everything over from winter to summer. They had not activated the air conditioning so the bedrooms were quite warm.
2. The pool deck was very small. There is only seating for 2 people down there (which is the only outdoor shade). And the owner didn't want us moving additional furniture into that area.
3. The upstairs full-sun patio is nice when it's cool outside, but as soon as it gets warm, it would be tough to enjoy that area without shade.
4. When we arrived, there was a very strong pine-sol smell - which made it seem clean, but it didn't take long to stumble upon cob webs and old used band-aids. But the bedding, bathrooms, and appliances all looked clean.

Once we arrived at the Kiva Cliff house I knew that we had chose the perfect house for our family. It is situated right on the edge of town which allows for unobstructed views for miles. We were blown away by the pool area and rooftop deck. Even in February we were able to enjoy the heated pool and hottub. My 11 year old son said it was well worth the drive from Phoenix and that the house was even better then the pictures in the listing. There was an amazing hiking trail that started right in the back yard. The house was amazing and I highly reccomend!

The home is clean and spacious with a vacation feel. There are several fountains on timers throughout the house. The pool was such a plus after a day of touring. Although we spent most days on the Lake. I highly recommend booking an Antelope Canyon tour ahead of time with one of the only 5 tour companies allowed to take you there. Ann - the property manager is quick to respond to questions or issues and her fun personality made us feel at home.

Rented this property for a surprise birthday trip to the Canyon and it was the perfect place to wake up to and come back to after day long hikes. The views are impeccable, between the sunsets and the stargazing. 100% recommend it if you're looking to explore AZ!

We cannot say enough about how much we enjoyed our stay at the Kiva House! The home is immaculate, stocked with every creature comfort. The water features were a lovely surprise, as well as the babbling sound of the pool each morning. Speaking of the pool and hot tub--clean cool water, stunning views--fun and relaxation for kids and adults, alike. We stayed comfortably with 5 adults, one teen, and one child--everyone had plenty of room and was super comfortable. We very much enjoyed watching the fireworks from the upper balcony, as well as stargazing each evening (we saw 2 satellites!). Wonderful location, and the town was easy to navigate. Definitely 5-star reviews from everyone in our crew! We sincerely hope that we'll be able to visit again! Thank you, Sheree!
