the room was cleaner then expected. The location laid by a tram station and a five minute walk from the strain station. The room itself was very spacious as well.
the breakfast was a little underwhelming but that was to expect from a budget hotel. so, for the money it was very good value

The room is compact but adequate and did not feel small. Comfortable bed. Good shower and WiFi. Breakfast was OK.
The proximity to Piccadilly station was for me, misleading. It is one stop on the tram, or a short ride on the bus or a 15-20 minute walk.
Better storage space and more hooks would have been good in the room and near the bathroom.

The staff were friendly and helpful and the breakfast was nice and a good selection of food. The hotel was in a good location as it was next to a tram stop and within a 15 minute walk to the town centre.
There was no toilet brush in the room and I disliked having to pay for a kettle in the room (which I think should be free). I also found the lift annoying as one of them either broke or was being serviced (I can't remember which) and it meant people all had to use the one remaining lift to carry large luggage and it took about 5 minutes in the end to get to reception to check out, as it kept stopping on every floor, and I ended up missing my tram to the station.
