The location is great although its uphill so you need yo be able to climb stairs or a hilly road.
The staff is very friendly. We stayed in a 3npeople room and each had their bed and lots of space.
Beds are comfortable . Breakfast provided at restaurant next door has plenty Asian breakfast options.
Lots of shops and restaurants around
The locations is good but its close to Sapa square so it can be noisy at night until 10 or 11 PM. Using ear plugs helped.
The bathroom was very uncomfortable and the room was not suuuuper clean but I thing it's okay by Vietnam standards as per my experience.

Comfy mattress, big room with terrace onto garden. Huge shower, good hot water and aircon.
3 min walk to main square, and Stone Church, so handy for tours.

Situated quite high, steep access which some vans baulk at. ...just be aware if you are walking or arranging transport

Beds were comfy, breakfast was served next door and was good.
The hotel is dated, we had a wooden square laid over broken tiles in the shower. The wood remained wet between showers. The hotel is situated on a steep incline which makes it a less desirable location. Staff had very limited English.
