Location was good.
Had to climb many steps in very narrow hallway, lift didn’t work well, could only carry one bag up at a time. 2 single beds were children size, not comfortable for adults. Room/bathroom very tired in need of renovations. Towels are very old and need replacing.

The location is great, right at the Roman Amphitheatre. Room is spacious with everything required. Very nice older couple who converted it into this usage, they make a big effort towards guest satisfaction.
The breakfast is provided by way of a voucher, to a great cafe close by - excellent food, coffee & granita.
Stairs up could be a challenge for some, but didn't bother me. Made as a double, a mattress topper would be good to remove the crack of the joining single mattresses.

Very helpful owners, gave us advice to visit the city, plus complimentary drinks. The room is large and with everything needed, plus clean. Very central location. Breakfast is served in a very good bar nearby.
Entering stairs are quite steep, but it is possible to use the elevator for one floor and the owners are available to bring the luggage upstairs.
