Bedroom and bathroom were newly decorated and very clean. Breakfast left a lot to be desired, it looked good but it was a serve yourself buffet style and I don't think the food heater had been turned on and mostly the cooked food was tepid or cold which was a shame because there was quite a good choice although no one could provide me with any gluten free bread and their knowledge of what gluten free meant was a bit suspect so I didn't risk anything other than scrambled egg and bacon.
The breakfast and busy road

New owners are clearly trying their best and have upgraded some areas; nice to have a bottle of water in the room, and toiletries; Although my room overlooked the busy main road, there wasn't much road noise (obviously new windows have been installed). Breakfast was very efficient and hot items were all very tasty. Having read the past reviews, it exceeded my expectations! Very good value, and only a few minutes walk from Preston Park station, with a bus stop immediately outside the hotel for going into Brighton, which was perfect for me.
Shower pressure was very weak, and the mattress was a little too firm for me.

The price - very cheap and I wasn hestiatnt to stay in a 2 star hotel with a change over but it worked out very well. The breakfast was good, the hotel is right by the bus stop for local buses into town and National Express to the airport.
The hotel lobby looks like it needed updating, not sure if this hotel would be to everyones standards - but I was very pleasently surprised and would recommend it.

The breakfast was very good. The staff very helpful and friendly. The rooms were very clean. Maybe have the choice of more than one pillow per person. Parking at the hotel was very convenient. Thank you
I know the place is being refurbished , but it was really quite tired looking.
The stair carpet was threadbare in places. One of our rooms had no plugs for the basin or bath in the bathroom. Also the chair was falling apart, and had a split in the seat. The other room was in need of decoration, it had filler on the wall that needed painting. Im sure it will be great once the refurbishment is complete.
