The property was so gorgeous, family owned, country side living with a family dog and cat walking around. A short, very hilly walk up the hill to Orvieto town. The breakfast was fantastic and the hosts were very accomodating. The room was a delight.

I could not get the shower past luke warm but weather was warm so not too concerned.

Ants, two kinds, large black ones and tiny red ants that are known to bite. One our first evening, a lady brought some spray that we used and then the black ants stopped coming into the apartment. However, the red ants were in the bedroom so we didn't spray as we were going to use the aircon and it was late in the evening. Its not comfortable worrying about ants. Loads of mosquitoes in the area.

The setting for this property is lovely, has a rustic ambiance, and is in close proximity to Orvieto. It is gated and has ample parking. The pool setting is nice. The 1 bedroom apartment was a good size and the shower was spacious.

The property sits on the side of the hill leading into Orvieto, which is adjacent to the A1 freeway, the high speed train line, and the regional train line. The noise from all three is constant and sitting outside the apartment was not a pleasant experience. Our apartment (I believe it was called 'ROSMARINO FLAT') was ok, however the bar fridge was turned off when we arrived, there were not enough power points to plug in kitchen appliances and there was only a single hot plate for cooking. The bathroom had a broken toilet seat, the wall hung vanity/basin was loose as was the tap. The hand towel hook fell off the wall. We reported these to staff. The room also did not have any WIFI connection although it was advertised that it did. This too was reported to staff, and they provided another WIFI network to use, however it also did not work. Zero reception/connectivity in the room. We had to sit outside the reception office to get any WIFI connectivity. Staff were not concerned about this and provided no explanation nor apology.
