Location, easy access, friendly service, promo attention.
Discolored towels, a broken door closer making noise, some furniture with stained tops. These are minor things which make the room a little below standard.

Convenient and with a good restaurant on the ground floor. Very good Indian food (lots of locals, families, and couples, and food delivery riders collecting orders, so it has to be good); however, they probably serve the best French fries I've tasted in 3 years in Sri Lanka.
Some guests can be very noisy, like shouting in the corridor in the middle of the night.
