Friendly staff, good location
It was all very good

Good location near trains and 650m from major shopping district and covered shopping walkways. Reasonably clean. Bathroom layout with three separate areas very practical for three guests in a room. Deluxe twin room was a generous size - especially compared to the size of the double room - worth the small extra charge. Very good value for the price.
Beds with different comfort - neither very comfortable. (Maybe aging a bit and need replacing?) Not a huge issue though. Under and around the beds could do with a decent vacuum now and again as there's a fair bit of dust lurking around. Lighting is a bit dim.

Good position, nice staff
The room was very ‘tired’. Very poor lighting and nowhere to put anything. With dark walls as very little light it was difficult to find things in our bags, read etc

Good central location in Kyoto with a short walk to the Karasuma subway line station, and short walk to the bus stop for buses to Gion, the imperial palace, Nijo ji and Golden temple.
The first room was a twin single, but the beds were so large we had almost no space to stand up or open our suitcases. We upgraded to a triple room for a modest fee and the hotel staff arranged to remove the third bed, which provided adequate space for the two of us. The room came with 5 pairs of sliders, and we couldn’t imagine how 5 people could share the room. Our second room came with a view of a concrete wall about 1m from our window, and with the window open strong smells of fried food entered the room. As such we had to spend 7 days with the window closed and curtains drawn. It was a little like being in a prison cell. Even with the window closed we got a whiff of fried food in the room every now and then, especially in the mornings. The room also had an ever present smell of muscle rub cream, reminding me of rugby changing rooms.
