The hotel is well located. There are several restaurants nearby, as well as the vaporetto stop. It's also easy to walk to all parts of the city from the Lista di Spagna. The room was comfortable and had a window overlooking a very quiet street. The breakfast was tasty, although not very varied.
It was difficult to get the water to the ideal temperature, and just when we thought we had it, it would suddenly cool down.

Good location for when you arrive off a train or bus. The breakfast was simple but nice.
Some people may think it is too far from the main sights but we were fine with walking through the narrow streets.

Location could not have been better, just round the corner from train station so no need to get water taxi to accommodation. Reasonable selection at breakfast which was included in price of room.
No lift, rooms on 1st floor so had to carry cases down stairs. Room Attendant left her used rubber gloves on the bed and removed our room card. Breakfast attendant was a bit over zealous with her rules in the breakfast room.

Location was good. Close to train station. Staff was helpful. They were willing to store our bags.
No elevator. Multiple locations all use same front desk. No staff at property.
