Very good location. Local markets, lots of Restaurants, Saturday walking street and old town just near by. Rooms are big and nicely decorated The staff is always very friendly and welcoming

I did stay here many times. Unfortunately the air-conditioning is very old and don't work properly anymore. They make a lot of noise but don't cool the room. Especially with very hot weather. I reported this many times, changed rooms but all rooms have the same problem. I really like this little hotel , it's location and staff but I do not get a good sleep due the outdated air-conditioning. I hope the owner will replace the aircon. As long as it is not updated I guess I have to find alternative hotel for my next visit to Chiang Mai

Location was good. Clean room.

Reception staff not friendly. Bed was very uncomfortable. You can hear everyone going up and down the stairs all night (try to avoid room 201). Had an issue with my room key on the last night and I was unable to leave my room as it couldn’t be fixed till the morning, so I had to cancel my plans which was very disappointing.
