Convenient parking, room size is great.
Great information from host and lots of books/ brochures at the common room. Kitchen is basic but ok.
In kind of industrial or suburban zone, which looks a bit sad, actually just separated by the train / railway, the other side is the old city center.
Too dim toilet and toilet cover has one side broken.

Everything! Luca treated me like I was a guest in his own home. He had even arranged for discounts at some delicious local restaurants for his guests. Anytime I had a question, I received an answer very quickly. There is also a hypermarket right next door, making it very easy for travelers like me who prefer to cook some of their own meals. Highly recommended! I definitely hope to stay here again.
