By finalizing your booking on this platform, you explicitly agree to the following
mandatory compliance requirements and house rules:

Primary Renter: Must be 25 or older and stay throughout the reservation. No
third-party bookings.
●
Check-In: Sign the Good Neighbor Contract before arrival. Text us from the
driveway for a brief video call to show your government-issued photo ID. The
door code is provided after verification.
●
Occupancy: Maximum 8 adults. Up to 5 children aged 13 and under do not count
toward the adult total, allowing a maximum combination of 13 total family
guests.
●
Vehicles & Parking: Maximum 4 vehicles, parked entirely on the paved driveway and garage.
No street parking.
●
Quiet Hours: 10 p.m.–8 a.m. No hot tub use or outdoor music during these
hours. No parties or events. Minors require adult supervision around the hot tub.
●
Dogs: Up to two approved pet dogs, each under 50 lbs; $50 per dog per stay.
These pet restrictions and fees do not apply to service animals. All dogs must be
house-trained and taken outside for bathroom breaks—no urine or feces inside, in
the garage, or on the deck. Clean up promptly. Pet dogs must stay off beds and
furniture.

Smoking: No smoking or vaping anywhere on the property.
●
Trash: Seal garbage bags and place them in the secured bear bin outside.
●
Fees: $250 cleaning fee; 12% lodging tax. $1,000 Vrbo card-on-file damage
protection, as shown in your reservation. Guests are responsible for documented
guest-caused damage and any city-levied fines (ranging from $1,500 to $5,000)
resulting from guest non-compliance.

No Air Conditioning: Box fans are provided.
●
Winter Travel & Utilities: Prepare for snow, chain requirements, and road
closures. Cancellations, delayed arrivals, and early departures follow your
reservation’s cancellation terms. No refunds or rent reductions are provided for
extreme weather, road closures, regional utility blackouts, or frozen/interrupted
water lines. Travel insurance is highly encouraged.
