Moose Manor Rules and Regulations
1. Check in time is after 4pm est and check out time is 10am est
2. This is a Non Smoking cabin. Smoking is permitted on the deck, please discard cigarette butts in the proper place. If this rule is broken and we have a problem and need to remediate there will be a 250.00 fine to pay for such remediation.
3. Minimum Age requirement - We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.
4. **Payment – We require a 50% deposit to reserve your dates and the remaining 50% due 14 days prior to arrival. Otherwise, half will be due upon signing the contract and half 30 days prior to arrival. The advance payment will be applied toward the cabin rent.
5. **Cancelations - A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment. Cancellation or early departure does not warrant any refund of rent or deposit.
6. Quiet Time – Quiet time is between 10PM and 8AM. If this quiet time is abused you may be asked to leave the cabin. Please respect your neighbors.
7. Maximum Occupancy- The maximum number of guests is limited to ten (10) persons with six (6) adults’, maximum.
8. This property requires a two (2) night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than two days, the guest will be charged the two-night rate.
9. Inclusive Fees - Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate.
10. No Daily Maid Service - While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however maid services are available at an additional rate. We suggest you bring pool/hot tub towels. We do not permit towels or linens to be taken from the units. Please put dishes in dishwasher before you leave and take all trash to the bear proof container out front. An additional charge will be assessed if these check out procedures are not followed.
11. Rate Changes - Rates subject to change without notice.
12. Pets – This is a non pet friendly cabin. There will be a 250.00 fine for anyone bringing a pet into the cabin without permission.
13. Falsified Reservation - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
14. Written Exceptions - Any exceptions to the above-mentioned policies must be approved in writing in advance.
15. State of emergency- No refunds will be given unless the National Weather Service orders mandatory state of emergency in area of residence of a vacationing guest. The days that the National Weather Service orders a state of emergency area, we will refund:
a. Any unused portion of rent from a guest currently registered,
b. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the state of emergency is lifted; and
c. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the state of emergency period.
**Be aware some sites have their own policy so you may need to ask for details.

## Rules & Rental Policies

Check-in is after 4:00 p.m. Eastern Time. Checkout is no later than 10:00 a.m. Early check-in or late checkout must be approved in advance and may be subject to an additional charge.
**2. Smoking and Vaping**
Smoking and vaping are prohibited inside the cabin. Smoking is permitted outdoors only. Please keep doors and windows closed while smoking and properly extinguish and dispose of all cigarette and cigar butts.
A minimum $250 cleaning and remediation charge may be assessed if smoking or vaping occurs inside the cabin. Guests are also responsible for any damage caused by improperly discarded smoking materials.
**3. Minimum Rental Age**
The primary renter must be at least 25 years old, must be present throughout the stay, and must provide valid identification upon request. We do not rent to vacationing students or groups of guests under age 25 unless accompanied by a parent or legal guardian.
**4. Payment**
For direct reservations, a payment equal to 50% of the reservation total is required at booking. The remaining balance is due 30 days before arrival. Reservations made within 30 days of arrival must be paid in full when booked.
Reservations made through Airbnb, Vrbo, or another third-party booking platform are subject to the payment terms applicable to that platform.
**5. Cancellations**
For direct reservations, cancellations made at least 30 days before arrival may receive a refund, less a 6% processing fee. As an alternative, guests may request to move their reservation to different dates, subject to availability and any applicable rate adjustment.
Cancellations made within 30 days of arrival are nonrefundable. Changes that shorten the stay and early departures do not qualify for a refund.
Reservations made through Airbnb, Vrbo, or another third-party booking platform are subject to the cancellation and refund policy applicable to that reservation at the time of booking.
**6. Quiet Hours and Resort Rules**
Quiet hours are from 10:00 p.m. until 8:00 a.m. Please respect neighboring properties and other guests within Brothers Cove.
Guests must comply with applicable Brothers Cove resort and community rules. Parties, receptions, and events are prohibited unless approved in writing before arrival.
Repeated disturbances, disruptive conduct, or serious violations of resort rules may result in termination of the stay without a refund.

Maximum occupancy is ten (10) guests, including children, with a maximum of six (6) adults. Only registered guests may stay overnight at the property.
Occupancy limits may not be exceeded without prior written approval from Cabins in the Clouds. Exceeding the approved occupancy may result in termination of the stay without a refund.

An unauthorized-pet charge of $250 may be assessed, along with any additional cleaning, allergen remediation, odor removal, or damage expenses.
This restriction does not limit the rights of guests with trained service animals as provided by applicable law and applicable booking-platform policies. Guests traveling with a service animal are encouraged to notify Cabins in the Clouds before arrival so appropriate arrangements can be made.
**10. Linens, Towels, and Supplies**
The rental includes bed linens, bath towels, and a starter supply of basic household items. Towels and linens may not be removed from the property.
Guests should bring separate towels for hot-tub and pool use.
**11. Housekeeping, Trash, and Checkout**
Daily housekeeping is not included. Before departure, guests should place dirty dishes in the dishwasher and start it, place all trash in the designated bear-proof container, and follow the checkout instructions provided for the cabin.
Excessive cleaning, excessive trash, damage, missing items, or failure to follow checkout procedures may result in additional charges when permitted by the booking agreement or platform.
**12. Hot Tub**
Guests use the hot tub at their own risk. Children must be supervised by an adult. Glass containers are prohibited in and around the hot tub.
Guests may be charged for damage, contamination, or excessive cleaning caused by misuse.
**13. Resort Pool and Common Amenities**
The Brothers Cove seasonal community pool and other resort amenities are shared facilities and may be subject to seasonal schedules, operating hours, maintenance, weather conditions, community rules, or temporary closures.
Children must be supervised by a responsible adult while using the pool or other resort amenities. Guests must follow all posted rules.
Cabins in the Clouds does not control the availability or operating schedule of community amenities, and temporary closure or unavailability of a resort amenity does not automatically qualify a reservation for a refund.

Perfectly close to Gatlinburg & pigeon forge without being caught up in the hustle and bustle. Cabin was so much fun, 5 adults stayed comfortably for my wedding week. Lovely views out the huge glass windows. Definitely felt like the appropriate style housing for the area- a cabin in the woods!

The cabin delivered the mountain atmosphere we were hoping for, though the exterior wasn’t very clean — understandable given the location. Inside, however, we did notice quite a few cobwebs, slight musty smell and dust, which took away from the initial impression. The bedroom layout also felt a bit awkward, with the beds positioned very close to the bathroom door and the jetted tub.We did use the hot tub, but it wasn’t as clean as expected, and I had trouble getting it to turn off. The good news is that Walt was extremely responsive and walked me through resetting it, which I appreciated. Later, the fridge started acting up. Since it was a Saturday, there weren’t many repair options, but I was a little disappointed that I had to ask about alternative arrangements rather than being offered them upfront. Once I did ask, Walt gave us the option to move to another cabin.That move ended up saving our weekend. We were pleasantly surprised by a bear stopping by on our first morning. The second cabin was absolutely wonderful — clean, comfortable, and exactly what we hoped for, aside from some green buildup in the hot tub. So, again not being able to use the hot tub was a disappointment. Overall, the experience had its bumps, but the host’s responsiveness and the quality of the replacement cabin made a big difference.
