Make your stay a stress-free experience by following our house rules. By completing this booking, the guest formally acknowledges, accepts, and digitally signs all the terms and conditions listed below:
1. PRIMARY GUEST & CHECK-IN REQUIREMENTS
• Primary Guest: The guest who booked the reservation must be at least 21 years old, must be present for check-in (with Driver’s License or Passport), and must remain in residence throughout the entire stay.
• Guest List: We require full names and birthdates of all guests. This must be sent 24 hours before or after check-in for safety and security purposes.
• Late Check-in: No check-in after 9:00 PM without a prior permit from the host.
• Special Requests: If you have any special needs or requests, you must notify the host at least 2 business days in advance.
• Check-out: Strictly at 11:00 AM. A penalty fee of half the night’s stay will be applied automatically for late check-out.
2. OCCUPANCY & VISITORS
• Maximum Capacity: 8 people stay overnight.
• Daytime Visitors: Up to 2 visitors are welcome (maximum 10 people total on the property at once). Strictly no visitors after 9:00 PM.
• Unregistered Guests: Overnight stays for unregistered guests incur a $50/person/night charge (regardless of age), which must be paid and accepted by the host in advance.
3. SMOKING, NOISE & OUTSIDE ACTIVITIES
• Outside Activities: To respect our neighbors, strictly no outside activities (in the yard or pool area) after 8:30 PM.
• No Smoking: No smoking or vaping (including Marijuana, Electronic Cigarettes) inside or anywhere within 10 FEET of the property. Violation results in a $500 cleaning charge.
• No Noise: No loud noise, parties, or any events that disturb neighbors or the surrounding area.
4. CONDUCT & SECURITY
• Outside Cameras: For added security, the property is equipped with exterior cameras only (located at the front door, back door, driveway and pool area). These are active 24/7 and do not intrude on guest privacy inside the home.
• Illegal Activities & Pets: No illegal activities. Strictly No Pets.
• Neighbors: Please DO NOT TALK TO NEIGHBORS; respect their privacy.
• Safety: Do not answer the door to anyone you don’t know. If necessary, answer: "Bao’s Friend."
• Shoes: Please take off your shoes when entering (shoe cabinet/bucket provided).
• Leaving: Please lock all windows/doors and turn off all candles when you leave.
5. CLEANLINESS, TRASH & PARKING
• Cleanliness: Please keep the property clean inside and outside.
• Trash: At check-out, place all sealed trash bags into the bin in front of the fence.
• Wednesday Guests: If you stay on a WEDNESDAY, please roll the trash containers out for garbage truck pick-up.
• Parking: Max 3 standard-size cars in the driveway. Strictly no street parking after 9:00 PM. (Please notify if you have more than 3 cars).
6. TEMPERATURE, MAINTENANCE & FURNITURE
• Climate Control: A/C not below 67°F; Heat not above 72°F. Text host for other inquiries.
• Maintenance: Weekly yard and pool maintenance is required. Please note that maintenance schedules may change without prior notice.
• No Relocation: Moving or rearranging host's furniture is strictly prohibited.
• No Outside Furniture: Guests are strictly forbidden from bringing outside furniture or large appliances into the house without a prior written permit from the host.
7. POOL & LIABILITY
• Pool: Seasonal (May 28–Sept 22). USE THE POOL AT YOUR OWN RISK.
• Child Safety: Active adult supervision is MANDATORY for children at all times.
IMPORTANT NOTICE:
Violation of any house rule may result in IMMEDIATE CANCELLATION WITHOUT REFUND. Upon cancellation, guests must vacate the premises immediately. Failure to do so will be treated as CRIMINAL TRESPASS, and local authorities will be notified.

Pool area and steps leading to it need attention. Railroad tie steps are rotted and screws exposed. Pool deck is painted black and extremely hot to the feet. No pool skim pole, I had to buy my own. Initially no ladder or steps into the pool. Owner did come over several days later and found some plastic steps he temporarily installed with sandbags on the bottom. The pool skimmer is recessed below the pool deck with no cover level with pool deck..my grandkids stepped into this 6 inch opening and fell on the deck with hurt knees and bleeding. I put a deck chair over the opening for safety

When looking for a home to stay at for our Atlanta vacation, we wanted a home with a pool that was within an easy drive to Atlanta. This home did not disappoint. The pool was the absolute best part of the home. The pool was clean, private and quiet. We were all surprised at how large it was. The landscaping leading up to the pool was beautiful. The home was very clean and beautifully decorated. The bathrooms were amazing. Loved that each of the 3 bedrooms had their own full bathroom, all with rain and handheld shower heads. All the bedrooms and the living room had large smart TVs. The living room had 4 recliners which made it comfortable for the 4 of us. As, we always eat in for breakfast and at least one dinner while on vacation. I was disappointed that the kitchen was not well equipped with good pots and pans and utensils. Loved the house and had an excellent vacation in Atlanta.

This place was awesome comfy beds and lounge furniture also in living room. Bathrooms were amazing. Only thing that they would need is an exit plan for the pool no stairs or ladder to assist in getting out of the pool. And the air vents in the middle of floor could cause a injury to your feet when you can’t wear shoes inside

Very happy to find this house so close to Northside Hospital, since our family was gathering while a family member had surgery. On a quiet side street but less than 10 minutes from several malls, many restaurants, etc. Did not use the pool, since it was too early in the season. The living room is very comfortable with couches that turn into easy chairs. The kitchen is large and well equipped. Two primary ensuites and a large third bedroom. The house is all on one level, which was important to us. The bedside lights in one of the bedrooms did not work and the very responsive landlord was there in 30 minutes to fix them. Overall, a great find. Two minuses: the two master suites do not have doors to the bathrooms, they are out in the open to the bedroom. No privacy. What were they thinking?? The house is on a very steep lot, with a very steep driveway. The cement work is in poor shape with opportunities to stumble, especially if you are a senior. Our kids didn't care. Overall, the pluses outweighed the minuses.
