External Description
Villa Yvonne is located in the countryside of Signa, at the gates of Florence.
The property boasts a well-kept private garden with lawn and uncovered parking for 3 cars. There is also another uncovered internal parking area available for guests in front of the villa's entrance gate.
Among the outdoor spaces you will find a fenced pool (12 x 7 m, depth from 1.20 to 2.50 m), open from May to September, and equipped with sun loungers, parasols, external shower, and lounge area with large gazebo and sofas, ideal for relaxing while sipping a good glass of wine.
Inside the courtyard overlooking the beautiful garden, there is also a gazebo with a dining table for 10-12 people located just outside the kitchen, as well as another lounge area with armchairs and a coffee table for 6 people.
The owner who is always available in case of need, lives in a villa adjacent to Villa Yvonne, and only the main entrance to the park is shared with her, all the other spaces are divided to ensure the utmost privacy, and the garden and the swimming pool are for the exclusive use of guests.
Internal Description
Villa Yvonne is spread over 2 floors and can accommodate up to 14 people, has 5 bedrooms and 4 bathrooms. Internet Wifi is included. All rooms have mosquito nets on the windows. Groups of people under the age of 30 are not allowed. All bedrooms and the kitchen are equipped with air conditioning. On request 3 high chairs and 1 camping cot are available free of charge. Pets are not allowed.
Ground floor: The ground floor hosts a large and bright living area, elegantly furnished with: sofas, table, decorative fireplace (not usable), and tv. Following is a large equipped kitchen with: oven, dishwasher, large fridge with freezer and wine cellar, microwave, blender, toaster, coffee machine, stove, decorative fireplace (not usable), a dining table for 14 people. Both the living room and the kitchen have direct access to the external courtyard.
Lastly there is a bathroom with shower and a laundry room (equipped with washing machine, dryer, iron and ironing board).
First floor: The upper floor is dedicated to the sleeping area, consisting of 5 bedrooms divided as follows: 2 quadruple with mezzanine (1 double bed + 2 single beds) and ensuite bathroom (with bathtub and shower); 2 doubles; 1 double with ensuite bathroom (with bathtub and shower). Moreover, two bedrooms have a tv while a double bedroom is provided with hot tub.
Also on this floor you will find a large gym with tv and some exercise equipment (exercise bike, treadmill, multi-gym, weights, etc.).

Prices and conditions
Included in the price: Internet Wifi; house, garden and pool maintenance; utilities (water and gas except electricity).
Excluded from the price: Final cleaning (600.00€); pay-per-use electricity (to be paid in cash at check-out); heating charged according to consumption if used (to be paid in cash at check-out). Upon request, various extra services are available, including: extra full cleaning (500.00€); double bed linen change (30.00€); single bed linen change (20.00€); full towel change (30.00€ per person); pool towel (6.00€ each); extra pillow (10.00€). Tourist tax for Signa is 1.00€ per person per night, for a maximum of five nights, excluding children under 12 years of age, and will be paid upon arrival.
Security deposit: Customers are required to pay 800.00€ security deposit (credit card), which will be returned at the end of the stay upon any damages.

We had an excellent stay at Villa Yvonne. The home was large and we spent a lot of time at the wonderful pool area with views of the mountains and the Olive Tree grove. The kitchen was also a central point for our family of 12, with a table large enough for all of us. Angela was great to work with both at check in and check out, which you have to do to settle utilities and any potential damage. The beds were comfortable and the AC worked well, especially upstairs and in the kitchen (we were there in July). The location worked well for us to explore both Tuscany and Florence - we took the train in twice to Florence which made it easy. A few things to note - if you plan on cooking, the original oven isn’t in use so you have to use convection hot plates set on top of the counter. It worked for us but took some figuring out. Also, you do not have the entire house. Angela lives next door and the left hand side of the house has a separate apartment where others lived. Neither was an issue for us but more for you to be aware. Overall we would recommend this beautiful house and outdoor area.

This house is beautiful and comfortable. Angela was a great host- very responsive to anything we needed. The beds were comfortable, the bathrooms were big, the pool was so much fun. We would absolutely stay here again. The train station is only a short drive away, making it very easy to get into Florence. We had an amazing stay here.

Staying at Villa Yvonne was one of the most incredible experiences of my life. We spent six days there on a small family reunion with eight people. Our only regret was not staying longer. When we booked it we couldn’t believe it was real but it is even better than the photos! Villa Yvonne is a cross between a mansion and an art museum while still retaining the Italian charm of a family home. The owner lives next door and designed the recent renovations to the property and villa. She is an amazing person and the villa reflects her warmth and hospitality. The huge kitchen was the centerpiece of the house for our two families, as it should be in an Italian home. There are five bedrooms upstairs including 3 master suites with huge bathrooms that are an experience all to themselves. Everything is modern but done with a rustic flair. The property is beautifully landscaped and the owner has an olive orchard behind the pool from which she gave us some of the best olive oil I have ever tasted to use during our stay. Oh and the pool!!!! Amazing and such a nice place to relax and cool off after visiting the Tuscan countryside and Florence. The kids loved it. The property and the villa are extremely private and wonderful to spend time at. Definitely recommend having a car to enjoy the experience fully. We all loved our time there and want to return.

We had an unforgettable stay at this beautiful property in Florence. From the moment we arrived, the home impressed us with its spacious, airy rooms and thoughtful design. It was the perfect blend of comfort and elegance, giving us plenty of room to relax and unwind.The privacy was a major highlight, the gated entrance made us feel completely secure and allowed us to enjoy the property without any distractions. Each room was beautifully appointed and offered the kind of space that’s hard to find, even in larger vacation homes.What truly made the experience special was the warm welcome from our host. She greeted us with genuine joy and kindness, immediately making us feel at home. To top it off, she offered to cook an authentic Italian pasta meal for us while we settled in, a thoughtful and memorable gesture that set the tone for the rest of our stay.The outdoor space was equally amazing. The pool was pristine and refreshing, surrounded by breathtaking views of the Tuscan countryside. Whether we were swimming, lounging by the pool, or simply soaking in the beauty of the area, every moment felt peaceful and private, like having a resort all to ourselves.The location was ideal, close enough to explore the magic of Florence but secluded enough to enjoy true tranquility.We couldn’t have asked for a better place to stay. Highly recommend for anyone looking for a luxurious, welcoming, and truly memorable experience in Tuscany!
