Welcome to my charming 37sqm studio, which is located in an enviable location right on the banks of the Lahn. Located right in the heart of Wetzlar, this super central, high-quality newly built apartment offers everything you need for an unforgettable stay.
Only 5 minutes to the city center and the train station: The excellent location of the suite allows you to reach both the city center and the train station within just 5 minutes on foot. This gives you the ideal starting point to explore Wetzlar and at the same time enjoys the peace and beauty of the direct river location.
Directly on the river: The large balcony offers a picturesque view of the Lahn. An ideal place to unwind and enjoy the idyllic river landscape.
Well-equipped kitchen: The modern kitchen leaves nothing to be desired. Fully equipped with everything you need to cook and enjoy, including a NESPRESSO machine for your morning coffee enjoyment.
Extra Sleeping Arrangements: In addition to the comfortable queen-size bed in the bedroom, the living and dining room offers a cozy armchair bed and matching armchairs, ideal for relaxing evenings or extra guests.
For Families & Business Travelers: Whether you're here for business or a family vacation, the suite offers amenities such as free parking, smart TV with NETFLIX and Disney+, fast internet for entertainment and work at any time, and enough space for up to 3 guests to accommodate everyone comfortably.

Copy of ID and contact details are required before check-in, as there is a registration requirement in Germany
Check-out time:
A fee of 50€ will be charged for check-outs not arranged after 10 am. This covers cleaner overtime, key management and cleaning service rescheduling

The property is located in a residential area and guests are requested to avoid excessive noise
Parties:
This house does not host bachelor parties, bachelorette parties or similar parties
Smoking:
Smoking is prohibited in the apartment except on the balcony (Additional 250€ Cleaning costs to remove odors and stains)!
�PGJyPgLoss of keys and damage:
If you damage the property or lose the keys or do not put them back in the key box, you will be charged 400€!
1. Check-in/out: Check-in from 3:00 p.m., check-out by 10:00 a.m. Earlier or later times may be possible on request for a fee.
2. Digital identification: For verification and security of all, the booking guest must digitally identify themselves before check-in. The process is simple, secure and is handled via a link that we send to the guest after successful booking. Your data will of course be treated confidentially.
3. Prostitution & Commercial Use: The accommodations are rented exclusively for private, non-commercial residential purposes. Any commercial activity, especially commercial sex work (prostitution), is strictly prohibited. The reception of changing, unregistered guests or customer traffic is not permitted and will be considered a disturbance of the domestic peace. Violations will result in immediate termination and immediate ban from the premises.
4.Residents: Bookings from people from the local area are not permitted. Contact us for exceptions.
5. Noise & Parties: Parties and excessive noise are strictly prohibited.
6. Smoking: Smoking is not permitted in the apartment. In case of violation, a fee of €250 will be charged for the removal of odors and stains.
7. Photo/Video Shooting: Commercial photo or video recording without written permission is strictly prohibited.
8. Occupancy: Check-in is only permitted for the number of people registered. All overnight guests must be reported to us by name prior to arrival. A nightly fee will be charged for each unannounced guest.
9. Pets: We love animals, but have chosen to keep this apartment pet-free as many people are allergic. This also excludes service animals. A separate cleaning fee will be charged in case of violations.
10. Liability: The booking guest is fully liable for all damages, injuries, losses, as well as replacement costs in the event of loss of keys (additional cost of €400 as all locks in the building need to be replaced), key cards, remote controls or parking permits for the respective apartments and for claims for damages arising from improper use of the internet provided. This includes, but is not limited to, visiting illegal websites and downloading, storing and processing illegal web content.
11. Theft: Theft or theft of any object will be reported.
12. Surveillance: Noise detection systems can be used to monitor excessive noise levels. Video surveillance may be available in public areas.
13. Furniture: Please do not move the furniture.
14. Cleanliness: Please wash your dishes.
15. Order: Please take out the garbage before you leave.
16. Legality: Illegal substances are not allowed on the premises.
17. Heating: According to the German heating season, the central heating is in operation from October 1 to April 30.
18. Consent: By booking, you agree to the house rules. Violations may result in termination of stay and expulsion.
