- NO PARTIES, GATHERINGS, NO EXTRA GUESTS THAT OVER OCCUPIES THE HOME, OR EVENTS ALLOWED. Strictly enforced.
- THIS HOME IS NOT PET FRIENDLY.
- VIDEO & PHOTOGRAPHY: There shall be no video, still photography or film production of any kind without the express written consent of the owner. Fees apply.
- SMOKING: This home and all Vacation Rentals by Kimberly properties are strictly non-smoking. Smoking of any kind is not permitted anywhere on the premises. A minimum $250 fee will be charged if evidence of smoking is found.

PLEASE NOTE!
- Please take note that this home is NOT baby and/or child proofed. It is your responsibility to walk the home and/or property upon arrival, to make this space safe for your children. We assume no liability for harm/death to any baby or child staying or visiting this vacation rental.
- Please note that early check-ins and late check-outs are available at our discretion. There are extra fees for either of these add-ons when available.
- Exterior surveillance cameras are recording video 24/7. The cameras are all around the front side of the home.
- The indoor fireplace & piano are not for use.
- The pool is not enclosed by a fence and is heated to 80 degrees. The temperature cannot be adjusted.
- Guests who choose to bring children do so at their own sole risk and responsibility. All guests over the age of 3, adults included, must be able to swim confidently. The property includes a pool, and the owners and management company are not responsible or liable for any injuries, accidents, or incidents resulting from failure to follow these safety requirements.
-Neighbor behind the property have a CONSTRUCTION from Monday - Friday 8AM - 5PM. Some intermittent noise will be heard in the first few weeks but will tone down eventually. We dont expect any intense noise or trucks blocking the driveway but you may inform our team incase this happens. Let us know if you need EV charging so they can move their vehicle.

CANCELLATION POLICY
A 30-day notice is required for all cancellations.
Cancellations made more than 30 days prior to arrival:
• Receive full refund
Cancellations or changes that shorten the stay within 30 days of arrival:
• Full advance payment is forfeited (excluding deposit and cleaning fees)
• No refunds will be issued for cancellations or early departures once the stay has begun

PARTIES & OVER OCCUPANCY POLICY
If the guest violates any of our rules regarding noise, parties, or over occupancy, and the host receives complaints from neighbors, a $500 fine will be imposed per occurrence. In addition, should these allegations be found true, the guest will be subject to immediate eviction without a refund.
