ADDITIONAL PERSONS POLICY: Some Guests have not been honest about the number of people in their party, so I'd like to be very clear about this policy. I will always try to be as accommodating as possible so if you have a special request please ask. That said if you do not honestly state the number of people in your party it will result in a loss of your damage deposit and potential additional cleaning charges.

POLICY & PAYMENTS
If you check-in with more guests than what is on your reservation and the total number of guests does not exceed 12, you will be charged an extra fee of $100 per person per night over what is on your reservation. If you check-in with more than 12, your reservation will be terminated, and we will keep the total cost of the reservation. Maximum occupancy per reservation is always 12 persons.
a. Once you check-in, you will not be able to add/invite more guests including visitors for the duration of your stay without prior written approval of management. If these terms are violated, we will terminate your reservation and keep your security deposit.
b. We do not provide housekeeping services after check-in. It is guest responsibility to stock up on amenities and groceries during your stay.

Guests will have private access to the entire 3,000 sq. ft. house, including all bedrooms, living areas, the kitchen, and outdoor spaces like the deck and hot tub. You will also have access to the private 2-car garage, which includes a Level-2 EV charger for your electric vehicle. Please note that some designated owner's storage areas and the workshop are locked and not accessible to guests.
Other things to note
* **Guest Registration:** The nightly rate is based on 2 guests. An additional fee of $14/night per person applies to all guests over two years of age. Please ensure your reservation accurately reflects the total number of guests in your party.
* **Visitors:** Any visitors who are not staying overnight must be approved in writing prior to your arrival and are included in the 12-person maximum occupancy limit.
* **Accessibility:** This home has stairs and is not recommended for persons with mobility impairments.
* **Booking Requirements:** You will be required to sign a short-term rental agreement and provide a copy of your government-issued ID prior to arrival.
* **Housekeeping:** The home is professionally cleaned and stocked for your arrival. Mid-stay housekeeping services are not provided.

We thoroughly enjoyed our stay here. The host was very communicative and helpful, and the house and amenities were as advertised. We had 2 families - 4 adults and 5 adult children, all very comfortable with the adults in the two upstairs bedrooms. The dining table and the both table on the kitchen offered plenty of seating for games and eating. The fire table on the deck was delightful to enjoy for breakfast and evening unwinding. The arcade and theater were a hit. There were plenty of dishes and utensils for cooking and dining in. The little notes about the water and disposal were very helpful. The EV charging was a great bonus. There is a wonderful hiking park a short walk down the street. I was intimidated by the rules about quiet times, guests, and cars, but it was really not a big deal. The neighborhood is pleasant and quiet and I can see why the rules are there. Overall a fantastic stay, and we would definitely come again.

We cannot say enough wonderful things about our stay. We booked this home for our daughter Maddy and now son in law Joel’s wedding weekend, and it truly became such a special part of one of the most meaningful weekends of our lives. From the moment we arrived, everything exceeded our expectations.The home was absolutely beautiful, spotless, welcoming, and thoughtfully prepared. Every space felt warm and comfortable while still being elegant enough for such a memorable occasion. There was plenty of room for our family to gather, celebrate, laugh, and simply enjoy being together in the middle of a busy wedding weekend.The attention to detail throughout the property was incredible. The beds were comfortable, the kitchen was fully stocked, and the common spaces were perfect for hosting family and friends throughout the weekend. It created the perfect atmosphere for making memories before and after the wedding festivities.The host was exceptional to work with. Communication was prompt, kind, and helpful from beginning to end. You can tell they genuinely care about their guests and take pride in creating an amazing experience.This home will forever hold a special place in our hearts because it became part of our daughter’s wedding story. We are deeply grateful for the hospitality and would recommend this property without hesitation to anyone looking for a beautiful, peaceful, and well cared for place to stay. Truly a five star experience in every way.

We had a wonderful stay at this home while visiting Spokane for a graduation. Although we didn’t have a lot of time to fully enjoy all of the amenities, the house itself was fantastic. It was very clean, comfortable, and had plenty of space for our group of six so everyone could spread out and relax.Our granddaughter especially loved the arcade room and air hockey table, which was a big hit during our downtime. The location was also very convenient; it was only about a 20-minute drive to downtown Spokane.Rick was a wonderful host. He was very accommodating, stayed in contact throughout the booking process, and was always quick to respond whenever I had a question. Overall, we had a great experience and would definitely recommend this home to others visiting the area.
