CONSTRUCTION NOTICE:
Stucco repair work is ongoing at the resort.
It does not affect the pool, fitness center, lobby, or elevators, but light noise may occur during daytime hours.
UNIT CONDITION: This condo is older and not remodeled. It is exceptionally clean and well-stocked, but furnishings and décor are dated. Please consider before booking if you prefer modern interiors.
HOTEL ZONED:
This property is Hotel Zoned and NOT in danger of the possible upcoming short-term rental ban.
BEACH INFORMATION:
The beach fronting Royal Kahana experiences seasonal ocean current changes that affect its size and accessibility.
During fall and winter, sand may temporarily wash away but typically returns in spring and summer.
Our HOA, the County of Maui, and the State of Hawaiʻi continue working to restore Kahana Bay.
If beach access is limited, a public beach access is located within a 5-minute walk.
(Photos from 1/16/23 show usable beach, but this is not guaranteed year-round.)
PEST CONTROL AND ROOSTERS:
Due to Maui’s rural location, you may experience the occasional rooster or harmless gecko.
Geckos are friendly, eat insects, and are considered good luck in Hawaiʻi — please don’t harm them.
The HOA performs regular pest control, but insects and lizards are part of island life.
HAWAIʻI CLIMATE:
Hawaiʻi’s tropical environment supports a variety of island wildlife, including geckos, ants, and occasional roosters.
Despite regular professional pest control, these are part of normal island living.
Our units are meticulously cleaned and inspected, and any contact with such pests does not constitute a breach of agreement or qualify for refund or adjustment.

We make no guarantee that surrounding properties will be free from disturbances such as construction, traffic, or other guests.

The facility was a little older but well maintained and had everything we needed. King size bed, full kitchen, etc. What was really nice was it even had beach towels, beach chairs and umbrella along with a small cooler we used every day. Based on the pictures we thought we would have a very small view of the ocean. It was actually better and based on the time of year (May) we had a direct view of the sun setting. Also during our stay there was a food truck by the pool. Communication with hosts was spot on and they provided a digital directory about communication, expectations, etc. Down side…having to pay for parking when you’re already paying to stay there. This is not the hosts fault but the facility’s. Kind of sucks that most places are doing this now days to their customers. The hosts do tell you that up front so it’s not a surprise. Overall very good stay.

Our stay was excellent, clean place, beautiful view, all the utensils that we needed and also beach chairs and supplies! That was great.
Although, be awake that the building charges you twenty dollars a day to park there. Which costed us a total of two hundred and thirty dollars for the 12 days! Definitely not expected , we read that there was a fee but not the amount.
Other than that things were great, thanks.

Wonderful location. The studio is equipped well- just love having a well stocked kitchen . Loved our balcony and the wonderful ocean view. Superb communication with renter!!!!!!. Will definitely stay here again on my next trip
