Enjoy luxury finishes inside and beautiful skies, sunsets, and wildlife outside. Amenities include convenient trail access, covered patio, washer and dryer, walk-in shower, WiFi, and a smart TV.
One king bed and one queen sofa bed sleep up to 3 guests.
The guesthouse has a master suite with a walk-in closet.
The living area has the kitchen and a queen pull out sofa bed, great for your visitors.
The guest house is a private 1 bedroom apartment with private entrance, kitchenette, en-suite bathroom, and patio. The guest house does not share any spaces with the main house other than the exterior entryway and walkway.
There is a common interior door that separates the guest house from the main house. The common interior locks from both sides.

The community is about 15 minutes to downtown Sparks, 20 minutes to downtown Reno, and 50 minutes to Lake Tahoe.
There is ample street parking in the neighborhood.
No Pets: This is a strictly no-pet property. If an animal is brought onto the property, a $250 fine will be charged if animal waste is not properly picked up and disposed of.
No Illegal Activity: No illegal activity, weapons, or illicit drugs are permitted on the property.
Security Cameras: Tampering with exterior security cameras or engaging in illegal activity on the premises will result in immediate, non-refundable cancellation of your reservation.
No Smoking: Smoking is strictly prohibited inside the unit and anywhere on the property, including front and back yards. Improper disposal of cigarette butts on the property is also prohibited.
A $250 fine will be charged for any smoking violation, in addition to professional cleaning and repair costs.
Furniture & Appliances: Please do not move furniture or appliances from their original placement.
No Open Flames or Grills: Open flames, candles, fire pits, or grills are not allowed anywhere on the property.
No Mail or Postal Deliveries: No mail or postal deliveries are allowed at the property. Please do not have personal mail sent to the address.
IMPORTANT: Violation of any house rule may result in immediate, non-refundable cancellation of your booking and require the property to be immediately vacated.

This property is very nice. Newly built house with separate in law suite (what we stayed in). Parking was the only thing that we had a concern with. Parking for the in law suite is street parking -where available. Otherwise, the property was great. Owner is very good with quick response to communications.

This property suited my needs perfectly! It was extremely clean and had all the necessities I needed for my stay. The walking paths close by were an extra perk! The host made the entire stay easy, stress-free and enjoyable. Would definitely stay there again!

Though rather Spartan, their accommodation was bright and exceptionally clean. The necessities were there, but there is no dishwasher or range/oven. Our bedroom chair and perhaps another in the living room would be nice. The picture implying lake frontage is somewhat misleading,as there is several hundred yards of rough Brush to get to whatever lake is out there. That was a bit disappointing. The owner was responsive in taking care of the noisy neighbor, which I appreciated.
